direct mail: Holiday Chicken Karma - 12/18/08 09:12 AM

About a month ago, I started wondering what would make an interesting Happy Holidays card to send clients and friends.
We've come up with some pretty funny cards in previous years but this year's not looking all that funny - so I was stumped.
Then I remembered Donald, the artist.
I called and asked him if he could paint us an image to represent new beginnings - fresh starts for the coming year. I didn't want Christmas trees, Santa Claus or palm trees with lights on them.
He said, "How about a baby chicken?"
Hmmm. Let's … (6 comments)

direct mail: You need to offer prospects something, to work with you. - 11/13/08 08:00 AM
I love the art prints, and where is the offer?
November11

Recently a client came to our offices to tell us all about his fabulous line of art books. They were great, and we enjoyed seeing the art, before it was published. He mentioned the thickness of the books, the special art historian who was the author, and so on.
Then I asked him the big question: what is your offer? His reply was, "I don't need an offer", and "these books are high quality and stand on their own".
I explained to him that in direct marketing you always … (1 comments)

direct mail: This video shows you can run for President. - 07/03/08 01:03 PM
This is a wonderful example of personalizing a video. I saw that someone on Active Rain had sent a video message to a prospect where she told him that she was very sure she could sell his home. She hoped he would have a good vacation, and then talk to him when he returned.
This video is just for fun, an it shows the power of personalization.   All of a sudden, when it popped into my email box, it caught my attention because it showed my name, Lois Geller for President. This video is personalized and fun, and at … (4 comments)

direct mail: I should have read my own book to sell my apartment. - 05/18/08 07:55 AM
For several years now, I've been blogging about selling my parents' apartment in Miami Beach, Florida. First, I went through the emotional angst of parting with it.
Then the market started to really tank. I signed up with a realtor who wanted it staged, and was really great with that, but couldn't find anyone with an offer, though we lowered the price several times.
My second broker was eager and enthusiastic and quite positive that the apartment would sell in a month or so, because we lowered the price again to shock the market. It didn't move, and … (7 comments)

direct mail: Holiday time is a good time to show your gratitude... - 12/05/07 08:41 AM
Holiday time is always hectic as I find I like to thank everyone for all the good things they do during the year.
So many people have referred my agency to prospects, and others have called about needing training in direct marketing to build their real estate prospect lists. And, so many Active Rainers have given me good advice on what is working for them in marketing and what isn't.
This year I'm sending cards and small gifts to many people. And yesterday, I received a call from a company who sells services to real estate agents. They help farm areas … (6 comments)

direct mail: I'm really a shy person, so how can I be a good networker? - 09/22/07 12:09 PM
Even though I speak at large venues almost every week, my ugly little secret is that I am basically a shy person.
When I was a little girl, I would actually hide behind my Mom's skirt and would be very nervous when someone asked me a question or tried to open up a conversation with me. My parents grappled with this problem for years, especially when teachers would complain that I wouldn't speak up in class.
At college, it didn't get any easier for me, as I was overwhelmed with all the kids at Boston University, and so I was very … (7 comments)

direct mail: Try what you learned in kindergarten, and your business may thrive. - 09/04/07 10:04 PM
You already know how to make friends. You've been doing it since were a little kid. We do it at my agency for companies to thousands of people, and it is the same thing we did in kindergarten. First, you give your new friend a gift. Sometimes it is an invitation. I remember my friend Mary Elizabeth was delighted when I gave her a pencil with a dog head on it. She couldn't believe I gave away something so wonderful. I never missed the dog head pencil, because my new friend spent hours with me playing board games and dolls. Maybe … (7 comments)

direct mail: My cousin's surprise party brought me to Philly, my home town. - 09/03/07 10:55 AM
When my cousin's wife, Fran called to tell me that she was giving her hubby a surprise party, my response was "yes, I'll be there".
So last week, my friend and I flew from Hollywood, Florida to Philadelphia, my home town. Well, I was born there, and lived on Old York Road, my grandparents were there, but I really don't remember much about it. So, it was an adventure for me.
We managed to wend our way through the traffic in the city, and past the exit for the Philadelphia Zoo (which was a client of ours for several years). The city seemed … (1 comments)

direct mail: Why show your photos on your mailings? - 06/12/07 10:02 PM
I was putting my seminar together today, and was scanning samples to show the group. Every single one of them had a photo of the agent on the postcard, or letter.
It is curious to me that I get many mailings from accountants, doctors, medical facilities, lawyers...and they never include their photos.
So, I called my cousin in Olney, Maryland and asked her. "Everyone has to have a photo" she said. Why, I wondered. Maybe it is because it is such a personal choice...when you pick someone to buy or sell a property for you. My doctor is a personal choice … (9 comments)

direct mail: Will your mail be looked at...in your prospect's mailbox? - 06/04/07 06:20 PM
In the world of direct mail campaigns, we study response rates, conversion rates. The most important aspect of a program is do you make the cut, after the first "sort".
We all "sort" our mail, whether it is in our apartment building mail room, or at the kitchen table. Mail falls into three categories: 1. Your personal mail (Uncle Charlie's thank you note), your bills, first class letters and subscriptions, 2. The mail that does not target you directly...like a catalog you'd never buy from or, a letter for something you don't want or need (insurance, might be one), or … (13 comments)

direct mail: Whether this is a feast or flat real estate market, you can reach your objectives. Stay positive, and try these Bonus Tips: - 05/22/07 10:00 AM
1. Think about making friends in the mail, not just asking for a lead. One way to make friends is by telling the person something about yourself. One thing you might consider is sharing a hobby, and how that hobby affects your real estate business. So, if you’re a ballroom dancer, you might talk about how you enjoy doing that at a local studio two or three times a month. You might mention how it relaxes you, and the fancy footwork you learn helps you keep in step with the neighborhood…because you meet many people at the various events where you … (2 comments)

direct mail: If the phone isn’t ringing – if you're not showing and closing, - 03/26/07 04:34 PM
as many properties as you were last year -  you can start developing the ideal selling system that will build your
business now, really make it boom in good times and keep the business flowing during any future down times...by using direct marketing now.
Consider using it as a way to build relationships, friends. You can do this by beginning with questions for your prospects in the neighborhood. Offer them a gift for filling out your survey, and then send them the gift (a small one) with a thank you note, and you've already begun to make friends.
That is how it works in … (0 comments)
