localism: Giving It Away? We Don't Think So! - 11/06/08 10:52 AM
Giving It Away? We Don't Think So.
With all the whining from the media about the declining real estate market and the tons of inventory, it's a wonder that some homeowners simply haven't gotten the message yet. When you sit at way too high listing price, all you're doing is hoping for a miracle and the market is just going to pass you by.  It's not magic or rocket science. There are two places to be when prices are coming down...at or below recent sales.  This way you will be able to generate interest and hopefully sell in a timely fashion... otherwise you will be trying to play catch-up.
Buyers are out there but they are out there doing their … (0 comments)

localism: Suffolk County Homeseller Said...I Don't Want To Do It! - 11/01/08 08:42 AM
Yes, that's right. This is what we just heard from a potential client here in Smithtown, Suffolk County Long Island...We don't want to do it!
"We are not going to pack away our personal items". Okay, but remember you want to sell this house and the goal is to be able to get as many people as possible to see your house as their potential home!
If you clean and organize and pack away the clutter, buyers will feel that the space is larger. "You want us to make sure our house is spotless and maybe even pack away some of our belongings? … (0 comments)

localism: Tips on How To Read Listings Better - 10/18/08 07:18 AM
There's a good reason why real estate listings are often of full of odd abbreviations and acronyms. They're written this way with abbreviations to save space.
Realtors can only use a certain amount of letters on multiple listing service to feature their listings and we want to make sure we include all the "main features" in the ad.
So below is our guide to help you to decode the slang:
Agp=Above ground pool  AC or A/C= air conditioning appls=appliances ba= bathroom br=bedroom brk=brick 4/3= four bedrooms, three bathrooms CAC and CVac= central air conditioning and central vacuum cath ceil=cathedral ceiling c-d-s= cul-de-sac c-fan=ceiling fan … (0 comments)

localism: HOMEOWNERS PRICE IT RIGHT IN TODAY'S REAL ESTATE MARKET - 10/06/08 10:34 PM
Be aware that with the high inventory of homes on the market, buyers are more choosier and they can demand more...
Ok, so we're in the middle of a challenging market in the real estate industry. However, with this kind of market,  there are opportunities for some home sellers. The trick is to price your home right for today's market.
The most difficult reality for most sellers to face is that prices in their neighborhood may have dropped during the last year or two. Some sellers are finding that it may not make sense to sell now if the probable sale price is too low.
Most sellers don't have the … (0 comments)

localism: Long Island Real Estate and Do-It-Yourself Home Staging - 10/05/08 12:24 AM
Many times  before we get a new listing, we have been asked by homesellers 'What changes can I make to my house to increase my odds of selling?'
Well, think about what you would want in a home.  Like most buyers, you probably would prefer a house that's clean, up-to-date and uncluttered, much like a model home...not one that's filled with someone else's clutter. Every seller wants their house to sell fast and bring in top dollar. Well, it may not be luck that makes it happen...It's carefull planning.
Here's our suggestion to make your house most appealing to potential buyers...
1. Clear out the clutter.  Pack … (1 comments)

localism: C'mon Can A Dollar Help You Sell Your House? - 10/01/08 01:42 AM
Pricing is a topic that is so important.  But, can the difference of $1.00 really make a difference in a big ticket item like real estate?  We say, YES!
Isn't this true...In the retail world, we love to see things priced at $9.99.  Psychologically, it just feels better than $10.  It clearly makes a difference in our buying patterns because retailers continue to use this strategy.
Unfortunately, real estate agents have gotten into the habit of using this type of psychological when pricing  homes.  For example, you may see a home priced at $399,999 rather than $400,000.  But, we think this may be a critical … (0 comments)

localism: Which Improvements Add Value To Your Home - 09/24/08 12:08 AM
We have been asked questions  like "If I update my bathroom or kitchen, how much will that add to the value of my home." The truth is, depending on what you do, the quality of the work done, and what market you live in, has an influence over exactly how much return you'll see on your investment.
We asked several agents, brokers, and appraisers and the following are "guess-timates" for the most typical remodeling projects.
Project: kitchen update/remodel... Value Added: 80-100% (Cost includes cabinets, countertops and all new appliances). Project: Bathroom...Value Added: 80-100% (Cost includes new fixtures, floors and walls; structural changes.  Adding an additional bathroom can add more valuethan … (2 comments)

localism: So What Do You Really Think About Open Houses? - 09/22/08 06:53 AM
DO OPEN HOUSES WORK?
A homeowner just put their house on the market and their real estate agent recommends an open house every Sunday until the home sells. Is this a good idea?
A different homeowner lists their home and their agent refuses to do open houses since they are just a waste time and money. Which agent is correct?
Well, we believe a combination of these systems is a better idea. Too many Open Houses can make a seller look desperate. But refusing to do Open Houses because they don't work might not be in a seller's best interest. As Realtors, we assess … (5 comments)

localism: HERE'S SOME ADVICE BEFORE PURCHASING A HOME - 09/15/08 01:05 AM
Here's some advice of things that are needed to be done if you are going to get yourself ready to buy a house in the next 12 months instead of the next 2 weeks.
Today is really a great time since rates are low and some of the loan programs will be discontinued by Oct 1 2008. Like the seller assisted down payment program.  The new lending rules for interest rates will be set from your credit score after Oct. 1, 2008, so the following is some suggestions of what to do to bring your score up in this next year. Find a Realtor and discuss with them the items listed … (1 comments)

localism: Buyers, Do You Know what a CMA is? - 09/13/08 11:25 AM
The Competitive Market Analysis or CMA is a report that will help you learn more about your marketplace. Many real estate professionals offer this free service or as part of their service package. A CMA offers you a snapshot of the real estate conditions in your area and can be a very useful tool when setting your own asking price.
Here are some of the elements contained in most reports:
1. Homes for Sale. This is an inventory of the current active listings in the Multiple Listing Service (MLS). It will give you an idea of how many other homes will … (0 comments)

localism: Smithtown Long Island - 09/11/08 08:22 PM
Smithtown is a town in Suffolk County, New York on the North Shore of Long Island.
HISTORY: The town was first settled around 1665. Local legend has it that Native Americans told Richard Smith that he would be granted title to all the land he could ride across in one day on a bull. The land he acquired in this way is said to approximate the current town's location. There is a large anatomically correct statue of Smith's bull, known as Whisper, at the fork of Jericho Turnpike (New York State Route 25) and St. Johnland Road (New York State Route 25A). localism: Smithtown Long Island Mortgage Update - 09/11/08 04:47 AM
Market Commentary
September 11, 2008
Mortgage interest rates remain relatively flat following a government report showing that new jobless claims remained consistent with economist's expectations.  The rapid decline of mortgages interest rates, as evidenced early in the week, has also lost steam as stocks recover from below the lowest close since 2005, easing demand for the safety of government debt.   Key reports on inflation, set to be released on Friday, will provide guidance to investors and will set the stage for the direction of mortgage interest rates going into the weekend.

localism: Do Buyers Really Need a Real Estate Agent? - 09/10/08 08:19 AM
In one word, ABSOLUTELY.
We know, sometimes the public thinks that real estate agents are often considered to be just someone who just drives buyers around, but the role of an agent is much much more. Real estate agents are a great resource for home buyers relocating from outside the community. Real estate agents know the area including home values, can direct you to school data and taxes and may even may be helpful with information about special interests or specific needs of home buyers. For instance, should you require help relocating an elderly parent with you, a good real estate agent … (0 comments)
