market condition: Cowlitz County real estate market is picking up. - 02/17/08 03:55 PM

Checking the stats for the Cowlitz County real estate market is definitely clear that the market is picking up, as usual does every year after slow December and January. At the beginning of this month I posted the stats for January and there were only 38 homes pending at that time, now two weeks later the homes under contract (pending and STI) have more than double to 93.

The following is an over view of the current Cowlitz County real estate market. Well, as much as I don't want it to be true, with more price reductions almost everyday, than new and sold listings, longer time on the market, without a doubt the last six months the local market has shown that we are going from stable market to a declining market.
As of today, first week of January of 2008, there is over eleven months of inventory of available homes for sale, compared to five moths of inventory at the beginning of 2007. There are currently 42 homes pending … (0 comments)

This is a quick over view of the Cowlitz County real estate market of single family homes, including Longview, Kelso and surrounding communities. Currently there is approximately five months of inventory, of homes for sale.
There is currently 545 active listings, 117 pendings and 241 have sold within the last three months. Estimated inventory: five months. Lowest price $80,000, highest price $749,000.
