marketing: My Dad knew how to build a business. Get his Business Success Plan! - 01/25/09 01:25 PM
My Dad was always cutting coupons for Walgreens and Publix and spent hours shopping the different supermarkets to get "the best deals". It drove my Mom and I crazy, knowing full well that we spent more money on gas than the paltry amount we saved in Campbell's soup, or flour, or Coke. He did teach me a lot about business though, and what he called the value of "the Hustle" He was driven to always be building costume jewelry business, and I learned a lot from him. In these tough times in real estate and mortgage lending...I wrote a workbook, with

marketing: Test some new direct mail programs. - 07/17/08 03:24 PM
As I talk to realtors each day, I begin to wonder about the “cul de sac” markets. Oh yes, we are all familiar with cul de sac streets. My sister, Margot lived on one in Long Island. It was a special place because it was safe for the kids...a dead end, and I always liked it....because it went in a circle, and you could still get out of it. I think you can roll around and get out of this market too...and succeed. So, take a look at my article that appeared in Lore Magazine this month, and test some

marketing: This video shows you can run for President. - 07/03/08 01:03 PM
This is a wonderful example of personalizing a video. I saw that someone on Active Rain had sent a video message to a prospect where she told him that she was very sure she could sell his home. She hoped he would have a good vacation, and then talk to him when he returned. This video is just for fun, an it shows the power of personalization. All of a sudden, when it popped into my email box, it caught my attention because it showed my name, Lois Geller for President. This video is personalized and fun, and at

marketing: What did your dad teach you about real estate? - 06/15/08 12:19 PM
My Dad had no education. When we lived in Philadelphia, we rented a house. His dream was to own a real home. So when he decided to open a jewelry company in New York, he found a small community on the beach...where we would live. He always wanted a home on the water, but those were very costly. He found a home that had an upstairs apartment, and basement unit with a private entryway. He figured that the rentals would help pay our mortgage and build savings. The house paid off, and helped me to get a university degree, and to live my

marketing: Make new friends and keep the old, one is silver...the other gold. - 06/14/07 08:11 AM
My adorable grandmother used to say those words to me when I was a little girl, growing up in Philadelphia. She said that new friends are always fun and interesting, but don't forget Mary Elizabeth...she's been with you through thick and thin. As I grew up, My Grandma Selma proved to be right. And in many ways in our instant gratifcation society...we're always looking for "the new". I want the "newest PDA", we're trying the "newest" video on our website, and yet sometimes in seeking the new, we forget the tried and true. That idea resonated with me years ago. People

marketing: Why show your photos on your mailings? - 06/12/07 10:02 PM
I was putting my seminar together today, and was scanning samples to show the group. Every single one of them had a photo of the agent on the postcard, or letter. It is curious to me that I get many mailings from accountants, doctors, medical facilities, lawyers...and they never include their photos. So, I called my cousin in Olney, Maryland and asked her. "Everyone has to have a photo" she said. Why, I wondered. Maybe it is because it is such a personal choice...when you pick someone to buy or sell a property for you. My doctor is a personal choice

marketing: Will your mail be looked at...in your prospect's mailbox? - 06/04/07 06:20 PM
In the world of direct mail campaigns, we study response rates, conversion rates. The most important aspect of a program is do you make the cut, after the first "sort". We all "sort" our mail, whether it is in our apartment building mail room, or at the kitchen table. Mail falls into three categories: 1. Your personal mail (Uncle Charlie's thank you note), your bills, first class letters and subscriptions, 2. The mail that does not target you directly...like a catalog you'd never buy from or, a letter for something you don't want or need (insurance, might be one), or

marketing: I walked with Margaret Rome, though she's in Maryland, and I'm in Florida. - 06/04/07 08:30 AM
Last weekend I wrote a post about selling my Mom's apartment in Miami Beach. So many people emailed me with advice. One person...Margaret Rome...sent me her cell phone number, and invited me on her walk this morning. She told me how stressful moves are, and how hard it was for her to sell her Mom's apartment. She reached out, and saw why I was "stuck" and gave me support. I felt her kindness in her voice and I understand why so many people want to list properties with her. She is a great listener, and a new friend. If there is

marketing: Milk Cartons are weird...and they used to be fun... - 06/02/07 07:50 AM
So you're sitting at your breakfast table eating Cheerios or Cocoa Puffs and other than the newspaper there...where do your eyes wander? Sometimes to the cereal box, or to the milk carton. When I was a little girl we were "financially challenged), and there were few toys. My Mom (bless her creative head) used to make a big game out of us saving the box tops and sometimes the side panels of the boxes....mailing them in and then the huge gift came in the mail. I was always rapt with excitement with my nose against the window, waiting for the

marketing: "Be your own prospect" game on your website. - 05/31/07 10:15 PM
I was recently searching real estate websites, and so many of them didn't work. So one day when you have an hour consider: 1. Visiting your website. Put yourself in your prospect's mind and does the site immediately tell you what the business is? 2. Does it explain the benefits of working with you, versus other agents? 3. Does it have a personality and a brand? How will you be memorable to your prospect? So do you pay the harp, or are you a scratch golfer? Do you like to sing? Talk aboout your hobbies and the human things about yourself so people

marketing: Whether this is a feast or flat real estate market, you can reach your objectives. Stay positive, and try these Bonus Tips (PART 2): - 05/23/07 11:58 AM
After posting some tips on this topic yesterday, I thought I would follow up with some additional tips that I always like to give to people that attend my seminars. So, hopefully many of you will find these useful too. Test inserting a small gift in your mailing. Envelopes that are little bit bulky are opened first. So, write a letter that is interesting, and then include a pen or a bookmark or a lucky charm in it. On the P.S. you can say that you’ve included a tiny pen that they can use to make note of someone they know

1. Think about making friends in the mail, not just asking for a lead. One way to make friends is by telling the person something about yourself. One thing you might consider is sharing a hobby, and how that hobby affects your real estate business. So, if you’re a ballroom dancer, you might talk about how you enjoy doing that at a local studio two or three times a month. You might mention how it relaxes you, and the fancy footwork you learn helps you keep in step with the neighborhood…because you meet many people at the various events where you

marketing: If the phone isn’t ringing – if you're not showing and closing, - 03/26/07 04:34 PM
as many properties as you were last year - you can start developing the ideal selling system that will build your business now, really make it boom in good times and keep the business flowing during any future down times...by using direct marketing now. Consider using it as a way to build relationships, friends. You can do this by beginning with questions for your prospects in the neighborhood. Offer them a gift for filling out your survey, and then send them the gift (a small one) with a thank you note, and you've already begun to make friends. That is how it works in
