Jersey Girl LOVES Jersey Boys! - 07/24/08 08:38 PM
Last night, the Addison Pacesetters attended the opening performance of the musical Jersey Boys at The Musical Hall at Fair Park in Dallas.  Eighteen of us boarded a privately chartered bus at the Addison Athletic Club and headed off to the restaurant in the Music Hall for a sumptuous meal followed by the fantastic performance.  The musical follows the life and times of Frankie Valli and his musical career.
If you're in the Dallas/Fort Worth area and have not seen this play, by all means - GO!  You won't regret it.
This Passaic, New Jersey native loved every minute of it.

Since January 1, 2008, there have been 6 sales in the neighborhood, with $120.09 being the average price per sq. ft. (up from $94.63 for the previous 6 month period).  Homes sold from a low of $175,000 to a high of $246,000.  Higher priced homes typically reflect those that have been updated.
The highest sale was at $142.94 per sq ft (up from $96.33 for the previous 6 months).

Since January 1, 2008, there have been 2 sales in the complex, with $138.88 being the average price per sq. ft. (down from $141.40 for the previous 6 month period).  Homes sold from a low of $270,000 to a high of $293,000.  
The highest sale was at $140.93 per sq ft (down from $140.93 for the previous 6 months).

Lease/Purchase: " A Stupid Idea" - 07/14/08 09:38 PM
Brian Watts, attorney at Hexter Fair Title Company, spoke to the agents in the Dallas North office of Keller Williams this morning.  His topic was Lease/Purchase, Leases and Negotiating Contract Extensions.  According to Brian, lease purchase is "a stupid idea" and recommended that we steer our buyers and sellers away from this.
Brian outlined the 3 methods of lease/purchase:

There are currently 3 units on the market, ranging in price from $99,500 (1 bedroom) to $124,900 (2 bedrooms).
Since January 1, 2008, there have been 3 sales in the complex, with $124.92 being the average price per sq. ft.  (up from $118.56 six months ago). 
Units sold from a low of $118,000 to a high of $136,000 (as compared to $116,500 & $123,000 six months ago).

Al-Amir Comes to Addison - 07/13/08 08:01 PM
There's a new restaurant on Restaurant Row (better known as Belt Line Road) in Addison, TX.  Al-Amir, a Lebanese restaurant and club opened at 3885 Belt Line Road a couple months ago.  The original Al-Amir at 7402 Greenville Avenue in Dallas is still open.
Out of the blue, I got a call from Sandy Moses, the marketing director for the new Addison location.  She called to thank me for information she found useful that I had posted to Active Rain and to Localism about Addison's top companies, and she invited me and a friend to come by for the lunch buffet.

The real estate market in Addison, TX is still going strong! 
There were 82 properties for sale in June.  Of those, 28 were single family homes, 9 were half duplexes, 19 condos and 26 townhomes.  Of the 18 homes sold in June, 5 were single family homes, 7 condos, and 6 townhomes. One home is still in the option period from June. There are 11 homes in the pending category. Three listings expired, 3 listings were cancelled, and 3 were set to Temporarily Off the Market. The numbers above are only as accurate as the listing agents make them.
