activerain: What Makes A Real Estate Agent Good? - 11/18/08 02:47 AM
So, what does make a real estate agent good?
You know how to price a home? Your seller/buyer has trust in you? You explain how to stage a home? You know how to work a camera? You know how to write a pretty description on your MLS You're pleasant to other agents so they'll show your listings ? You return phone calls promptly? You preview listings for your buyers? You have a Supra key!  Well, all of the above may be good, but these do not make you a GOOD real estate agent. These are all expected of you!

Giving It Away? We Don't Think So.
With all the whining from the media about the declining real estate market and the tons of inventory, it's a wonder that some homeowners simply haven't gotten the message yet. When you sit at way too high listing price, all you're doing is hoping for a miracle and the market is just going to pass you by.  It's not magic or rocket science. There are two places to be when prices are coming down...at or below recent sales.  This way you will be able to generate interest and hopefully sell in a timely fashion... otherwise you will be trying to play catch-up.
Buyers are out there but they are out there doing their … (0 comments)

Yes, that's right. This is what we just heard from a potential client here in Smithtown, Suffolk County Long Island...We don't want to do it!
"We are not going to pack away our personal items". Okay, but remember you want to sell this house and the goal is to be able to get as many people as possible to see your house as their potential home!
If you clean and organize and pack away the clutter, buyers will feel that the space is larger. "You want us to make sure our house is spotless and maybe even pack away some of our belongings? … (0 comments)

The day started out as usual...go to computer and check our email...Yikes!

Well, will tell in another post how we got it to finally work but it made us think...how many times a day do we reach out to our computer?
First, we check our email. Now we can't. … (0 comments)

activerain: Tips on How To Read Listings Better - 10/18/08 07:18 AM
There's a good reason why real estate listings are often of full of odd abbreviations and acronyms. They're written this way with abbreviations to save space.
Realtors can only use a certain amount of letters on multiple listing service to feature their listings and we want to make sure we include all the "main features" in the ad.
So below is our guide to help you to decode the slang:
Agp=Above ground pool  AC or A/C= air conditioning appls=appliances ba= bathroom br=bedroom brk=brick 4/3= four bedrooms, three bathrooms CAC and CVac= central air conditioning and central vacuum cath ceil=cathedral ceiling c-d-s= cul-de-sac c-fan=ceiling fan … (0 comments)

activerain: Buyers, Don't Make A Costly Mistake - 10/16/08 01:47 AM

Buying a home is a very important decision in your life.  Many buyers consider the financing, the location, the homes value,  and what their criteria might be.  However, it is during this buying phase that many people make the most common mistakes that not only lead to buyer's remorse but can easily be avoided.
Many buyers start the home buying process with the belief it is going to take a long time, but his may not be the case. Sometimes buyers may find their "dream home" within the first few weeks of searching (some even sooner!) but they will pass on this home and continue to look. The reason for this is … (0 comments)

activerain: So Home Buyers, You Want To Know Why You Need A Real Estate Agent - 10/08/08 12:28 AM
At first, you may be able to convince yourself that you don't need a real estate agent to buy a home. When you find yourself sifting through papers you don't understand, you may begin to reconsider. Home buying is not something someone typically does often. It's not an every day event or even a yearly event. It can be emotional and stressful, especially when you don't know real estate and understand the laws, rules and regulations involved in transactions.
No Direct Cost to You - That's right...no cost to you...One misconception in real estate is that a home buyer pays commission. … (2 comments)

activerain: HOMEOWNERS PRICE IT RIGHT IN TODAY'S REAL ESTATE MARKET - 10/06/08 10:34 PM
Be aware that with the high inventory of homes on the market, buyers are more choosier and they can demand more...
Ok, so we're in the middle of a challenging market in the real estate industry. However, with this kind of market,  there are opportunities for some home sellers. The trick is to price your home right for today's market.
The most difficult reality for most sellers to face is that prices in their neighborhood may have dropped during the last year or two. Some sellers are finding that it may not make sense to sell now if the probable sale price is too low.
Most sellers don't have the … (0 comments)

activerain: So You Ask, What Do Real Estate Agents Get Paid For? - 10/05/08 01:39 AM
Yes it's true, consumers today have much more access to information that once was only seen by the real estate agent community. There are webistes out there with nearly all the properties for sale in a given location.  These sites have a lot of information, including photos, neighborhood & school details. Well, that's great.  But, what does all this information mean? That is where today's real estate agent is still needed and important.
While our role today is very different from the past, our value  as a Realtor can be as important as ever.
As an agent, if your only value is your real estate license, a lockbox key/code and your car (chauffeur), then your … (0 comments)

activerain: Long Island Real Estate and Do-It-Yourself Home Staging - 10/05/08 12:24 AM
Many times  before we get a new listing, we have been asked by homesellers 'What changes can I make to my house to increase my odds of selling?'
Well, think about what you would want in a home.  Like most buyers, you probably would prefer a house that's clean, up-to-date and uncluttered, much like a model home...not one that's filled with someone else's clutter. Every seller wants their house to sell fast and bring in top dollar. Well, it may not be luck that makes it happen...It's carefull planning.
Here's our suggestion to make your house most appealing to potential buyers...
1. Clear out the clutter.  Pack … (1 comments)

Where is Long Island?
Long Island is an island located in southeastern New York, USA. Long Island has temperate and sultry summers and usually chilly winters. activerain: C'mon Can A Dollar Help You Sell Your House? - 10/01/08 01:42 AM
Pricing is a topic that is so important.  But, can the difference of $1.00 really make a difference in a big ticket item like real estate?  We say, YES!
Isn't this true...In the retail world, we love to see things priced at $9.99.  Psychologically, it just feels better than $10.  It clearly makes a difference in our buying patterns because retailers continue to use this strategy.
Unfortunately, real estate agents have gotten into the habit of using this type of psychological when pricing  homes.  For example, you may see a home priced at $399,999 rather than $400,000.  But, we think this may be a critical … (0 comments)
