It's a great day in Lake Havasu City, AZ!

We currently have 742 active single family home listings in Lake Havasu City.  Of those listings, only 36 are priced under $100,000.  The price range for the 742 homes is $51,900 to a high of $2,215,000.  Of the 742 homes listed only 89 are foreclosure properties.  The foreclosures are priced from $51,900 to a high of $549,900. 

Many of the foreclosures are being consumed almost as fast as they come on the market...

 

Well...homes are selling in Lake Havasu.  Are they selling like they were 4 years ago?  NO...but selling none the less!  In the early part of this year our biggest buyer type was the "winter visitor" aka "snow birds."  We are seeing many first time buyers as well.  Currently, our summer or boater visitors are taking a look.  ...and the real estate investor is always on the "look out." 

As of today, July 13, 2009 we have 753 active single family home listings in Havasu priced between $69,900 and $2,215,000.  Of those 99 are foreclosures priced between $69,900 and $654,118.  We have 39 single family homes under $100,000.  For the month of June 2009, there were 137 single family homes SOLD (deed recorded). 

We've been experiencing an interesting trend where a home comes on the market priced below market.  Multiple offers are being presented within a day of the listing.  Hmmmm.  Many of the homes listed for less than market price seems to be selling for quite a bit more than list price due to the number of interested parties involved. 

Two weeks ago a new listing showed up in our WARDEX MLS.  Of course, I've been keeping an eye out for several of my clients (clearly I'm not the only one)...and noticed it. I hurried over to "preview" the home...when I arrived, another REALTOR was there and another as I was leaving.  Actually the listing agent had entered the wrong price, but the point is that we are noticing what is going on! 

I would say the moral of the story is Havasu Real Estate is moving...we do have lots to choose from...as well as many people out there looking...and buying!

Visitors and residents enjoying our region over the coming weeks will become aware of the presence of an unusual number of dead fish in the water and along the shoreline of Lake Havasu and the Colorado River.  The fish are native carp that have perished from an epidemic of the Koi Herpes Virus, or KHV.  According to the Arizona Game and Fish Department, KHV affects only carp, goldfish and koi, and is not a threat to other species, including humans.

Fortunately, Lake Havasu visitors have nothing to fear from KHV.  Unfortunately, however, the unsightly presence of dead fish and the odor associated with them is an unavoidable consequence of this natural phenomenon.

Lake Havasu City is actively working with community volunteers to help keep popular beaches and coves clean and clear of the dead fish.  Given the large number of carp in Lake Havasu, and the limited resources available to keep up with the die-off, however, it is likely visitors will find dead fish in many areas of the lake and river.  Parents of curious children and pet owners should take special care to keep from coming into contact with remains that may have washed ashore. 

Experts tell us the water quality of Lake Havasu is excellent and swimmers have nothing to fear from KHV or its victims.  The good news is we are told the effects of this phenomenon will decline over the coming weeks and eventually become just a stinky memory.

Today we have 759 single family home listings.  Of those 25 are priced less than $100,000 and 86 are foreclosures.  84 homes have gone under contract since the first of June.  Real Estate in Havasu is moving!

October 15-19th will be the 31st ANNUAL RELICS & RODS RUN TO THE SUN - Wed: Registration, Thurs: Poker Run and Cruise Night on McCulloch, Fri & Sat: Show & Shine at the Nautical Havasu Island Golf Course, Sun: Parade on McCulloch.  Admission: Fri & Sat $7 or $10 for both days.

October 21st to November 1st is the 37th ANNUAL LONDON BRIDGE DAYS - Fun activities

October 25th will be the ANNUAL CUPCAKE MOUNTIAN LIGHTING at 9pm, Cupcake Mountain (southwest-California side of the Lake).

1. Investigate local, state, and national down payment assistance programs. These programs give qualified applicants loans or grants to cover all or part of your required down payment. National programs include the Nehemiah program, www.getdownpayment.com, and the American Dream Down Payment Fund from the Department of Housing and Urban Development, www.hud.gov.

2. Explore seller financing. In some cases, sellers may be willing to finance all or part of the purchase price of the home and let you repay them gradually, just as you would do with a mortgage.

3. Consider a shared-appreciation or shared-equity arrangement. Under this arrangement, your family, friends, or even a third-party may buy a portion of the home and share in any appreciation when the home is sold. The owner/occupant usually pays the mortgage, property taxes, and maintenance costs, but all the investors' names are usually on the mortgage. Companies are available that can help you find such an investor, if your family can't participate.

4. Ask your family for help. Perhaps a family member will loan you money for the down payment or act as a co-signer for the mortgage. Lenders often like to have a co-signer if you have little credit history.

5. Lease with the option to buy. Renting the home for a year or more will give you the chance to save more toward your down payment. And in many cases, owners will apply some of the rental amount toward the purchase price. You usually have to pay a small, nonrefundable option fee to the owner.

6. Consider a short-term second mortgage. If you can qualify for a short-term second mortgage, this would give you money to make a larger down payment. This may be possible if you're in good financial standing, with a strong income and little other debt.

Folks have been arriving in Lake Havasu City for the 4th of July holiday pretty steadily since last weekend June 27th.   We have something for everyone!  What fun!  My family and I enjoyed the Lake last Sunday...it was perfect!  We were able to boat up and down the blue waters, BBQ in Rattlesnake Cove, swim and just plain relax with the family....

Today is "another beautiful day in Lake Havasu City. AZ.   Although I won't be on the lake, I will be helping someone find their perfect home.
