Everywhere you turn today, the talk is about a next wave of foreclosures. I wonder whether this is accurate information. When I logically assess these statements and claims in my mind, I cannot understand.

While many Option Arm and adjustable rate mortgages are about to reset, I wonder whether the next wave of foreclosures will be a tsunami or just a few ripples.

How I see it:

Major lenders like JP Morgan Chase, Bank America, Wells Fargo and many more are offering loan modification programs to homeowners who would otherwise lose their homes.

Today vs last year: Home Owners who are behind on their payments are better educated on their options. I believe that short sales will be the dominant force in real estate in 2010. and foreclosures, not nearly as many..here's why:

1. A Judge earlier this year, in Massachusetts ruled that due to improper paperwork two banks improperly foreclosed on two Springfield-area homes; therefore, the title to these properties have been "clouded" or defective. Mortgages were not properly recorded, and sometimes not recorded at all, or recorded well after the date the mortgage was given. Judges have declared this illegal.. the banks sold and resold the mortgages multiple times to other investors. This affected and will continue to affect several homeowners in pre-foreclosure and foreclosure status. We are continuing to see this happen in other states as well. Based on this, I am of the opinion, at least right now, that there will NOT be a so called "glut" of foreclosures, I believe they will exist and come on the market, but not a wave or tsunami, as we saw last year and in first quarter 2009.

A. Another case Landmark National Bank v. Kesler, August 28, 2009 , the Kansas Supreme Court held that a nominee company called MERS has no right or standing to bring an action for foreclosure. MERS is an acronym for Mortgage Electronic Registration Systems, a private company that registers mortgages electronically and tracks changes in ownership. The significance of the holding is that if MERS has no standing to foreclose, then nobody has standing to foreclose - on 60 million mortgages? That is the number of American mortgages currently reported to be held by MERS. Over half of all new U.S. residential mortgage loans are registered with MERS and recorded in its name. Holdings of the Kansas Supreme Court are not binding on the rest of the country, but they are dicta of which other courts take note; and the reasoning behind the decision is sound. This will halt so many foreclosures, giving homeowners time to consider their options. and yes, the banks will continue to attempt foreclosure.

2. Lenders have to be accountable to their investors and their bottom line. Foreclosures are toxic assets and are cost prohibitive. Lenders do not want real estate, they want their money. Would you want to own a house where you would have to fund an asset manager, real estate agent, repairs, liability insurance and more. The cost of foreclosure on some homes can be greater than what the home is worth!

3.Because of Obama's new Making Homes Affordable program, banks have become kinder and gentler in the way of loan modifications for those who qualify.

4. For homeowners unable to qualify for a loan modification, short sales are the other best alternative. I believe that our inventory will consist of more short sales than foreclosures in 2010.

With all the information out there avaiable to home sellers and home buyers, finding and getting the right information becomes a challenge.

Zillow is one of the most well known property valuation websites, but if you are using it to decide what to place your home on the market for or what the home you are looking to buy is worth you will getting inaccurate or irrelevant information.

This is a portion of the Zillow Data Coverage and Zestimate Accuracy graph. As you can see in Bristol County they are only within 5% of the sale price 24% of the time. That number is not good odds for either a seller or buyer to accurately price their home. In Plymouth County it goes down to 22%.

Definitions

Zestimate Accuracy/Star Rating:
This rating is tied to the Median Error in an area.
The ratings are as follows:

As you can see from the legend I pasted above they rate their own ability to be accurate. In Plymouth County they gave themselves 2 Stars which is Fair accuracy. For easier understanding to me that is a D. My son would have been grounded for months if he ever came home with a grade like that.

A Bad Rap

A bad rap, that's what I came away from this study thinking. I read a very interesting post by Liz Miller of Lake Havasu Real Estate in Arizona called "Those Who Have Chosen to Walk Away from Home Mortgages". If you haven't read it, you really should. Liz talks about a report from the LA Times concerning "Strategic Defaults", people walking away from their homes.

The surprising data that came out of a study done by Experian and Oliver Wyman showed that people with good credit were 50% more likely to walk away from their homes than people who were struggling to make those payments or who had less than stellar credit. What also surprised me that these "strategic defaulters" go from making payments on time to walking away. No struggling to make those payments, no late payments, etc.

I had two very strong and immediate thoughts to this information.

I have heard it said over and over again that it was the people who had bad credit that obtained mortgages that were the problem. Guess that is not true at all. The study shows more of these people apparently are trying to pay, trying to make deals with the banks, and are going to be suffering the most with this latest development.They really have gotten a bad rap.

How do you just walk away from a home? Does this include those who refinanced and already spent the money? In my humble opinion if indeed the home was refinanced and money was spent to pay credit card debts, etc., to purchase that new vehicle or to get bigger and better toys, how is that different than racking up huge credit card debt and just not paying? You have the items you purchased and yet refuse to pay the bill?

Bottom line, I think it is very important that the general public understand the continued problems are not the fault of those who may not have stellar credit ratings and big fancy homes, those who are struggling to hang on to what they have. What really worries me about this is that the banks are often NOT willing to work with them to help them out on loan modification programs. And yet these are the folks that are really trying to stay in their homes!

I'm just sayin....

It's that time again.. How to deep clean your neglected house part 1. Massachusetts Homes

Oh.. boy.. It's that time of year again. How to Deep Clean Your Neglected House Part 1

Even if you aren't selling your home, we all like a clean home right?

As most people do, I work full time, I mean full time.. when you aren't home to "see" the dust bunnies, it's easy to forget.

When you aren't home to notice that you're having a hard time seeing out your windows.. well.. for me and maybe you.. it's time to get things spruced up and spic and span for the Holidays and Winter, and.. I am guilty as charged. Here is my strategy, hope it helps you.

First, set goals attached to a date that you would like to accomplish by. Second, enlist some help. If you don't have help, you can get the job done in small time blocks. How to eat an elephant.. "one bite at a time".

I don't like jobs done half way.. so my list is thorough. Since I've been in my home for awhile, it's time to start thinking of a complete overhaul, a real deep cleaning..start by removing all of the clutter.. rent a dumpster and have a yard sale. You can pay for the dumpster with the proceeds from the yard sale.

Note: (Definition of Clutter- what hasn't been used or looked at in 2 years. Get rid of all things that aren't sentimental.. okay packrats.. I hear you.. you have a lot of sentimental items right? If this is the case, give some of them to family members.. and re-evaluate your position on what is and isn't sentimental.) Just get rid of the junk.. don't leave it to a family member after you pass..give it to them now if you aren't using it.. the best gift we can give our loved ones after we pass is the gift of not having to go through all of our junk.

AFTER you've de-cluttered, start upstairs if you have 2 levels, this helps you work your way down. Most people that I know start downstairs and work their way up, not good.. all of the junk goes with you when you start down and work up. When you start upstairs, all throw-away items will be brought downstairs with you so that you can easy removal.

Wash all of your windows upstairs. Schedule enough time without rushing through.. it shouldn't take more than 10 minutes per window. Then leave the windows open.Don't use window cleaner first. Bring a bucket of soapy water and clean water. Then use window cleaner and newspaper or use vinegar which I believe is better.

Vaccum the mattresses (after you strip the beds. Leave the beds undressed until evening.) The open windows will help "air" out the mattresses.

Then dust and vaccum thoroughly, vaccum under the beds, clean door knobs, woodtrim etc.

Don't forget to vaccum and or wash/dust the heater covers.- (the big dispute on which order to do this in.. doesn't matter as long as it gets done). I prefer to wash rather than dust. I use Murphy's Oil soap 1 part soap, 2 parts water. for all of my wood cleaning and dusting. You can also use it on doors, window sills etc.

Repeat the same steps for downstairs.

For couches and chairs, remove all slip covers. Wash them in cold water, make sure they are washable and will not shrink. vaccum inside every nook and cranny of each chair or couch. For carpet stains, use a scrub brush with 3 part plain cold water 1 part gentle laundry detergent in a spray bottle. ( I once used Oxy-clean on my carpet and it stained my tan carpet white).

For all hard surface floors, forget the swiffer, hands and knees cleaning is best for the deep clean. For wood floors, I love Oil soap. For laminate.. too much water is not good because laminate is a pressed composite material. Damp cleaning in my opinion, is best on laminate. On bathroom and kitchen floors use a disinfectant cleaner.

I am such a bleach addict because it kills everything. If you choose to use chlorine bleach, make sure you have old clothes on and be careful of the fumes. You can also use all fabric bleach, but I am not so sure it will kill germs. Don't ever mix bleach with any other product other than water.

I also like the new Miracle sponges, they are foam like, but really clean up the hard water stains without detergent.

My thoughts for today in Southern MA Real Estate- Taunton Area-Massachusetts

So are you tired of hearing about whether the tax credit will be extended? It is always a great time to buy good real estate. Now is just a bit different. I have never seen home prices and interest rates in line with one another. .and the government giving away so much money. Usually it's one or the other, home prices higher, interest rates lower and vice versa.

My first question is who is going to pay for this. Don't get me wrong, the first time home buyer tax credit has helped many buyers and sellers get real estate up an running again..question is.. can we sustain the market without the credit? Should the credit be extended and even include others? Frankly, I have mixed emotions.

On one hand, it scares me.. bet you never thought I would say this.. "Lori the optimist". One cannot help but wonder.. if the credit is extended, that means millions of people are cashing in their credit instead of paying taxes. So who pays for it.?? I believe that would be us? Our country has so much debt now.

On the other hand, if the tax credit isn't extended, will the economy not recover? Will home buyers not be able to buy? After the expiration on Novemeber 30, will the real estate market tank?

Lots to think about. ..

Okay the title got you to look at the blog.. my mother used to say this to me, when I was "in trouble"( lol)

I hope everyone gets to visit an apple orchard this fall. Apple picking is so much fun, relaxing morning or afternoon. Take time to ponder the beautiful autumn colors and breathe the fresh air of the country.. Nothing like Autumn in New England. I digress..

I am amazed at the apple varieties, from sweet to tart, to everything in between. There's an apple for everyone. There are also so many recipes available. You can get them online. Just go to the Food network website and type in Apple recipes in the search feature

My personal favorite is the Macoun.

Be Cautious in Agreeing to Delayed Possession
All Signed and sealed, got the keys in your hand, arriving at your brand-new address for the first time with children gathering around to have a look at your furniture. Perfect picture of a moving day, right on the agreed date! That's what you had in mind. But wait! What's that? A delay?

In some cases, a seller will ask to remain in the real estate for a time after closing. You may say yes or no to the request, but before you make your decision, there are some important things to keep in mind.

Requests for Possession Delay
Sometimes just prior to contract closing, a seller may ask for time to vacate the home, or to take care of other issues on the transfer of possession. While the request may seem to be in order, a buyer should consider it with caution.

If you choose to allow the request, the prior owner should at least be made to pay rent for any extra time. There must be a firm limit on the time the seller can stay in the property after the signing of the contract, and it needs to be in written form. An agreement setting forth the details of the after-closing possession can be provided by the real estate attorney or, in jurisdictions where attorneys are not involved in real estate purchase contracts, by the escrow officer.

If the seller announces at the time of closing that he or she has to stay in the home longer, and you agree to allow it, it is usually advisable to delay closing on the property until the seller can clear out, rather than become an unwilling landlord to a potentially troublesome tenant.

Why is Possession Following Closing a Problem?
Once you close on a property, it's yours. It is your responsibility. Anyone living there can do so only with your permission and they should be under a rental agreement or equivalent; even that does not insulate you from the risk of a loss. If the prior owner accidentally starts a fire that damages the house, you are responsible and you are accountable for the loss. The "tenant" will not be accountabile for the loss unless it is clearly included in the agreement -- and even then the inclusion may be hard to enforce.

Additionally, sellers who stay in possession after closing have a lower level of motivation to take care of the property and make needed repairs or do any maintenance. When the deal closes, you accept it in the condition in which it stands at the time of closing.

Whatever damage that occurs after the contract closing accrues to the buyer, irrespective of who is living there. So if a carpet gets torn up or a furniture mover drags an appliance and scars a wall or kitchen tile, you will end up paying for the entire cost of the repair work.

A frequent problem with letting the seller keep possession past closing is that items that should remain with the home can disappear between closing and the time the buyer takes possession. Even in this case, the buyer is responsible for the loss because that liability goes along with ownership.

As the buyer, you assume a responsibility commensurate with your investment. It is safest to stay with possession at the time of closing, or to reschedule closing until the former owner has moved out from the property and can deliver the keys.

If you're planning to claim use the credit and haven't started looking for a home, your clock is officially ticking. You must be closed on your new home on or before December 1.

Because purchase closings sometimes are 60-days standard, your $8,000 is in jeopardy unless you go under contract prior to October 2, 2009. That's only about 2 months from now.

Buyers appreciate and make offers on well priced homes in great condition: Here are som quick tips that will get you top dollar for your home in today's competititve market.

Remember that most buyers consider up to 5 possible towns. Sellers will be competing with other homes in the same price range in other towns. So it is extremely important that their homes stand out.

Before you put your house on the market check these items:

1. Curb appeal- remove trees and shrubs that "hide" your home.. most important is the front. Flower gardens should be weed free and lawn care should be evident. Paint the exterior of your home if needed.

2. Remember the 80's wallpaper- remove all of it- then paint in neutral colors. A very easy fix, you can rent or buy a wallpaper steamer. Total cost for 5 rooms would be about $700.00 or less if you do the work yourself.

3. Repair and or replace the roof, gutters, cracked window glass

4. Clean Out the garage, basement and other storage areas so the home buyers can see your space. Rent storage is best. Placing a pod on the property is okay, but ideally, use a storage warehouse.

5. Have a yard sale! You will make the money you need to cover some repairs

6. Deep clean everything! I mean everything.. powerwash outside of home, deck, etc.. Vaccum and wash walls, remove cobwebs, dust etc..

7. Get a home inspection- the home inspector will inform you as to all of the major repairs needed. i.e. furnace, oil tank, hot water heater, insects, mold, structural issues, etc..

8 Hire a professional stager- he or she will consult with you about showing your home in the best possible way.

9 List your home with a great Realtor

Your time and money invested will cause your house to sell for more money than if the work isn't done. Well worth the time and money... hands down!

Bidding Wars??? Isn't this a buyers market? YES and NO.

Yes, there are several bidding wars going on now particularly on homes that are well located, in good condition and are priced right. I thought this was just temporary , until time and time again in recent months, I've seen and experienced this with my clients first hand.

Many buyers, especially first time buyers feel that they are being bamboozled by a slick salesperson when they hear statements like:

"Won't last""Multiple Offers""Priced to sell" "Highest and Best"

I am telling you.. it is TRUE!!

All of the statements above have become true for me and my buyers, other buyers agents are touting the same thing> " my buyer lost out" " my buyers bid was too low" etc.. etc..

Seeing homes go under agreement in a week is now avery common practice, especially in the $250,000 and under price range.

Some buyers are saying " I refuse to particpate in bidding wars". Some say.. I'll just submit my offer and see what happens, after all, there are plenty of others out there!"

So.. what if you really had your heart set on THIS house? How will you feel if someone else owns it?

Unfortunately when one takes the types of attitude above, they inevitably will be the one losing out over and over again. They blame their agents, get angry, then ultimately see prices start to rise.

We don't know what tomorrow brings or if the market will indeed start to trend upward. Does it really matter? Right now, there are a plethora of incentives for buyers. It is such a mistake to NOT take advantage of the current opportunities that are presented RIGHT NOW.

Work with a good buyers agent to help you find and get that home now. No.. you wont' save anything by going directly to the listing agent, in fact it could cost you.. the offer and acceptance is jus the beginning. A great buyers agent will watch your deadline dates, consult with you and help protect your deposit money.

So now it's time to wake up, get smart, stop fence sitting, and get moving before the market shifts again:

If you really love the house and have to have it, then offer your highest and best offer, even if over the asking price. Make sure your offer is secured with good funds for surety to close, pre-approval in hand,and be flexible.

Be available to see new listings asap, and be ready to make an offer.

I can't keep up with the Fannie Mae Guidelines!

Neither can sellers, buyers, appraisers, or the whole membership of MENSA. Just when you thought you had HVCC handled, then stuff happens. One way we have "worked" with HVCC is to do comps for appraisers, and leave them in an obvious spot for their perusal, and it seems that out of state lenders like appraisers that are out of the city and do not subscribe to our MLS system. It was my thought that HVCC was supposed to guaranty competent appraisals without coersion. Well, that competent part hasn't worked ourt so well so far in Oklahoma City.

Now for the fun part, we finally got a local apprasier who has a reputation for being one of the best, and I agree with that assessment. We had a rental property that the owner was selling to an owner-occupant doing a conventional mortgage with 20% down, full Fannie Mae. The appraisal came in at $5,000 over the selling price, and it was not an expensive property. In the old days, you just sat back and waited for the closing. But as the Isley Brothers said in the song Shout, "Now wait a minute". The underwriter saw that the appraser put in the description fair to average. Because the fair was in there, repairs from an inspection had to be done by closing, and this was an "as is" sale. The buyer was fine without the repairs, the seller was going to do none at the negotiated price, the young's man's father was a general contractor, and he needed to move immediately. We could change the contract, start over a delay this puppy another two weeks, or the buyer could at his own risk do the repairs.

Here's my problem, after the loan closed I talked to the appraiser who is a friend. I asked him about his use of fair to average. He was not aware that that would trigger a new and unknown to everybody, Fannie Mae guideline change. Plus, no one could talk to the appraiser about this becasue of HVCC. I was not about to try because if those are the rules then we have to follow them, no matter how stupid. He would have changed the description to just average had he known. Help me out people, am I raising a stink about no big thing, or are we at the tip of the iceberg of constant and poorly announced changes?

I asked the lady in the picture to check the eight ball, and all she got was ask me tomorrow. So should we defy the HVCC rules that are absurd, or just be quiet?

Dazed and Confused on your home's value.. must read for sellers!! Taunton/Lakeville/ Rehoboth MA real estate

Since 2006, I have sold in excess of 40 homes. I don't say this to brag,because there are some who have sold more and some less, but I say this to urge you sellers to trust the professionals in this field, we don't just pull data from the air, we professionals give good facts of record to our sellers. So you should rely on the professionals in real estate and their knowledge. The same way you rely on a good doctor to determine your illness.

I sometimes meet home sellers that believe that their homes are worth far more than what a buyer will pay. ..

Home selling is in most waysis just like selling any other product. Supply and Demand and what the buyers are willing to pay. Home Buyers, like buyers for most products want to see value supercede price. It doesn't matter what you put into the home, the market doesn't care... (wow, was that tough to say..but probably harder for most home sellers to hear)

I often give this analogy: I have a 1999 Toyota 4 Runner.. it is worth $10,000 to me! I cannot, however run an ad in the local paper expecting a line at my door with buyers fist clenched with money. Realistically, I would probably be able to sell my 4 Runner ( on a good day) for $4000.00.

So why is it that home sellers think their homes are worth far more.. that's easy.. they mistake tend to value their homes based on the emotional attachment and the blood, sweat and tears ( and money) that they poured into their homes.

Here is the some easy ways to tell if a home is overprice:

1. It has been on the market over 3 months.. a clear sign that the house isn't priced to sell.

2. No showings. If a house isn't even being shown, you can bet that it more than just the agent marketing. ( refer to my Toyota 4 runner analogy)

3. Few showings.. no offers

4. Many showings.. no offers

5. Showings.. but low, low offers.. This is common for 2 reasons. Sometimes the buyers want to just 'test' the seller to see where the seller will discount.. other times, they make the offer low because it really is worth what they are offering. Buyers agents advise this type of offer sometimes due to thoughts that the home may not appraise ( another blog).

Solution: Rather than pricing your home "behind the market" which is overpricing by $20-30-40,000, and see if someone will make an offer.. price it below the market.. by about $.10-20,000. In all of my experience, I have seen homes priced this way sell faster than if they were overpriced with the seller expecting a lower offer

Here's what sellers traditionally do: Home Price $259,000... wait.. wait.. wait.. then boom an offer for $235,000.

Here's what I would do: Home Price $239,000, wait 2 days.. multiple offers.. highest price.. $245,000 SOLD!

Most sellers have a hard time buying this until they try it.. and then believe, yes this really does work.

Taunton MA- Don't listen to the media.. the market is moving!

Does this ever happen to you? You've gone through your day feeling pretty darn good about life and then you turn on the 6:00 news and suddenly, your whole demeanor and attitude change? You are not alone. The media's job is to produce ratings and drive up revenues in air time. I know this first hand. I used to be in the advertising business and believe me ratings rule.

Lately we are hearing negative news reports on the economy and the state of the real estate market in general, but I believe they aren't reporting accurately on the big picture. As someone who is actively working in this business. The day to day mindset of most buyers are " I need to buy a house now while I can afford it and while interest rates are low.". This is a far cry from the attitude among buyers last year. Home buyers are realizing the urgency to buy now. First time home buyers are AGRESSIVELY looking so they can take advantage of the $8000.00 tax credit.

My question to the reporters are:

If the economy is really doom and gloom, why are people out buying houses? Maybe it isn't nearly as bad as the so called reports indicate??

Why are we seeing multiple offers on traditional real estate?

If it is so bad, why am I out with 5-6 different well qualified buyers every week for the past 3 months?

Where is all the foreclosure inventory? Is there really going to be second wave?

And.. Why are sales figures up?

The only good thing that comes from the negative media is that interest rates will more than likely remain low.

My conclusion. The reports don't matter. People are buying well priced, well located real estate.

This is Easy... as Long as Nothing Ever Goes Wrong!

I love this, so true. Anybody who is great at what they do makes it look easy.

At least 3 friends of mine wanted to sell real estate.. they all came into the business at varying times... and they are now out. They said to me " You make it look so easy.. ".

Everybody is great at something. My "thing" is selling homes.. what about you?

This is Easy.

What is "this?"   Well, most anything and everything.

But, yes, there is a catch.

You see, most things are generally easy... as long as nothing ever goes wrong.

Most jobs are harder than they look. So are most lines of business. And the better someone is at their job, the easier it looks to everyone else. That is why so many people think others are overpaid. They assume that because it looks easy, it must be easy.

But business, project and life rarely go without a hitch. The "hitches" are where the real professionals get the chance to separate themselves from the pretenders, the "wanna-bees," the complainers, the rookies and the amateurs.

The world gets further confused by the overly optimistic. These are so-called professionals that price their services as if it will all go perfect. They don't budget time or money for handling surprise problems. These super optimists usually go out of business but not before confusing the market about fees, under delivering work and/or losing a lot of their own money.

The customers also get confused by the "promisors." They talk a big game but deliver little. They may even mean well at the time but then just can manage to follow up and deliver. They make it "look" easy at the start but not at the end (thoughthey usually have great excuses).

The successful professionals do often make a job look easy. But only to those not paying close attention. These are the professionals that work hard, work smart and stay client focused. The projects are built to expect a surprise or two, whether it impacts time, money or both. This keeps their projects successful when others struggle. And they have the experience to be sure the surprises are handled efficiently and thoughtfully.

These pros remember why they are doing the job. And they remember that the best way to take care of themselves is to take great care of the customers. These successful people don't just hope it works out. They make their projects into winners on a consistent basis, in many different economies and markets!

Are they perfect? Of course not. But they do usually have consistency combined with the power to adapt and overcome.

Sounds easy, doesn't it?   Yet so few pull it off well!

Taunton MA- Follow up to " A Day in the Life of Showing Junky Bank Owned Properties" Seems to be Non-existent Now!

Earlier this year I wrote a blog on "A Day in the Life of Showing Junky Bank Owned Properties" and boy.. am I glad it has nearly come to a screeching halt. Seems that the foreclosed homes are non existent now.

I love traditional real estate, but I am also accepting of whatever challenges the market brings, I will work it.

While nobody has a crystal ball, I am seeing glimmers of hope! I remember from June 2008- April 2009, I sold some multi-family homes in the Taunton MA area. At time, there were 91 multi family homes on the market in Taunton. Now there are less than 40!

Single family inventory has come down quite a bit too.

More and More, Lenders are working with their homeowner clients on loan modifications and short sales. This is why we aren't seeing the bank owned inventory. Though some believe we will see another run up.

First time home buyers are out in droves for well priced homes in good condition now. I am also not receiving nearly as many request to see the bank owned homes from first time buyers. I think they know that if they spend 100,000 on a house that needs 100,000 in work, they should just look at the 200k range. They know too, that the bottom doesn't matter. It is about affordability, and of course $8000 tax credit also helps!

The biggest challenge now is the number of short sale properties on the market and the challenge these transactions pose when working with the sellers bank. The process is unreasonably time consuming. The sellers banks want to see market time and normally will not accept the first offer.. so it seems. The trend I see is that the sellers lenders wants to see market time at the high price first. . this is definitely another blog.. I am sure this will work itself out as well.. I digress.

So will there be another run on foreclosures? Maybe, maybe not. It really doesn't matter.. the market is the market.

I will say what I like about the recent change in showing property is.. that I can see heating systems in operation, plumbing that actually works, not have to put Vicks under my nose because of the bank aroma, and I really like not having to worry about my clothes being torn on something. I also don't miss wearing boots and touching germ infested surfaces.

So for now, traditional real estate, for the future???

Believe it or not there are 2 buyers for every property in today's Market- Taunton Area Massachusetts

I heard this statement today " There are 2 buyers now for every property" and now I know how to communicate this news to the sellers, buyers and agents that may not be aware:

Did you know that there are now 2 buyers for every house on the market? Yes, the buyer and the bank. We can prevent what we can predict. And yes homes get sold if we prepare all parties with the following information:

1. Title 5- Did you know that now the title 5's are scrutized by the underwriters at the bank? Did you know that if the system passes, and it is older, some banks won't accept an out of date plan.. the Title 5 inspector's new design is sometimes acceptable, sometimes though requires an engineer?

2. Appraisals- Even if an appraisal comes in at sales prices, the appraisals are reviewed, reviewed, reviewed by the bank and sometimes even 2nd and 3rd appraisals. Deals are being thrown on appraisals. Sellers sometimes think the buyer would be willing to pay the difference. I know I wouldn't buy a house that was over-valued, and most people wouldnt' The "unique buyers" are virtually non-existent.

3. FHA guidelines- always have been strict- but a great review- FHA and other government loan programs have strict safety guidelines, mandatory pest inspection/treatments, mandatory handrails, asbestos removal mandates, and more.

With all of the strict lending guidelines, we as a real estate community are still out selling homes. Transactions are occuring successfully if you prepare ahead. Most homes are sold within 95% of asking price.

Over-priced homes listed have a slim chance of being viewed by buyers.Buyers' agents educate their buyers. Buyers are looking for value to supercede price, and they really want to buy, not negotiate. This is why 20% of the homes on the market WILL sell. 80% won't.
