      <title>Free Credit Monitoring Service - Thanks DOJ</title>
      <description>&lt;p&gt;Transunion just settled a class action lawsuit that will allow consumers to monitor their Trans Union Credit Report for Free and also give them access to their Version of a Fico Score called Transrisk. Anyone that has opened up a new credit line from January 1, 1987 until May 28, 2008 is eligable.&lt;/p&gt;

&lt;p&gt;"ou may be eligible for these services if you had an open line of credit from January 1, 1987 until May 28, 2008. That means if you received a car loan, opened a department store credit card or took out a student loan in the past 21 years, you'll qualify.       <title>How do you get buyers to commit?</title>
      <description>&lt;p&gt;The answer is &amp;quot;Qualify Qualify Qualify&amp;quot; not qualify the buyer, but instead qualify yourself to the buyer so that they don&amp;#39;t have a choice but to commit. Most buyers assume hat they will not pay a fee to they buyers agent, but what most buyers don&amp;#39;t realize is that although they pay no fee, the cost of using the wrong agent could be the differnce between a good deal and getting taken. Thats why it is imperative that you qualify yourself to each prospect and have the abilty to not just sell a house but educate your clients on the ins and outs of buying and selling a home. I learned a while back when I was doing phone sales that in order to close a deal you need to build rapport, trust and loyalty thru honesty integrity and an overall knowledge of what you are selling. To often realtors allow their egos to get the best of them and forget to really sell their skills. You must as&amp;nbsp;a REALTOR add value to each side of the transaction. Although I&amp;#39;ve been in the business over 7 years on the marketing and advertising side I have only been a Licensed REALTOR for less that 90 days, on April 15th I closed my first escrow and it was because I qualified myself to a prospect that stopped into an open house I was working did this deal go as smooth as it did, less than 24 hours later the same stratagy has landed me another signed offer on a 900K home and 2 more buyers that I&amp;#39;m working with on properties in my area.&lt;/p&gt;</description>

      <title>LA Mayor attempting to ease building permit process</title>
      <description>&lt;p&gt;Los Angeles Mayor Antonio Villaraigosa And Counsel Member Eric Garcetti announced on Wed a plan to streamline the process for getting building permits approved, the current process is incredibly time consuming anti growth. The new process will reduce the number of agencies involved from 12 to 2 and put the majority of the responsibility on The Department of Building safety and Public Works. The move is an effort to stimulate economic growth and the creation of Jobs. Several Local news sources have reported on this action and additional information is available from the mayor&amp;#39;s office.&lt;/p&gt;&lt;p&gt;&lt;img src="http://www.taylorbuilders.com/Construction.gif" height="293" alt=" " width="467" /&gt;&lt;/p&gt;&lt;p&gt;This will be a time consuming process to get this initiative approved although the mayor wants to fast track this plan. There will be opposition but I believe that this is a plus for local homeowners and contractors who have been waiting patiently for approval on their projects&lt;/p&gt;</description>

      <description>&lt;body&gt;&lt;p&gt;Below is a visual representation of my 5 point marketing plan for home sellers, 
  I've re-worked it several times to get the best visual impact and would love 
  some comments. I've had good success with my Powerpoint Deck which includes 
  5 slides on each point, but a quick and easy image sometimes does the job better

      <title>SEO and International Traffic - Foreign Buyers/ Investors</title>

      on our Site, over the last several months European Domains have been making 
      a larger and larger footprint in my weekly stats, I decided to look at this 
      a little bit closer and here's what I discovered. over 40% of the traffic 
      and unique visitors for the month of February were international, now I 
      know that a portion of this is because our group has a listing in Umbria, 
      Italy and I've been blasting it out to every possible location to maximize 
      exposure, but I think its important to note that with the Dollar being so 
      weak internationally , more and more foreign buyers are looking at the US 
      as a great investment opportunity.&lt;br&gt; &lt;br&gt;
      So here is a question for the community - What are you doing activly with 
      your website/business to target these foreign investers and drive them to 
      you, a year or 2 ago when talking to agents in Florida and Texas I would 
      hear that many of their prospects / leads were coming from California and 
      other states to take advantage of the taxes and investemnt opportunities, 
      that stream has dwindled recently but I don't believe that many agents are 
      taking advantage of an opportunity to tap into the earopean and other "Over 
      the Pond" investors/buyers. Is any one out there aggresivly using SEO 
      or other technics to attract this new demographic Whats working&lt;br&gt;&lt;/td&gt;

      <title>Listing proposal help needed</title>
      <description>&lt;p&gt;I have been working with Agents for 6 years helping them put together marketing plans to better sell themselves and the properties they represent, now that I am a full time REALTOR I have been reviewing these proposals and talking to many of my former clients and I&amp;#39;ve found that there is something missing when the agents wrap everything up and present it to prospective sellers.       <description>&lt;p&gt;A litte disclosure first about me, I&amp;#39;m a licensed REALTOR in Sherman Oaks, CA. Prior to Joining Keller williams I was a Senior Account Executive at REALTOR.com and I&amp;#39;m currently freelanceing with a company called Realty Times, I&amp;#39;m helping them develop a customized video news Channel that will give local REALTORs a Voice. I&amp;#39;m really excited about the product and feel that agents who utilize its features would see significant results. As part of my Job with Realty Times I attended the RE/MAX international show in Los Vegas. I got an opportunity to meet and talk to some of the most succesfull agents thruout the country, although the turnout was dismal There were alot of chatty Agents and brokers. The highlight of the conference was meeting Sharon Simms&amp;nbsp;an avid contributor to this network, I&amp;#39;ve been reading her blog for some time now and hopefully one day will&amp;nbsp;be at her level. During my 6 year tenure at REALTOR.com I had the pleasure of working with alot of great agents and brokers, and meeting them in person was a personal highlight for me as well, Rosemary West from Naperville, IL Brad Corb from Burbank Ca, Leslie Mcdonnell, Paul Wells, Andee Hausman, Jane Lee who is the #1 RE/MAX agent in all of Illinois and several others. We Actually got a chance to go to dinner with Rosemary, Andy, Leslie, Brad, Jane and Jim Nelson Broker owner of 7 RE/MAX offices in Chicago. This group of professionals accounted for over 600 properties sold in 2007, what a great group of people, we had a blast talking about their histories, their business, the Market and the future of Real Estate.       <title>New way to prospect for clients</title>
      <description>&lt;p&gt;Had to share this,&lt;/p&gt;&lt;p&gt;&amp;nbsp;I was working late last night in my home office, around 11:30pm I heard a gate open and close, I jumped up grabbed both flashlights and headed out back to check things out, my next door neighbors house is currently on the market and empty he also has the same back gate and I thought the sound might be coming from next door so I went to investigate with cell phone in hand and 911 pre-dialed. Just as I was coming up to their back gate I heard voices, several voices. Concerned I went back into my yard, pulled out my ladder and behold there were to people peeping into the house from the back. I quickly flashed my light and yelled at them that the cops were on their way and they had minutes to get out. I heard them scurring out the front and I went out to get a good look. Turns out they&amp;nbsp; were a couple that had been looking for a house in the neighborhood for months, he works late and she is a stay at home mom and this was their only opportunity to check this house out, Obviously they were tresspassing and breaking several laws, but we ended up standing in front of my house talking for over 30 minutes, we exchanged contact information, he took my card, and I got his license plates just in case, since I know my neighbor well I called him this morning and let him know what went down. He agreed that since he was desperate to sell and these were people that were interested enough to break the law just to see the house, he was willing to meet with them and look at an offer.&amp;nbsp; Its been a crazy week and this just had to top it off, maybe I&amp;#39;ll teach a class on how to turn prowlers into clients in 30 minutes or less..&amp;nbsp;&amp;nbsp; Ha Ha&lt;br /&gt;&lt;/p&gt;</description>

      <title>Another Open House another 30 guests in the pouring rain</title>
      <description>Unbelievable, I held another house open this afternoon for a friend, Pouring rain, hellish traffic all over Los andgels and the San Fernando Valley, yet over 30 people came in from the rain to tour the house, although many were put off by the size of the home ( 2 and 1 ) I ended up having great conversations with at least 3 couples today. Agian I&amp;#39;m encouraged by the overall turnout. Being a new REALTOR and never working an open house I was pleasently suprised how many people saw that this house was open online thru some of the ADS i placed in strategic places. I hope this trend continues and also hope we sell this house quickly.</description>

      <title>Its my Son's 3rd birthday today</title>
      <description>  &lt;p class="MsoNormal"&gt;just had to share, we have 2 boys ages 3 and 10 months and I can&amp;#39;t begin to tell you how much they motivate me every day. How blessed we are that they are happy healthy and safe.&amp;nbsp; We had a small party at home for family and friends and it was pure joy to watch my grandma with all 7 great grand kids running around the house. I dream of one day sitting on a rocking chair and watching my great grand kids scurrying about.&lt;/p&gt;   </description>
