&lt;p&gt;&lt;strong&gt;Dix Hills&lt;/strong&gt; Long Island is located in western &lt;a href="http://larryandsheila.wordpress.com/wiki/Suffolk_County,_New_York" title="Suffolk County, New York"&gt;Suffolk County, New York&lt;/a&gt; on Long Island's North Shore. Dix Hills is part of the &lt;a href="http://larryandsheila.wordpress.com/wiki/Huntington,_New_York" title="Huntington, New York"&gt;Town of Huntington&lt;/a&gt;.&amp;nbsp; Most students attend the Famed&amp;nbsp;&lt;a href="http://larryandsheila.wordpress.com/wiki/Half_Hollow_Hills" title="Half Hollow Hills"&gt;Half Hollow Hills&lt;/a&gt; school district #5.&lt;/p&gt;
&lt;p&gt;Dix Hills is located between Elwood on the North, Deer Park and Wheatley Heights on the south, Melville on the west and Commack on the East. &amp;nbsp;It is easy to get by the Long Island Expressway, which cuts almost straight through the middle, and also by&amp;nbsp;the Northern State Parkway. It is divided geographically into 7 unofficial sections: southeast, northeast, south central, north central, southwest, northwest, and north.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Southeast Dix Hills&lt;/em&gt;&lt;/strong&gt; comprises the Pine Hill neighborhoods of Lauren and Lincoln between Lincoln Avenue to the west, Commack Road to the east and south (where the road curves south of Pine Hill Lane), and the Long Island Expressway to the north.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Northeast Dix Hills&lt;/em&gt;&lt;/strong&gt;, containing the neighborhoods of Buttonwood, Wagonwheel, and Village Hill, lies north of the Long Island Expressway&amp;nbsp;between Carll's Straight Path/Deforest Road to the west, Commack Road to the east, and the Northern State Parkway to the north. It is&amp;nbsp;includes sections of Vanderbilt Parkway. This area is one of the towns hilliest. One note about this area is that the eastern part (east of Village Hill Drive) is considered part of Dix Hills by neighborhood residents even though it technically lies in Commack and the Commack School District as opposed to Dix Hills' Half Hollow Hills. It is home to several small parks as well as Commack Middle School on Vanderbilt and Forest Park Elementary School on Deforest Road (Carll's Straight Path north of Vanderbilt).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;South Central Dix Hills&lt;/em&gt;&lt;/strong&gt;, comprising North Otsego,&amp;nbsp; South Otsego, Deer Park Avenue (Route 231) to the west, the LIE to the north and the Deer Park border to the south. Almost completely flat except for the northern end on the expressway, this area contains Candlewood Middle school on Carll's Straight Path, Otsego Elementary School on Otsego Avenue by the park, and a wooded called highland park.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;North Central Dix Hills&lt;/em&gt;&lt;/strong&gt; is a hilly area bordered by Carll's Straight Path and Deforest Road on the east, Deer Park Avenue on the west, the Northern State Parkway on the north and the LIE to the south. Most of this section's population lives in the southern portion south of Vanderbilt Parkway in the Candlewood neighborhood with North Candlewood Path as its main road. Most of the area north of it is occupied by Dix Hills Park. The western border is home to "religion row", an area where several churches, synagogues and mosques line a one-mile stretch of Deer Park Avenue from the Expressway to Vanderbilt Parkway along with Vanderbilt Elementary school, located on Deer Park Avenue just north of Vanderbilt Parkway.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Northwest Dix Hills&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;is the largest area of Dix Hills, stretching from Deer Park Avenue in the east to Carman Road and Bagatelle Road in the west and also the Long Island&amp;nbsp;and Northern State on the South and North, respectively. With the neighborhoods of Landview, Suncrest and Caledonia, it contains both of Half Hollow Hills' high schools, High School East on Vanderbilt Parkway (Landview) and High School West (Caledonia) on Wolf Hill Road, as well as the school district's Central Office at the former Manasquan Elementary School on Half Hollow Road. It also is home to Five Towns College at the northern end of Burr's Lane. All three neighborhoods contain hilly terrain.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Southwest Dix Hills&lt;/em&gt;&lt;/strong&gt; is nestled between Deer Park Avenue on the east, Bagatelle Road and the Melville border on the west, the Deer Park and Wheatley Heights borders on the south and the Long Island Expressway&amp;nbsp;on the north. This area features the neighborhoods of South Hollow, north of Ryder Avenue, and Trescott, in between Ryder Avenue and Straight Path, as well as the smaller enclave of Woodlawn, between Straight Path and Deer Park Avenue, right before Straight Path ends into Deer Park Avenue at Straight Path's northern end. Southwest Dix Hills is home to Strathmore Park on Ryder Avenue as well as Paumonauk Elementary School on Straight Path on the Deer Park town line. The biggest hill in Dix Hills, on Calumet Drive, lies just east of Burr's Lane and southwest of Ibsen Avenue, which is the steepest street in Dix Hills.&lt;/p&gt;

      <title>We're Not Designers, But...</title>
      <description>&lt;p&gt;We're not designers, but we are&amp;nbsp;Realtors here on The North Shore of Suffolk County Long Island, and we see many homes with small rooms that&amp;nbsp;may look larger without&amp;nbsp;building an addition or knocking down walls.&amp;nbsp;There are some easy decorating ideas that can create the&amp;nbsp;look of more space. Although we are not designers, these are only suggetions that we can make having&amp;nbsp;seen many homes that looked much better with these few design tricks.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://deyabautista.files.wordpress.com/2007/05/small-spaces.jpg" title="small-spaces.jpg"&gt;&lt;/a&gt;&lt;strong&gt;So here we go...&lt;/strong&gt;The use of color and light is the best way to make a room look larger.&amp;nbsp; Choose light&amp;nbsp;colors of paint for your walls. Lighter colors reflect light which makes&amp;nbsp;for a brighter room. A darker color on the ceiling will make the ceiling look low and&amp;nbsp;will&amp;nbsp; make the walls look as though they are closing in on you. And, dark colors make a room much smaller.&lt;/p&gt;
&lt;p&gt;A monochromatic color scheme that&amp;nbsp;flows throughout&amp;nbsp;a room in the fabrics and your&amp;nbsp;accessories is&amp;nbsp;an&amp;nbsp;effective solution also. Try to stay away from items that have too many&amp;nbsp;prints on them.&lt;/p&gt;
&lt;p&gt;If&amp;nbsp;you can bring more light into&amp;nbsp;a&amp;nbsp;room, this will also give the effect of an increased space. A corner&amp;nbsp;light or wall&amp;nbsp;sconce that can shine light up onto the wall works well.&amp;nbsp;&amp;nbsp;Mirrors are a great idea for small rooms. If you place mirrors directly across from one another&amp;nbsp;this will give you&amp;nbsp;maximum impact.&amp;nbsp; Also, if available, place a lamp in front of a mirror&amp;nbsp;which will&amp;nbsp;add more light to your area.&lt;/p&gt;
&lt;p&gt;Have flooring installed so that the lines run diagonally across the room. This will make for longer lines, which will&amp;nbsp;give the look of a larger space. When furnishing the smaller room, make sure you select objects that are the right size&amp;nbsp;for the room.&amp;nbsp;As an&amp;nbsp;example, choose a loveseat&amp;nbsp;instead of &amp;nbsp;a full-size sofa. Place the furniture near a wall, not against it so that the space in the middle is open, and a glass table will keep the appearance that a room is more open.&lt;/p&gt;
&lt;p&gt;And, of course, keep the clutter&amp;nbsp;in&amp;nbsp;the room&amp;nbsp;to a minimum. Avoiding the use of&amp;nbsp; many&amp;nbsp;small&amp;nbsp;items will&amp;nbsp;keep the room&amp;nbsp;neat and well organized.&lt;/p&gt;
&lt;p&gt;So color techniques, furniture arrangement and light can help you make a smaller room look larger...have fun!&lt;/p&gt;

      <title>Condo-Townhouse-Co-op...Oh My!</title>
      <description>&lt;p&gt;&lt;a href="http://smithtownrealestate.files.wordpress.com/2008/10/condos-townhouse.jpg"&gt;&lt;img title="condos-townhouse" src="http://smithtownrealestate.files.wordpress.com/2008/10/condos-townhouse.jpg?w=110&amp;amp;h=110" height="110" alt="" width="110" /&gt;&lt;/a&gt;What's the difference between a condominium, townhouse, a&amp;nbsp;homeowners&amp;nbsp;association&amp;nbsp;and co-op in the Long Island&amp;nbsp;real estate market?&amp;nbsp; Well, sometimes even the listing agent uses terms that may not be correct.&lt;/p&gt;
&lt;p&gt;Seriously, there often is little rhyme or reason as to how properties are entered into the MLS. And condos/townhouses/hoa/co-ops&amp;nbsp;aren't even&amp;nbsp; different options when entering a listing. So your search for a condo or townhouse in a certain development often can come up incomplete depending on what the particular agent enters on a given day.&lt;/p&gt;
&lt;p&gt;Semantic and entry issues aside, here are the rough definitions for the different types of attached properties:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Condo -&lt;/strong&gt;&amp;nbsp;A Condo is where you own the actual structure of the building jointly with the other members of the Association, along with common areas such as swimming pool, tennis courts etc. Indiviudally you own the airspace and interior of the structure, but not the building itself. You and the other members of the Association own the structure together. A Condo can be 1 floor,&amp;nbsp;or two and can have a basement or no basement.&amp;nbsp; Sometimes there &amp;nbsp;will be neighbors above, below or both.&amp;nbsp;&amp;nbsp; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Townhouse - &lt;/strong&gt;A Townhouse&amp;nbsp;refers to&amp;nbsp;a style of construction and not a type of management, whereas Condo and Co-ops are the types of ownership. It is like a house in that the owner owns both the structure and the land on which it sits, but since it is not free-standing you own the front and backyard. It basically is a building or unit that shares a common wall with the building or unit next door. Townhouses usually are connected to one another in a row and usually have 2 or more stories. They usually do not have not have neighbors&amp;nbsp;above and below,&amp;nbsp;and can be a style of a condo. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Co-ops - &lt;/strong&gt;A Co-op is where you own shares of a corporation or organization that owns the larger structure, and ownership of those shares gives you the right to occupy a specific unit or apartment.&amp;nbsp; Co-ops are usually attached units and can have neighbors above, below and on the same floor. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;All will have homeowners' association fees that may or may not include taxes and&amp;nbsp;common charges typically&amp;nbsp;go towards upkeep of pools, tennis courts, security, landscaping, trash and snow removal.&amp;nbsp; You pay for electric, and/or gas.&lt;/p&gt;

      <title>Suffolk County Homeseller Said...I Don't Want To Do It!</title>
      <description>&lt;p&gt;Yes, that's right.&amp;nbsp;This is what we just heard from a potential client here in Smithtown, Suffolk County Long Island...&lt;strong&gt;&lt;em&gt;We don't want to do it!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;"We are not going to pack away our personal items". &lt;strong&gt;&lt;em&gt;Okay, but remember you want to sell this house and the goal is to be able to get as many people as possible to&amp;nbsp;see your house as their potential home!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;If you clean and organize and pack away the clutter, buyers will feel that the space is larger. "&lt;/em&gt;&lt;/strong&gt;You want us to make sure our house is spotless and maybe even pack away some of our belongings? "No, I need that extra room for my cats to roam around and all their cat litter".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Buyers like to see a house when its light and bright, it is more appealing..."&lt;/em&gt;&lt;/strong&gt;Our kids like their rooms black and&amp;nbsp;they're still living here".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;We think that you will need to do some minor repairs to make your house more inviting...&lt;/em&gt;&lt;/strong&gt;"We've lived with those dripping facuets for 15 years and it doesn't bother us".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;We would suggest that you may want to take down all those Deer and Bears heads mounted on your walls so that the potential pool of buyers doesn't shrink...&lt;/em&gt;&lt;/strong&gt;Our house is unique because of all of our mounted animals".&lt;/p&gt;
&lt;p&gt;We don't want to do it...that's what a potential client said to us as we walked back to our car!&lt;/p&gt;

      <title>Can't Get To That Computer Today!</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/1/3/3/9/1/ar122529101519331.jpg" height="106" alt="" width="124" /&gt;The day started out as usual...go to computer and check our email...Yikes!&lt;/p&gt;
&lt;p&gt;The computer wasn't working. Could not get past the "windows blue screen". Okay, so we'll just close it down, wait a few minutes and turn it back on again and it will start up. But no &lt;strong&gt;NOTHTING&lt;/strong&gt;. Made some phone calls to computer experts and even they were puzzled. So now this is serious. Well, will tell in another post how we got it to finally work but it made us think...how many times a day do we reach&amp;nbsp;out to&amp;nbsp;our computer?&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;First, we check our email. Now we can't. &lt;/li&gt;
&lt;li&gt;Next, wanted to Instant message with Son. Now we can't. &lt;/li&gt;
&lt;li&gt;My sister, called (who doesn't know how to use a computer and always relys on&amp;nbsp;us for info)...Now we can't help.&lt;/li&gt;
&lt;li&gt;Then our grandchild asked us to look up something for him on the internet. &lt;strong&gt;&lt;em&gt;Now we can't!&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;/li&gt;
&lt;li&gt;A Relo customer left a message for us to check on a&amp;nbsp;NEW listing...Now we can't.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;What about blogging, banking, shopping, chatting...Now we can't.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;Our Office called with a Lead...Oh No! &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;And then thoughout the day without even thinking about it, we found ourselves at the computer again,&amp;nbsp; don't even know why...&lt;/p&gt;
&lt;p&gt;So, think about it, how many times did you look at your computer yesterday?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
