real estate report: The Logan, Utah housing market is ready to Rebound - 01/13/09 02:20 PM
I was comparing 2008 4th quarter sales to the 4th quarter sales in 2007 in Cache County, Utah. I was surprised to see that the Average Sale Price only dropped 1.16%. I thought it would have been a larger drop then that.
I think we will continue to see the average price drop at about the same rate going into the 1st and 2nd quarters of 2009. There were 20.8% fewer homes sold and the days on the market were 48% higher, 60 days in '07 to 89 days in ‘08.

Overall 2008 was a strong year for real estate in Logan, Utah. Total there were 474 homes sold. Prices ranged from $10,000 for a 2 bed 1 bath home with 980 square feet to $675,000 for a 4 bedroom 4 bath home with 5348 sq. feet. The Median sell price was $155,000 with the average being $160,662. For the year the average number of days on the market for sold homes was 68 days. The last few months have been a bit longer, but overall not bad.
