What is the Blue Jackalope anyway? Find out at the Crosbie Heights' October 4th Block Party/Fundraiser in Tulsa!
My husband and I first visited this neighborhood grocery & coffee shop to meet some friends. We now pass it every time we drive to the Joe Station Bark Park.
It's located at 306 S. Phoenix Avenue (off Charles Page Boulevard) and is open 9a-7p Monday through Friday; 8:30 a-5p Saturday and 9a-7p Sunday. They serve great sandwiches too.
The Blue Jackalope Grocery & Coffee promotes sustenance: that which sustains life and spirit; nourishment; food.

Buyer’s Market or Seller’s Market? Good time to sell or good time to buy in Tulsa? - 09/21/09 07:33 AM
Buyer’s Market or Seller’s Market? Good time to sell or good time to buy in Tulsa?
General consumers often ask real estate professionals how our market is doing, as real estate trends are an integral factor of how our economy is doing in general.
In Tulsa, our inventory of homes for sale is higher than it has been in several years, but between Buyer incentives and low interest rates, our Buyer activity is high.
Which leads us to the logical conclusion . . . if it’s a good time to buy, then it has to be a good time to sell!

Utica Square - Tulsa's finer midtown Shopping Centre - 09/20/09 02:15 PM
Utica Square - Tulsa's finer midtown Shopping Centre - The many Tulsa midtown neighborhoods that I love – Terwilleger Heights, Maple Ridge, Swan Lake, Florence Park – all share a unique place to shop: Utica Square.
Once considered the “outskirts of town,” Utica Square is an anchor of midtown Tulsa. Built in the 1950s, Utica Square more resembles a village shopping area than an obtrusive shopping mall. Trees and benches are scattered throughout and most restaurants offer sidewalk dining.
Referred to as “the Square” by locals, its charm and beauty are evidenced by the many clocks and the garden’s bronze … (3 comments)

Swan Lake - one of Tulsa's oldest and most beautiful parks and historic neighborhood - 09/12/09 09:47 AM
Swan Lake - one of Tulsa's oldest and most beautiful parks and historic neighborhood - One of the hidden treasures in midtown Tulsa is a neighborhood and park called Swan Lake.
This lake, blocks away from St. John’s hospital and Utica Square shopping, is home to a permanent collection of native waterfowl. The lake and its feathery residents are maintained by the Swan Lake Waterfowl Society and Tulsa Parks.
A historic district in Tulsa, Swan Lake’s boundaries are 15th street to the north; 21st street to the south; Peoria Avenue to the west; and Utica to the east. Homes built around … (4 comments)

Negotiating Repairs in Tulsa Oklahoma – compromise and compromise are key - 09/11/09 07:31 PM
Negotiating Repairs in Tulsa Oklahoma – compromise and compromise are key
In the state of Oklahoma, Buyers and Sellers agree to a “repair cap” when negotiating a real estate contract BEFORE inspections are done. I understand from real estate blogging that it’s not done this way in other states, but that’s how we do it here.
The amount agreed to in the real estate contract is the CAP that the Seller agrees to spend on repairs. After inspections, should the required repairs exceed the cap, the Seller has the right to back out of the contract or we re-negotiate which repairs … (5 comments)

Legitimate reason for optimism - 09/09/09 09:00 AM
This Remax Realtor wrote an excellent post on the shifts in our housing market based on our population changes, and I wanted to share her thoughtful and optimistic article with you!  Lori
Via RE/MAX 2000:
Before anyone is allowed to print anything regarding the condition of the housing market, they should be required to read Harvard University's Joint Center for Housing Studies report published in July. Kind of like continuing education.
The housing market is driven by supply and demand. The people provide the demand and the level of demand is consistent with the number of people who need the product.

Outsmart the Crowd: Skip the $8000 Tax Credit and Wait to Buy - 09/07/09 06:46 PM
Janet is a brilliant Mortgage Banker and Real Estate Broker who brings up some excellent points about buying AFTER the stimulus money deadline. Definitely food for thought! Enjoy ~ Lori
Via Janet Guilbault California Mortgage Banker/Broker:
You are a first time buyer who has a sore butt. Why? Because you have been sitting on the fence all year long.
Could you be the smartest first time homebuyer out there?
Consider what happened when CASH for CLUNKERS overheated the demand for cars  (just like the FIRST TIME HOME BUYER TAX CREDIT overheated demand for entry level houses).
Before Cash for Clunkers, dealers had huge … (2 comments)

Save the date for the 49th Annual Greek Festival, September 24-26 in Tulsa, Oklahoma.
Holy Trinity’s annual festival is held in late September and is the oldest ethnic festival in Tulsa. It is known to many Tulsans as Greek Holiday, Glendi, or simply “the festival.” We proudly serve and entertain more than 5,000 Tulsans and other visitors each year.
At the festival, patrons enjoy authentic Greek cuisine, including calamari, lamb kabobs, charbroiled shish kabobs & mouthwatering, homemade Greek pastries. The largest oak tree in Oklahoma - maybe the world? - 09/06/09 08:45 PM
I made a trip last month to Red Oak Oklahoma to attend my friend's bridal shower.
She insisted that we drive off the beaten path to Tamaha, Oklahoma, where I saw the most HUGE pin oak tree EVER.
My friend Kalyn had campaigned in this area years earlier and saw this HUGE tree by the Senior Citizen Center in Tamaha, Oklahoma - she was AMAZED at the size, but the locals thought nothing of it, as "it had always been there."
So, after the bridal shower, Kalyn, Janie and I met Kalyn's mother and aunt in Tamaha. According to Wikipedia, Tamaha … (12 comments)

Angry with Your Agent? Look in the Mirror. - 09/01/09 09:45 AM
This NYC Realtor posted a great article about selecting the right Realtor to see your home. Please call me if you have any questions! Lori
Via J. Philip Real Estate LLC Briarcliff Manor, NY:
Most of my listings are homes that were not sold by another brokerage. I work the "expired" niche, and I speak with people who have been trying to sell their home for 3, 6 and sometimes 12 months or more with another broker before they decided to go in another direction at the end of their contracts.
And some of their reasons for choosing their last agent blow me … (1 comments)
