Addison, Texas Real Estate: 2010 vs 2011
I was contacted by one of the writers from "Addison, The Magazine" and she asked me to pull some numbers together for her for an upcoming article. This chart shows that although the market is abysmal elsewhere, here in the North Texas area, and specifically in Addison, Texas, real estate is still a good investment. While the number of sales declined in 2011, the price per square foot and the average sales price were barely down from the previous year. There are good indications that 2012 will be a good year, too.

It's a good news, bad news scenario for Addison real estate. The good news is, compared to the 3rd quarter of last year, the median sales price is up (from $252,000 to $260,947). But the bad news is that the number of sales decreased (from 23 to 14) and the total volume sold also decreased ($6,238,711 to $3,570,027).
Other good news is that days on the market (DOM) for most of the single family and townhomes is down. Sales for the lower priced condos, however, is way, way up.

Back in June of 2008, I blogged about the new construction at Asbury Circle Townhomes, an Ashton Woods development in Addison, Texas. Now, almost three years later, 50 of the 72 homes have been started, completed and/or occupied.
These 3-story townhomes are located off Belt Line Road between Marsh Lane and Midway Road on the south side of the street. All are 3 bedroom, 2.5 bath with a 2-car garage. There are two floor plans to choose from: the Stillwater plan (2326 square feet) and the Clearwater plan (2573 square feet).
