Thankful Thursdays - Spring has Sprung For many weeks our semi-arid area of California, the Peninsula between San Francisco and San Jose, has been deluged with rain. Trees have fallen, roads have slipped, landslides have occurred. Not so any more -- it is glorious here this week.
People are out in droves, soaking up the warmth, buying bedding plants and vegetable seedlings for their gardens, hiking, cycling, strolling, dining al fresco. We're a happy bunch, and a thankful one. (19 comments)

Have you heard? It's been raining here on the Peninsula lately -- lots of rain Today the skies are blue, the sun benignly warm, and the hills a gorgeous green. But as recently as yesterday we had rain, day after day of rain, which is good for the snowpack in the Sierra Nevada mountains, and our water source, but it does wreak havoc on our trails. Mud and downed trees can be formidable obstacles! But a little mud can't keep us inside--our fabulous parks and open spaces is one the drawing cards of this area. We like to be outside, (16 comments)

Not only is this my favorite Thai food on the mid-Peninsula, the Bangkok Bay family is a generous donator to local as well as international causes. A Zillow Tale - Home Sold in San Carlos CA and Zillow's Zestimate This morning's email contained a notice from Zillow about one of my listings, 1925 Belmont Avenue, San Carlos. First, here are a few facts about the listing: it went on the market 2/6/11 it was under contract 4 days later, with 6 offers received sale finalized and recorded 3/15/11 list price: $1,129,000 sale price: $1,207,000 A couple of things jumped out at me when I saw the Zillow link today: first, it appears to be an active listing, and second, the Zestimate is w-a-a-y off. Lemons anyone? Make some lemonade Today could have been a bad day. It was one that parents of teenagers can imagine with angst - or maybe have experienced in a similar fashion. The scene: 18 year old granddaughter, having been home for 2 week getting tonsils out, drives off on Friday, returning to school in Santa Barbara Said granddaughter doesn't have a driver's license; only a driver's permit. Granddaughter has a friend come along, one who's over 18, a licensed driver. Grandaughter gets stopped for speeding on a rural stretch of Highway 101; friend has a suspended license. (51 comments)

A tsunami warning has been issued for the San Mateo County coast this morning I, like many people, woke to the news this morning of the devastating earthquake in Japan, and the tsunami warning that has been issued for the entire Pacific Rim.
As I headed to the gym, my thoughts turned to Martin's Beach here in San Mateo County, and the little beach cottage my clients bought last September. I shared the story of their purchase in Martin's Beach-the Hidden Gem. I called my client a while ago, to make certain no one is at the cottage (14 comments)
Just the ticket for a slightly rainy afternoon -- a nice 7-mile round trip hike/run/bike ride on the Sawyer Camp Trail in San Mateo County brings one to the Jepson Laurel area, between Upper and Lower Crystal Springs Lakes and San Andreas Lake. These 3 reservoirs are part of the Hetch Hetchy water system which serves San Francisco and much of San Mateo County -- delicious water from high in the Sierra Nevada mountains!
Everyday is play day here, 12 months of the year!

"Location tops the list of features for Palo Alto's Everett House" .... so starts an old newspaper clipping from the now defunct Palo Alto Times Tribune, believed to have been published sometime in 1967. One owner is quoted in the article as saying she and her husband enjoyed being able to walk to a movie without worrying about parking their car, and that her husband would walk to the train for his commute to San Francisco. We have some sweet condos here in San Mateo, CA, affordable for a first-time buyer! Last week I presented a purchase offer from a buyer hoping to buy his very first home. Do you remember how exciting this can be, especially when he never thought he could buy property in a high-cost area like San Mateo County. On a teacher's salary, that can be a real challenge. We were one of two very similar offers, but the seller loved the idea of selling to a teacher who plans to live here for years to come, so my buyer's contract was selected. (10 comments)

Another 10-hour day is in store for me, but I'm not complaining It's Saturday, and my concession to that is that I lay in bed until 6:00, and it felt good! However, my relaxing is over, and in 30 minutes I'm on a schedule: prepare a contract addendum to renegotiate a sales price; prepare a contingency removal; scan and print disclosure documents for 2 transactions pick up keys and meet a client and property inspector (isn't the inspector great to meet us on a Saturday??) at a San Mateo condo we have under contract meet another buyer at a (24 comments)
