Do unemployment rates and home prices have a link?

A few weeks ago I wrote a blog about the low unemployment rate in Logan, Utah. Logan has the second lowest unemployment rate in the nation at 2.8%.

Today I read that a report by the Federal Housing Finance Agency said while home prices in Utah have dropped over 6%, home prices in Logan increased 1.9 percent last year. That ranks Logan 32nd in the country among metropolitan areas.

So my question is, do these two stories have something in common or is this just a coincidence?

While I don't agree with many of the things in The American Recovery and Reinvestment Act of 2009, (The Stimulus Bill). There is one part that will help those of you looking to buy your first home in 2009. You are also considered a first time home buyer if you have not owned a home for at least 3 years.

Those who buy their first home between January 1, 2009 and November 30, 2009 can claim a tax credit of 10% of the purchase price up to $8,000 on their 2008 or 2009 income taxes.

Like all government programs there are some catches:

1. You have to live in the home as your primary residence for a minimum of three years, or you will have to pay it back.

2. There are some annual income requirements. Buyers must make less than $75,000 for singles or $150,000 for a couple. If you make more than that you may qualify for partial credit.

3. If you close before April 15, 2009 you may be able to apply the credit to your 2008 taxes. If you are not able to close the loan before the deadline you will have to wait until next year when you file your 2009 taxes.

4. If you are already receiving a refund, the $8,000 will be added to your refund. So if you federal tax refund would be $1,000, now it will be $9,000.

5. If you owe taxes, the $8,000 credit will be applied to what you owe first. You will receive a refund for the balance.

It is estimated that this tax credit will bring an additional 300,000 home buyers into the market. Will you be one of them?

Dear Members of Congress that voted yes for The American Recovery and Reinvestment Act of 2009,

We are told over and over again, don't sign anything you haven't read and don't understand. As a real estate agent when I am at the closing table with a client it is my job to make sure they understand what they are signing. If they don't I haven't done my job.

Today the House, and it looks like the Senate will as well, voted to pass a 1071 page bill less than 24 hours after they received it.

I only have one question for those of you that voted in favor of this bill today. Did you read it?

If you did not, how could you vote yes? This is the largest spending bill in the history of the United States and you didn't even take the time to know what you are voting for.

When time comes for you to run for re- election I will again ask you this question. Did you read The American Recovery and Reinvestment Act of 2009 before you voted in favor of it? If you answer No, I did not read it, I will campaign for your opponent no matter who that person is. You were elected by the people to represent us. How can you represent the people you serve if you don't even take the time to understand what you are voting for?

I'm sure George Washington read the Constitution before he signed it. Don't you think you should read the bill that will change the country before you sign it?

What is Affordable housing?

When I finished high school I moved into a house with a bunch of friends. We all paid 150 bucks a month and split the utilities. I had my own room and shared a bathroom with 3 other guys. It wasn't great, but I could afford it.

After a year I left to go to college. A friend let me crash on the couch in his apartment until I found a place to live. I wasn't there long. I had tons of motivation to find my own place. It was very affordable, but it was a couch in a living room. Next...

It took me less then a month to find a family that was renting out a bedroom in their house. It was very close to school and dinner was included in my rent if I wanted it. Sweet deal. A place to sleep and a couple good meals a week. What more could a college kid need. I was working part time and going to school full time. I didn't have much money, so this worked out perfect for me. It was affordable.

I got married while I was still in school and my wife and I couldn't very well live in the bedroom I had been living in. We found an old house that was converted into a duplex. We lived in the upstairs. It wasn't great, but we were both working part time and going to school, so it was what we could afford.

We could pay our rent and go to school with the money we made with our part time jobs. During the summer I had a great sales job and was able to make some extra money that we put away to buy a house. I was able to go full time with my summer job when I graduated so we bought our first house. It was small, 2 bedrooms and 1 bathroom, and old, but it was a house and we could afford to make the payments.

We loved our little house. We fixed it up and made it ours, but 6 years and 2 kids later it was time for a move. In July we found a new home that we wanted to buy. We found a nice couple that would rent our house and we moved into our new house. It stretched us a little, but we can afford it.

Since the day I've moved out of my parent's house I have had to pay rent or make a mortgage payment. I haven't always lived where I would like to, but I always lived where I could afford to live.

The problem I have with Affordable housing programs is that instead of someone finding a place to live that they can afford. They find the place they want to live and then the government subsidizes what they can't afford. This seems backwards to me. Why should one person be taxed so someone else can live in a nicer place? If you don't like where you live, shouldn't it be up to you to improve your situation?

I opened up my Deseret News paper this morning and the front page article was Logan boasts nation's second-lowest unemployment rate.

In Logan, Utah the unemployment rate for December was 2.8%. Only Morgantown, WV had lower unemployment. They were 2.7%. The jobless rate did increase from December '07 to December '08, but only by .9%.

In comparison the national unemployment average is 7.2%, with El Centro, CA being the highest with 22.6% unemployment.

Logan doesn't follow the same up and down trends that other parts of the country do. Home prices, wages, personal debt didn't get as high here as they did in other places. Now that things are starting to fall, they aren't dropping as low.

I like what Logan's economic development director, Kirk Jensen said, "If economic change is often a roller-coaster ride, Logan's is a mini-roller coaster if you will. When there are downturns, we don't seem to feel it to the same degree as the rest of the country. That said, we don't ride the economic wave upward as high, either."

Who is the best Mid-Major Basketball team?

Surprised... I thought you might be. Here are a few thinks that back me up.

Utah States is 20-1 tied with Oklahoma for the best record in the country. They are also the only teams with over 20 wins this already this season.

Utah State has the longest winning streak in the country at 15 and the second longest home winning streak.

USU has reached the 20-win mark for the 10 consecutive season, has been to the postseason nine years in a row and is one of only three teams to record nine consecutive 23-win seasons (Kansas, Gonzaga).

The Aggies continue to take smart shots and take care of the ball, as evidenced by ranking first in the country in field goal percentage (.503), fourth in assist-to-turnover ratio (1.47) and seventh in fewest turnovers per game (11.0).

A win tonight against Fresno and thier win over Nevada on Thursday sound put them into the top 25 this week.

Utah State

This is either an at-large team or an automatic entry from the WAC this year. This team has a very low strength of schedule but is a very experienced, well-coached team. Their only loss is to BYU by five earlier this year, and since then have won an NCAA-leading 15 games in a row.

Best win this year is versus rival Utah earlier this year where they showcased their great defense. Defensive points per game is one of the best in the country with less than 60 points per game.

Leading this team is senior forward/center Gary Wilkinson averaging 17 points per game. He is a tough matchup big man who is very good 13 feet and in. This team's defensive pressure and offensive efficiency could give some higher scoring teams trouble and definitely could win one game and bust a team's hopes come March Madness time.

Cache County Monthly Sales Report

January is almost over and this month there have been 40 residential properties sold. That is down from 78 in January of 2008. The volume is down, but the price is up. Last January the average sold price of homes in Cache Valley was $190,950. This January it is $192,820. We are down from the highest average price of $205,495 in April of '08. Overall we can't complain about the real estate market in Cache Valley. Other parts of the country and even Utah are much worse off then we are.

If you are looking for a good deal on Real Estate in Cache Valley now is the time to buy. Home values are beginning to stabilize as fewer homes are coming on the market. We are at the lowest level of new listing since the 4^th quarter of 2006. We should start to see prices level off and begin to appreciate in the next few months.

More Money does not equal better education.

I saw tow articles this last week about the education system in Utah. The first said, "No shock: We're last in Per-Pupil Spending." The second said," Utah scores high in literacy."

As I read the first articles I found out the sure enough Utah is the 50^th state in spending per student in public education. They spend less then $6,000 per student per year. The national average is $9,963.

Then I read the second article that says Utah is 5% higher then the national average of adults (anyone over 16) that can read. 92% of Utah's can read while 14.7% percent of the national population lack basic literacy skills.

Do these two articles mean anything? How is it that a state that spends so much less gets so much more out of its students? Could it be that when there is less money to spend it is used wiser? Or maybe it has nothing to do with the school system and more to do with the culture. What do you think? What is it like in your state, and what can we do to become a more educated nation?

The Logan, Utah housing market is ready to Rebound

I was comparing 2008 4^th quarter sales to the 4^th quarter sales in 2007 in Cache County, Utah. I was surprised to see that the Average Sale Price only dropped 1.16%. I thought it would have been a larger drop then that.

I think we will continue to see the average price drop at about the same rate going into the 1^st and 2^nd quarters of 2009. There were 20.8% fewer homes sold and the days on the market were 48% higher, 60 days in '07 to 89 days in ‘08.

The good news is that the number of new homes coming up for sale is also down. I think by the end of the 2^nd quarter we should have a better balance between buyers and sellers and home prices will stabilize. We might even see a slight increase in prices by the end of 2009.

If you are thinking of buying a home in the Logan, Utah area this year, I think you will get the best deal if you buy before April or May.

Providence, Utah is fiscally responsible.

I received the Providence City news letter this week. One part of the Mayors Message was wonderful to read. It said," You may have read about how cities across the country are facing serious financial problems. Providence City is not one of them. This year's budget was created in anticipation of reduced revenues and we are operation within that budget. We are also monitoring revenues closely so if there is an unanticipated shortfall, we can react quickly".

Many of us have had to make cut backs and curb our spending as our incomes has decreased. It seems many cities, states and the federal governments don't seem to understand that concept. It looks like Providence, Utah does understand that you can't spend money you don't have without getting into financial trouble.

If you are thinking of buying a home in Cache Valley, Providence would be a good place to buy. Home prices in Providence are a little higher than other parts of Cache Valley, but I think the little bit higher price is worth it.

The Utah win over the Crimson Tide sure made a mess of the BCS

What do you do when there is only one school in the county that is undefeated, but they have no chance at a national title? Florida and Oklahoma will play for the national title, but they both have one loss. Is that fair? Should there be a split National Champion this year. I say a Espn poll befroe the game that said 89% of those who voted thought Alabama would win. I'm sure many were surprised to see how good Utah was. TCU and New Mexico both played Utah better then Alabama did. Was Alabama way over rated (they were raked #1 for 5 weeks this year), or was Utah just really good.

Without a playoff we will never know how good Utah is. I would love to see them play USC, Oklahoma, or Florida just to see how they could do.

Too bad we are stuck with the BCS.

I love Helping Families of Children with Down Syndrome

I was nominated for the Good Neighbor Award in the Cach-Rich Association of Realtors®. The person that nominated me asked if I would write a letter explaining how I got involved with the Utah Down Syndrome Foundation and what I do. This is the letter I wrote. I thought some of you might like to see it.

When my son, Bennett, was born in 2003 with Down Syndrome we found that there was no support system from other families with Down Syndrome children in Logan. Through the Up 2-3 (the early intervention program at Utah State University) we were able to meet two other families with sons about the same age as ours. We started getting together once a month to let our kids play and we talked about what we were going through. When we would hear about another child with Downs we would invite their family to join in our play group. We liked to have treats, and do activities, but we didn't have any funding. In 2006 I started donating a little to the group each time I had a closing.

In 2006 we found out about the Utah Down Syndrome Foundation. They had a chapter in Cache Valley years ago, but it had been dissolved. One of the mothers in our group contacted the UDSF president and we restarted the Cache County Chapter of the UDSF. Maria Leishman is the President, and I am the Treasurer.

The UDSF has a few state wide activities during the year at Hoogle Zoo and Lagoon. The Cache Valley group continues to meet once a month and go to places like Cache Valley fun Park and the Willow park zoo. We have an Easter egg hunt, Christmas party and a Buddy Walk fundraiser. We also have a float in many of the parades in the Cache Valley. My favorite is the 4^th of July parade in Hyrum.

The group gives a gift basket to the new mother at the hospital each time a baby with Down syndrome is born. It contains information that we have found helpful, a book about children with Down syndrome and the information for the early intervention program. It also has our names and phone numbers so if the new parents have questions they can call us at any time.

Although we receive some funding from the UDSF and we make some for our Buddy Walk Fundraiser, I have continued to donate to the group from each closing to help pay for our activities. My wife Ashley and I send out by-monthly newsletters letting all the families in the Valley know about up coming activities. We send out about 40 newsletters, and between 8 and 12 families come to the activities. This year for the first time I organized a Father and Son day out. We went to a USU football game as a group. We hope to make this an annual activity.

People with Down syndrome are amazing, but when our son was born we felt like we were alone and nobody knew what we were going through. We started our group so new parents of children with Down syndrome will know that they have a support system of other parents that have gone through what they are dealing with.
