Q: As an Executor of an Estate, What Should I Do to Prepare for an Estate Sale? - 12/29/10 11:42 AM
Q: As an Executor of an Estate, What Should I Do to Prepare for an Estate Sale?
A: As the executor, executrix or independent administrator (in Texas), your first step is to get from the court the Letters Testamentary giving you the authority to handle the matters of the estate including signing a contract with an estate sale manager.  Then,
Plan ahead.  Remove all personal papers and family photographs. Any items not to be included in the sale should be moved out of the house.  After all items that are not to be sold are removed, your estate sale manager may … (2 comments)

Q: What's the Difference Between a Condo and a Townhouse? - 12/26/10 05:25 PM
{Edited to include the following two words: In Texas.}
Q: What's the Difference Between a Condo and a Townhouse in Texas?
A: There are different types of dwellings that homebuyers can select from when choosing a home.
A condominium shares party walls with other units and involves individual ownership of the airspace within the unit itself (from carpet to ceiling and paint to paint), plus shared ownership of any common facilities such as halls, surrounding grounds, pools, etc. as undivided interests with fee simple title.  The ground underneath the condo is not owned by the individual homeowner.  Condos are popular with … (70 comments)

Q: What's the "First Look Initiative?" - 12/24/10 04:25 PM
Q: What's the "First Look Initiative?"
A: Freddie Mac (Federal Home Loan Mortgage Corporation) is a government sponsored enterprise, one of two federal agencies that purchase home loans from lenders.  It was established to purchase existing closed mortgage loans from savings associations in the secondary market and to resell them as securities.  HomeSteps® is the Freddie Mac sales unit responsible for marketing and selling Freddie Mac real estate owned (REO) homes.
Through HomeSteps®, Freddie Mac offers owner-occupant homebuyers the opportunity to purchase homes without competition from investors during the first 15 days of the home being listed in MLS.  You don't … (3 comments)

Q: What is this form, Information About Brokerage Services? - 12/21/10 09:34 PM
Q: What is this form, Information About Brokerage Services?
A: The Information About Brokerage Services form is used in all real estate transactions in Texas when there is at least one licensed real estate agent involved in the transaction.  Signing it ONLY acknowledges that I presented it to you and explained it to you. It does not commit you to anything or anyone!
This Information About Brokerage Services form is presented at the first "substantive" discussion about buying or selling property in Texas.  Basically, it says that unless you are my "client" (we make a distinction between clients and customers), … (2 comments)

Demanding Sellers Waste Your Time - 12/21/10 08:40 PM
Truer words than you can imagine.  Yes, demanding sellers can waste the time of the listing agent. And sometimes they are just flat out wrong and are counter-productive.  Just yesterday I had a parting of the ways with a control-obsessed seller who wanted things done his way.  I even brought him a ready, willing and able buyer, but he hosed the negotiations when we were just $2,000 apart. I slept really well knowing he's going to be someone else's problem tomorrow.

Listen, sellers: If you want to get your home SOLD, don't sabotage the sale of your house during showings.  Follow these simple steps.
Don't turn down any showings.  You never know when that one perfect buyer will walk through the door.  It could be somone who is just in town for the day and can't come back to suit your schedule.  Let the house be seen when the buyer wants to see it. Get out.Leave the house before the buyers get there. Don't be a distraction.  They're there to see the house, not you. Go away.Don't hang out in the front … (9 comments)

Ah, Addison! Not a city, but a "town." The Town of Addison. The best place to live and work in North Texas. There's something to be said about a place that doesn't take itself too seriously. Note the exclamation point in the town's name. Here you'll find the ruminations, rants and raves of one of the town's realtors and residents.
