To Stage or Not to Stage - Tips for Tulsa Home Sellers!
My Sellers withdrew their home from the market during a major renovation and were ready to put their vacant home back on the market. After discussing the benefits of home staging, they agreed to hire a professional home stager.
We wanted to show off their new hardwood flooring, new carpet and fresh paint throughout. Prospective Buyers looking at photos on the internet will feel NO EMOTION when they look at an empty room and try to figure out if it's an office or bedroom. However, seeing furniture in a … (9 comments)

home staging: How do Tulsa Home Sellers attract Tulsa Home Buyers? - 11/13/11 03:34 PM
How do Tulsa Home Sellers attract Tulsa Home Buyers?
Would you go on a first-date without immaculate clothing, make up (or shave) and stylish hair? Of course you wouldn’t, because you want to make a good impression – a good FIRST impression.
So, why would you put your home on the market, expecting to interest Buyers if your HOME did not make a good first impression? Spend a little time, money and sweat on the exterior, because you can’t sell your home if we can’t get our Buyer through the front door!
What we understand about the home buyer’s selection process … (10 comments)

Days on Market - what my team can do for you when you're selling your home in Tulsa
Selling homes quickly and for top dollar is important to me and my Sellers - selling in few days on market and close to list price is our selling goal.

My home selling strategy is simple and effective. Prepare your home for market: clean, update and remove as many home buyer's objections as possible. Most recently, I asked some home Sellers to pull carpet in three bedrooms to expose their beautiful hardwoods, paint a few rooms and generally de-clutter.

home staging: Preparing my home for sale in Florence Park AND am I a difficult Seller for THIS Realtor to work with? - 01/24/10 09:38 PM
Preparing my home for sale in Florence Park AND am I a difficult Seller for THIS Realtor to work with?
Those that follow my blog know that I’m preparing my home for sale in Florence Park. My husband laughed today, “You need to blog about this - I think you’re being a difficult Seller!” He’s funny -ha ha.
Buff the hardwoods or completely refinish them? Spend a thousand dollars on new light fixtures, ceiling fans and door knobs, but skip painting the closet interiors? What to do about the patio that didn’t fare well through our last snow/ice storm? I … (23 comments)

home staging: Updating your home before putting it on the real estate market - 12/10/09 03:17 PM
Updating your home before putting it on the real estate market
Because I’m getting my first-home, my dream home, my “pre-marriage” starter home ready to put on the market, I’m faced with the same dilemma my Sellers face when updating their home before putting it on the real estate market.
Which paint colors are in style and which will fit the architectural style of my home? Brass is out, so the fixtures I loved twelve years ago will have to go.
Thankfully my kitchen cabinets are a beautiful and natural wood that is still in style, and although my counter-tops … (11 comments)

home staging: Can this Realtor selling her own home follow the same advice this Realtor gives home sellers? - 11/23/09 09:56 PM
Can this Realtor selling her own home follow the same advice this Realtor gives home sellers?
This Realtor is selling her dream home and wondering if I can follow the same advice this Realtor gives home sellers. Finally, the shoe is on the other foot.
Some would say that I am too strict with my clients selling their home. It must be priced competitively. Needed updates and improvements are to be made before photos are taken and before my sign goes in the yard. I encourage my home sellers to utilize the services of a home stager. Remove any objections a … (16 comments)

home staging: Getting your home ready for market – “Move-in Ready” is Key - 08/17/09 08:11 AM
Getting your home ready for market – “Move-in Ready” is Key - Unless absolutely impossible, it is my preference to prepare my listings to be “move-in ready” BEFORE they go on the market.
Because our inventory of homes is high and Buyers have much from which to choose, YOUR home needs to have the WOW factor.
When the Buyer walks through your door, they need to say, “I can LIVE here. In fact, I could move in TODAY!”
If they walk into a home with stained carpet, dirty walls and obnoxious paint colors, they’re going to turn around and walk out. … (10 comments)

home staging: Home Staging to Sell your Home in Tulsa Oklahoma - 08/04/09 09:26 AM
Home Staging to Sell your Home in Tulsa Oklahoma -  Following is an article home-stager Susan Atwell shared with me. As a listing Realtor who likes to get in/out, and get the job done, I can't emphasize enough the importance of home-staging. After signing listing paperwork the other day, my Seller told me he hoped for a quick sale because his wife would force him to make his bed every day their home was on the market. Although he was half-way joking with me, the truth is that it IS inconvenient to have your home for sale, and this home-stager explains … (9 comments)
