When I'm out shopping with Tulsa home buyers, I make notes of their comments as we tour properties - and some of what they say is funny. Notes are kept so that I can better understand what they're looking for, plus I'm able to pass along their comments to the Listing Realtor.

In 2010, 16 Tulsa properties were sold in the North Maple Ridge neighborhood (one was a condo). Home prices vary widely in this neighborhood with the lowest home selling for $98,500 and highest selling for $482,000; average price was $241,525.

As of this market snapshot March 4, 2011, there are nine active listings in Maple Ridge. The active properties are listed at prices ranging from $184,900 to $985,000.

The first Tulsa neighborhood to be listed in the Oklahoma Landmarks Inventory was Maple Ridge, which is south of downtown Tulsa. … (1 comments)

Home Buyers: Don’t fall in love with a house and ignore the old roof!
I bought my first home before I became a real estate professional. I was in that home for less than two minutes before I knew it was the perfect home for me.
Because I saw the home in daylight, I never noticed that there was no electricity in the detached garage. My cousin gave me an electric overhead garage door opener as a house-warming gift, which of course couldn’t be installed until I ran electric lines to the garage.

Those who know me well know that I have an amazing husband, love dogs, sell Tulsa real estate, am a great cook and political activist.
You can pretty much be happily married anywhere, cook anywhere, walk dogs anywhere – but, I can’t imagine selling real estate anywhere other than Tulsa. We have the most impressive historical districts in midtown Tulsa and beautiful communities throughout our city and neighboring suburbs.

In the state of Oklahoma, Buyers and Sellers agree to a “repair cap” when negotiating a real estate contract BEFORE inspections are done. I understand from real estate blogging that it’s not done this way in other states, but that’s how we do it here.

Two clients recently had their air conditioning go out and called me for recommendations.
I recommend Rick Davis, owner of Davis Mechanical, 918-691-5583 and Wilson Heat & Air, 918-610-2998. Both clients' AC went out on the weekend (of course), and July is not the time to be with AC in Oklahoma!

I can set up a search through MLS to help you look for your dream home. I can search by geographical boundaries, school district, square footage, number of bedrooms, age of home, list price, etc. This sets up a web "portal" for you, and you are notified by e-mail when anything new comes on the market that meets your search criteria. Once you receive the link, you click on it to view the properties that meet your criteria. You can then view photos and virtual tours, and basically preview homes before ever getting in your car.
