Wordless Wednesday:Jalopy in the Woods - 04/28/10 09:56 AM
When hiking along the trails in some of our steep canyons, one occasionally rounds the bend and comes across a remnant of the past that makes you pause and reflect for a moment. This old car is right off the Peter's Loop Trail in Portola Redwoods State Park in San Mateo County. So close to the urban areas of the Peninsula like Palo Alto, Menlo Park, and Redwood City, yet eons away in feel. … (15 comments)

A Hike in Portola Redwoods State Park - 04/27/10 08:57 AM
Our San Francisco Peninsula is a delightful place in which to live, full of places to explore and enjoy. One of the lesser known gems is Portola Redwoods State Park nestled down in the bottom of the canyon. The park is located about 45-60 minutes from San Carlos or Palo Alto, and makes a wonderful destination for picnics and short hikes, as well as longer ones. As stated on the park's web site, "Portola Redwoods has a rugged, natural basin forested with Coast Redwoods, Douglas Firs and Live Oaks.  There are eighteen miles of trails, a 53 site campground, four group … (4 comments)

Combining Business with Pleasure: In the Redwood Forest - 04/27/10 08:22 AM
3 days ago a client called to share her dream of finding a rural property to use as a weekend getaway, less than an hour from her home in downtown Palo Alto, California. The structure could be simple--a kitchen, a bathroom, a couple of other rooms--but the property should have room for visiting grandchildren to run free and explore and ideally a place where her husband could paint. The best of all locations would be a parcel adjoining one of our many Open Space Preserves, or a County Park, that at a later time could be donated to expand the park. … (0 comments)

3 Days in the Life of a Realtor - 04/24/10 08:45 PM
I love this job! Admittedly, selling residential real estate isn't right for everyone. Hours are long, days off are few and far between, and there are no steady paychecks. The emotional ups and downs can be huge. But when it's right, it is so very right! If you have the passion, you find opportunities where you least expect them. Take my last 3 days, for instance: Friday: My colleague, Chris Hansen, and I met in San Francisco for a day of hiking, brainstorming, sharing what each has learned in recent seminars. It was a day only a Realtor can appreciate--imagine the … (31 comments)

Finally! California State Forgives Phantom "Income" - 04/20/10 09:29 AM
My colleague, Regina Brown, from San Luis Obispo, has given us a clear, concise report of the recent change in California law -- forgiven home debt is now treated by the state in a similar fashion to IRS law.

Via Regina P. Brown Real Estate on the California Coast:
California won't tax forgiven home debt
Governor Schwarzenegger on Monday signed SB 401 (Wolk) into law providing distressed homeowners with state tax exemption on debt forgiven in a short sale, foreclosure, or loan modification.
MAKING SENSE OF THE STORY FOR CONSUMERS
SB 401 generally aligns California's treatment of taxes on forgiven mortgage debt … (4 comments)

Does Financial Planning Make Your Head Hurt? - 04/19/10 06:10 PM
The thought of tackling financial planning can make your head hurt, but it doesn't need to. I can be really good about procrastinating, but with all the financial changes these last few years have brought, my husband and I finally took action -- and it feels great!
Although retirement is a number of years down the road, making sure we are on target and tweaking things that need tweaking and addressing those things we hadn't considered becomes more important as retirement draws closer. Our first step was to take a two-evening class on Retirement Planning. Through that course, sponsored by … (8 comments)

Market Report: Real Estate Activity, San Carlos, California
It's interesting to compare market activity in San Carlos, California during the first quarter of 2009 and 2010. Although listings have picked up these last few weeks, during the first quarter of years they were sparse. Following is a glimpse of what we saw for single family residences in San Carlos. If you'd like details about condominiums or your particular neighborhood in town, give me a call.

A "Shout Out" for a Sione's Concrete Construction, San Francisco Peninsula, CA - 04/17/10 04:32 PM
Last week I had the pleasure of working with Sione's Concrete Construction when we had the driveway replaced at our home on the San Francisco Peninsula. Several clients and friends had recommended Sione and I had seen his work first-hand, both a driveway similar to ours, and a masonry retaining wall, and liked what I saw. What really convinced me that we had found the right firm was talking with Sione. We immediately knew that he knows concrete inside and out, and takes pride in his work and cares for his customers. He suggested routing one downspout underneath the drive and … (0 comments)

Realtors Celebrating: Today's "Business Buddy" meeting - 04/16/10 09:14 PM
I'd like to take a moment to introduce you to a commercial real estate agent, Sandra Martin, one of the stars of Grubb & Ellis Company, San Jose, California. While working all of Silicon Valley, Sandra specializes in the towns of Sunnyvale and Mountain View, representing tenants, landlords, buyers and sellers. She and I have a business alliance we've dubbed "Business Buddies." Our fields are closely enough related that the trends one sees is valuable for the other to know, yet separate enough that we are never in competition. Having a business alliance like this is huge, and one we both … (7 comments)

Not-Quite Speechless Sunday: Evening shot in Edgewood County Park, CA - 04/11/10 11:43 AM
Edgewood County Park, San Mateo County, California One evening this week, after a busy work day, my husband and managed to fit in an hour's hike at nearby Edgewood County Park in the hills behind Redwood City. From one of the entry trails, we spotted this bluebird, sitting near a bluebird house, built as part of a recent project to bring back the declining numbers of bluebirds. It worked. I thought I'd share it with you, in hopes that the early evening light and the peacefulness of the scene enrich your day!

It Is A Great Time To Buy A Home:- Home Buyers Have Incentives to Hurry! - 04/09/10 04:39 PM
My thanks to my New Jersey colleague, Anthony Stokes Pereira for getting the word out about the rise in cost of mortgage insurance premiums which is scheduled to take place mid-2010. You might want to be aware of this.
Via Anthony Stokes-Pereira (Better Homes and Gardens Rand Realty):

First, the mortgage insurance premium will rise from 1.75% to 2.25% of all FHA-insured loans. Buyers must have a minimum FICO credit score of 580 to qualify for a conventional 3.5% down loan. A Golden Opportunity In California to Double Dip on Overlapping Homebuyer Tax Credits - 04/07/10 09:38 AM
Janet Guilbault, a mortgage lender in Contra Costa County, sent out this information about the newly enacted State of California homebuyer tax credit.
As with all information of this type, you need to get tax advice from your tax professional, and know that the money set aside for this will be snapped up quickly and the pot is likely to be dry soon.
Should you buy a house because of these tax credits? NO! But if you are planning to buy soon, you should be aware of them and see if they fit your situation.
