direct marketing: My Dad knew how to build a business. Get his Business Success Plan! - 01/25/09 01:25 PM
My Dad was always cutting coupons for Walgreens and Publix and spent hours shopping the different supermarkets to get "the best deals". It drove my Mom and I crazy, knowing full well that we spent more money on gas than the paltry amount we saved in Campbell's soup, or flour, or Coke.
He did teach me a lot about business though, and what he called the value of "the Hustle" He was driven to always be building costume jewelry business, and I learned a lot from him.
In these tough times in real estate and mortgage lending...I wrote a workbook, with … (2 comments)

direct marketing: This video shows you can run for President. - 07/03/08 01:03 PM
This is a wonderful example of personalizing a video. I saw that someone on Active Rain had sent a video message to a prospect where she told him that she was very sure she could sell his home. She hoped he would have a good vacation, and then talk to him when he returned.
This video is just for fun, an it shows the power of personalization.   All of a sudden, when it popped into my email box, it caught my attention because it showed my name, Lois Geller for President. This video is personalized and fun, and at … (4 comments)

direct marketing: What did your dad teach you about real estate? - 06/15/08 12:19 PM
My Dad had no education. When we lived in Philadelphia, we rented a house. His dream was to own a real home.
So when he decided to open a jewelry company in New York, he found a small community on the beach...where we would live. He always wanted a home on the water, but those were very costly. He found a home that had an upstairs apartment, and basement unit with a private entryway.
He figured that the rentals would help pay our mortgage and build savings. The house paid off, and helped me to get a university degree, and to live my … (1 comments)

direct marketing: You are your own special Brand..so stand out from your competitors. - 12/09/07 09:54 AM
Big old boring insurance companies used to all advertise the same way. They were afraid they'd look unprofessional if they tried something new or different or unique. Then along came Met Life, and made insurance more approachable by using the the Peanuts crew, like Charlie Brown and Linus and the dog (whose name now escapes me). Other insurance companies cowered in fear when they saw this ridiculous idea. Then they panted in envy as Met Life began to pick up market share. Still insurance companies conitnued to use direct marketing and direct response advertising in serious ways. Then along came another … (8 comments)

direct marketing: Which real estate agent will have a banner year? - 12/09/07 07:43 AM
I was training a group of top real estate agents on Friday, and it was a whole day of direct marketing training for them.
We talked about direct mail, their websites, their advertising...and how to make everything work harder for them in 2008, as they are working on their Plans.
When I looked around this beautiful room, they were all interested, taking notes, asking me questions at breaks and reading the articles I handed out. They asked for copies of the Powerpoint presentation that I gave, and many followed up with specific questions in emails.
We talked about the things that … (3 comments)

direct marketing: Holiday time is a good time to show your gratitude... - 12/05/07 08:41 AM
Holiday time is always hectic as I find I like to thank everyone for all the good things they do during the year.
So many people have referred my agency to prospects, and others have called about needing training in direct marketing to build their real estate prospect lists. And, so many Active Rainers have given me good advice on what is working for them in marketing and what isn't.
This year I'm sending cards and small gifts to many people. And yesterday, I received a call from a company who sells services to real estate agents. They help farm areas … (6 comments)

direct marketing: Direct mail ideas that will get your prospects to respond to you. - 11/30/07 03:58 PM
Direct mail will work for you, if you plan it right. Talk about your prospect, not you. Consider giving them something FREE, when they respond, and when you email me...you might win a copy of my new book, Sold! Direct Marketing for the Real Estate Pro. Test using testimonials from satisfied clients, and their pictures. Try not using your own picture, especially if it is outdated. Don't talk about you, talk about what is in it for your prospect to contact you. Try some new strategies in your direct mail, and let me know how they work for you. Email me … (3 comments)

direct marketing: Thanksgiving, I'm thankful for Active Rain, and my friends here. - 11/11/07 11:37 AM
This special community of Active Rainers has made me feel right at home. I'm a visitor, as I've written a book on marketing for real estate people, like you. I'm not an agent, or an inspector..or even a mortgage person.
I'm an outsider who knows a whole lot about marketing and have applied them to your industry. And, you have been so kind to me...giving me ideas for my new book, helping me by letting me know what works, and what hasn't.
Most of all, you've become my friends here. Susie Roscoe send me emails, regular mailings and calls … (6 comments)

direct marketing: Your advertising money is valuable. So, make it work hard for you. - 09/17/07 03:57 PM

 Dear Realtor Friends,
Please don't waste money on advertising, unless it can actually be read.
Try some of these ideas I mention in my videoblog, plus:
    1. If there is room in the ad, include a floor plan.
    2. Be as clear as possible. First time buyers often don't know about our abbreviations. BR, LR,BA and GA might look like a foreign language to them.
    3. Consider using an exterior shot and the living room of the home.
    4. Use great descriptive words, like "granite" and "stainless steel" which means the home is up to date. Stay away from words like cosy … (1 comments)

direct marketing: "I hate Miami"...I told my Dad. - 09/16/07 09:29 PM
My parents moved from New York to Miami when he retired. My Mom didn't want to leave Greenwich Village as she was an artist and loved puttering around in the studios and working on her sculptures.
When I got divorced and was a single parent, my Dad told me to give up my marketing job and "add years to my life" by living in Miami Beach, near them.
It seemed tacky to me there. Lots of glitz and showy stuff. I liked the darkness of Manhattan and my ten black suits I wore almost every day to work. I liked teaching … (2 comments)

direct marketing: 10 Reasons why owners should list their homes with you. - 09/05/07 08:02 AM
The whole idea of advertising is to begin a relationship with your prospect. So, maybe you might want to test a new kind of an advertisement.
Maybe try the most effective direct response format ever:
10 Reasons why homeowners should list their homes with you. Then list ten benefits of working with you. Each benefit will be numbered and then followed by a short paragraph. If your space is small, try 5 Reasons why.
Use the number, not the word.
For years, when I was copywriting early in my career, that ad pulled the best for everything from Olympic coins, to joining book … (8 comments)

direct marketing: Try what you learned in kindergarten, and your business may thrive. - 09/04/07 10:04 PM
You already know how to make friends. You've been doing it since were a little kid. We do it at my agency for companies to thousands of people, and it is the same thing we did in kindergarten. First, you give your new friend a gift. Sometimes it is an invitation. I remember my friend Mary Elizabeth was delighted when I gave her a pencil with a dog head on it. She couldn't believe I gave away something so wonderful. I never missed the dog head pencil, because my new friend spent hours with me playing board games and dolls. Maybe … (7 comments)

direct marketing: "Be your own prospect" game on your website. - 05/31/07 10:15 PM
I was recently searching real estate websites, and so many of them didn't work. So one day when you have an hour consider:
    1. Visiting your website. Put yourself in your prospect's mind and does the site immediately tell you what the business is?
    2. Does it explain the benefits of working with you, versus other agents?
    3. Does it have a personality and a brand? How will you be memorable to your prospect? So do you pay the harp, or are you a scratch golfer? Do you like to sing? Talk aboout your hobbies and the human things about yourself so people … (8 comments)

direct marketing: Whether this is a feast or flat real estate market, you can reach your objectives. Stay positive, and try these Bonus Tips (PART 2): - 05/23/07 11:58 AM
After posting some tips on this topic yesterday, I thought I would follow up with some additional tips that I always like to give to people that  attend my seminars. So, hopefully many of you will find these useful too.
Test inserting a small gift in your mailing. Envelopes that are little bit bulky are opened first. So, write a letter that is interesting, and then include a pen or a bookmark or a lucky charm in it. On the P.S. you can say that you’ve included a tiny pen that they can use to make note of someone they know … (2 comments)

direct marketing: Whether this is a feast or flat real estate market, you can reach your objectives. Stay positive, and try these Bonus Tips: - 05/22/07 10:00 AM
1. Think about making friends in the mail, not just asking for a lead. One way to make friends is by telling the person something about yourself. One thing you might consider is sharing a hobby, and how that hobby affects your real estate business. So, if you’re a ballroom dancer, you might talk about how you enjoy doing that at a local studio two or three times a month. You might mention how it relaxes you, and the fancy footwork you learn helps you keep in step with the neighborhood…because you meet many people at the various events where you … (2 comments)

direct marketing: If the phone isn’t ringing – if you're not showing and closing, - 03/26/07 04:34 PM
as many properties as you were last year -  you can start developing the ideal selling system that will build your
business now, really make it boom in good times and keep the business flowing during any future down times...by using direct marketing now.
Consider using it as a way to build relationships, friends. You can do this by beginning with questions for your prospects in the neighborhood. Offer them a gift for filling out your survey, and then send them the gift (a small one) with a thank you note, and you've already begun to make friends.
That is how it works in … (0 comments)
