What a week! This week, I am wondering.. what buyers market??? I had 3 offers on one of property listings last week. One of them was accepted, the other offers were too low. This week I received over 50 calls on one of my other listings. Open house will be Sunday. I know we will also have multiple offers. The attraction to the listing is that it short sale, nice home and is priced below appraised value. I know it will sell over the asking price. I don't make the above statements to brag or boast.. only to make a point. (9 comments)

I refuse to acknowledge a bad or good market. It is either a buyers market or a sellers market. We are in a strong buyers market. We sellers had our time in the sun. 5 years of over the top appreciation! Those who sold in the good ole days made so much profit. Did you know that even at a 4% increase in market value per year, the investment in a multi-unit rental property can be extremely lucrative. First there is depreciation. Boy, now I know why I usually don't watch the news. I was watching the nightly news a few minutes ago. No wonder buyers are fence sitting! The media paints the worst doom and gloom story ever! Bear Stearns buyout.. economy.. etc.etc.. Here is why: The media needs to create ratings. They also know that it is human nature to dwell on the negative news. Electronic media is sold by the rating point or by impressions. You sit there watching some talking head tout " the worst since the great depression". How can you not be affected? What to do? When I work with sellers, oftentimes, I find that the home needs staging. Knowing that Buyers want to buy homes that show that value outweighs price AND they also DO NOT want to fix anything. I bring in my trusted friend and stager, Noella Santerre. Noella charges me for the consult. I am always glad to pay it. My fees are not higher because I pay for this, it is just part of my service.
