Another reason for action now--if this is a good time for you--is that at the end of September the jumbo conforming loan limit here in our high-cost counties in California will drop form $729,750 to $625,500. What does that mean? If you are borrowing more $625,500, loans will be much more expensive, and likely harder to come by.

At Noon today I presented an offer on a San Carlos house that has been listed for sale for 8 days -- when I spoke with the listing agent yesterday, she was expecting definitely 2 offers, perhaps one or two more. This is another question my buyer has, and another great one. The second part of the answer is straightforward; the other not so.
Let's start with the easy part, the question about when funds must be paid. In most of our transactions here in San Mateo County and the Silicon Valley areas of California, a buyer writes a check for 3% of the purchase price at the time an offer is made, made payable to the escrow company. "If we were to make an offer......" .....and so began this morning's question from a buyer. He asked 4 different questions, one of which is "how binding is the offer?"
Although I give a sample purchase contract to buyers at our first meeting, and talk about how offers are structured, it's often not until they are actually contemplating making an offer that they are ready to absorb the information. I want my clients to think, to ask questions, to fully understand the process.
My answer to "how binding is the offer?" varies from case to case, but includes this explanation:
