WoW! What a month! May was an extremely busy month for me and many agents in my area. Three of my listings had multiple offers.. I never thought I'd see this again.
It just proves a point.. 80% of the homes on the market are priced out of the market 20% will sell in a timely manner. There are homes IN the market.. then there are homes that are just ON the market.
Buyers appreciate homes in great condition, nicely located real estate that is priced fair.

I met with a woman this past summer that was 3 months past due with her mortgage. I recommended that she call the bank and see if she can get them to help her stay in her home. She lost her high paying job, took a new job that where she was earning far less than what she was when she first bought her home.  Further, she has a pay option arm mortgage.
The homeowner called me this morning and informed me of how grateful she was:

I get ready to show these homes dressed in jeans and my worst pair of boots. Its about 30 degrees Farenheit, but need to dress warm because these houses are cold with a capital C.
So on go my jeans, my "play" coat, warm socks, my old boots.. hat, flashlight.. oh no.. ran out of batteries! No flashlight. So I call my investor clients to see if they can bring their own.

I heard this today ....a situation where a buyer submitted an offer on a bank owned property with her buyers agent. The Buyer was given the lock box combo with permission from the listing agent and the buyers agent to go into the property prior to closing and do some fix up work.
The buyer stripped wallpaper, repainted, then.. hired a home inspector.. The home inspector inspected the property and informed the buyer that her $45,000 bank owned home would cost $45000 more to bring to a point where the bank would actually finance the property.. missing copper, structural issues, etc. The buyer … (4 comments)

What a week! This week, I am wondering.. what buyers market???
I had 3 offers on one of  property listings last week. One of them was accepted, the other offers were too low.
This week I received over 50 calls on one of my other listings. Open house will be Sunday. I know we will also have multiple offers.  The attraction to the listing is that it short sale, nice home and is priced below appraised value. I know it will sell over the asking price.

I read an article on Boston.com today.. For sellers, the  next year will be a trying year. If you do not need to sell.. DON"T.  Record numbers of foreclosures are causing home prices to fall.  In April of 2008, there will be hundreds of adjustable rate mortgages that will reset.. what this means is that those with adjustable rate mortgages may experience a larger house payment, which has been the driving force of the plethora of bank owned properties we are seeing on the market today.
