That was a question we were asked by our Buyer last week after presenting an offer on a Home in Suffolk County Long Island.
It means that another offer was made on this Suffolk County property before ours, and the owner and Realtor have decided they will accept back-up offers just in case the first offer is cancelled. Is It A Different Real Estate Market On Long Island For 2012? Here on Long Island Under Contracts were up 12% both in Nassau and Suffolk Counties from last year. Inventory usually increases during the Spring selling season, but 2012 is significantly lower than Long Island's 2011 numbers.  There were 1007 houses that went Under Contract in April 2012 compard to 893 for the previous year.  The new normal is that there is more activity in the market. We are starting to realize multiple offers on homes priced at their current value with many going close to or some even above asking price.
