What a complex undertaking. So many questions, not enough answers
Here's what I interpret so far:
1. An $8000.00 tax credit will be awarded to first time home buyers who buy a home between December 2008 and December 2009. The credit will be awarded to new homeowners who haven't owned a home in over 3 years.
2. Foreclosures: Millions of distressed homeowners will be helped through interest rate reductions, principal balance reductions and more. If you are buyer, you are probably intrigued with purchasing a foreclosure/bank owned property. I think I've seen all the bank owned properties in Taunton this week!
First time homebuyers who use FHA loans must be advised that FHA has strict guidelines on the homes condition. Many homes in the $100,000 dollar range-$190,000 urban Taunton- Need substantial work.
There are still some good ones out there. I know which ones you should stay away from if you'll be using an FHA loan.

Okay, you are probably wondering what in the world is a cow chip festival... Do you have to ask?
It's the festival that everyone waits for and talks about, (and pokes fun at! ), The Cow Chip Festival is the biggest event in Dighton. Dighton Massachusetts is a nice quiet farm town, close to where I live. From what I understand, the Cow Chip Festival is hosted by the Lions Club and takes place every year. This is the 19th year.
The festivities begin on Friday night at 6pm. (I just got back)

When you decide to hire a Realtor ( notice I said Realtor, there is a difference between an agent and a Realtor)... he or she will advise you on price by showing you comparable homes of sold listings, active listings, expired listings and absorption rates. This will help you to determine the right price of the home. Please be sure the sold comparables are not more than 3 months old. The selling price of homes has been declining in the New England Region.
