pacific heights: Springtime in San Francisco - 04/24/20 09:25 AM
Earlier this week I shared some views of the empty streets in San Francisco during this period of Shelter-in-Place. It was, indeed, stunning to see usually bustling neighborhoods almost devoid of life.
However, the beauty of San Francisco is always present and I never fail to appreciate my neighborhood walks. How lovely is the Victorian house on Jackson, with an arbor of wisteria and roses welcoming passersby and residents alike?
And these roses mixed with other blooms at a different Jackson Street residence?
Are you ready to find your home and create your garden? Large space or small--it can happen. Let's talk.

pacific heights: Merry Christmas To All - 12/24/19 08:31 AM

A quick wish to all my friends on Active Rain and elsewhere:
I wish you peace and joy,
lights to brighten your darkest days,
and love and kindness to fill your hearts.
(A bit of fun, too, to bring a smile to your faces)
(Tanner, Rachael's Golden Retriever, hates costumes, but is really trying to be good!)
Merry Christmas!

pacific heights: Glimpses of San Francisco - BLUE - 05/24/19 07:38 PM
As I walk around San Francisco this spring, I've been more aware of all the colors I see in the neighborhoods more than many other times. I've shared some yellow photos, then pink and green.
When the skies cleared on Wednesday and Thursday, I was struck by BLUE - brilliant blue, soft blue, navy blue, ocean blue.
Some years, when the Blue Angels perform over San Francisco Bay in October, the skies really are as blue as in the picture.
You'll spot blue houses around town, like this one on Jackson Street in Pacific Heights.
Or this darker blue Edwardian house not far away, with … (41 comments)

pacific heights: Glimpses of San Francisco - GREEN! - 05/14/19 05:09 AM
This San Francisco Realtor is vacationing in the east coast at present, and reveling in all the green I see, in Manhattan and New Jersey, and now in Maryland and Virginia. It is May and we're seeing green everywhere.
While the green in San Francisco isn't so much woods like the picture above (Tryon Park, Manhattan, near the MetCloisters) plenty of green greets one as we walk around San Francisco, like this pathway in Lafayette Park in Pacific Heights.
Or these pictures below, in the San Francisco Botanical Garden, a patio of a Pacific Heights house, San Francisco City Hall, and at the … (27 comments)

pacific heights: Pacific Place, a favorite condo project in San Francisco - 04/03/19 08:21 PM
Located Pacific Heights, along the Van Ness Avenue corridor, where Nob Hill and Pacific Heights meet, with Russian Hill 2 blocks away, you'll find Pacific Place, a condominium project. I've written about Pacific Place several times before, including this post from 2012.
Pacific Place remains a highly-desired place to call home. Built in 2001, this well-maintained development remains lovely and pristine. One can appreciate that there is one parking spot per unit (unlike many new projects built in the last couple of year that have often have only 1/2 spot per unit) with no stacker mechanism to stall or break down. The … (21 comments)

pacific heights: Music in San Francisco to commemorate the Armistice - 11/06/18 08:29 PM
In 1918 the Armistice was signed ending World War I,  also known as the Great War, and dubbed The War to End All Wars. Now, 100 years later it is 2018. Sadly World War I didn't bring about peace, and wars still rage on an on throughout the world and involving our own country.
In a show of hope and optimism, The San Francisco City Chorus, jointly with the Calvary Chancel Choir, are presenting a concert commemorating the 100th anniversary of the Armistice, entitled "War and Peace."

When: Sunday November 11, 2018, 4:00 PM (doors open 3:30 PM)
Where: Calvary Presbyterian Church*  2515 Fillmore Street, … (4 comments)

pacific heights: Follow up post: 3 Pacific Heights condos - 05/27/18 01:51 PM
Last month I wrote about three Pacific Heights condos I toured one Tuesday. All 3 caught my eye for various reasons. Three very different sizes, price points and appeal, but all would provide good living.
Here's an update on the status of each.
1854 Vallejo - listed at $2,349,000; sold and closed escrow at $2,350,000 - they got their price. 1963-A Clay - Studio apartment listed at $549,000; sold and closed escrow at $702,500. (This type of overbid at this price level is common) 1818 Broadway - Listed by Faira for only $798,000 - it was withdrawn from the market after 50 days. … (8 comments)

pacific heights: Pacific Heights condos - 3 delightful options - 04/24/18 08:48 PM
It was a picture-perfect day a few years ago when I took a seaplane ride and we circled Pacific Heights, with Lafayette Park in the foreground.
Pacific Heights is a highly desired part of town, with a wide variety of housing styles, from mega-million mansions, to charming Victorian single family houses, condominiums and apartments.
Today I took a look at 3 very different condos in terms of size and price, but all located in Pacific Heights within a few blocks of each other.
From each, one can walk to 3 different shopping districts (Polk Street, Union Street, and Fillmore Street), the CPMC hospital … (13 comments)

pacific heights: Pacific Place Condos, urban living in San Francisco - 01/22/18 07:10 PM
Pacific Place, a condominium project where you can Live your San Francisco Dream.
Urban living at its best!
The right place to call home is as varied as each individual. One place that works for many is Pacific Place, a two-tower condominium project built in 2001. Buildings built in 2001 still offered at least 1 parking space per unit, not always the case in newer complexes.
1701 Jackson Street (known as the Jackson Tower) and 1800 Washington Street (The Washington Tower) are linked together at groud level by 3 commercial condo spaces along Van Ness Avenue.
Highlights of Pacific Place, one of Pacific Heights' … (6 comments)

pacific heights: Adventures with Tanner, the San Francisco House Guest - 07/16/17 09:26 AM
While Rachael is on vacation, we have a house guest, our grand-dog, Tanner. This is an interesting experience for us since we both work full time and don't have any pets of our own. Tanner certainly fills our small condo and is creating new routines for us.
Tanner joined our household Sunday evening. Here's how things have gone the first part of the week:
Monday: an early evening walk to Ft. Mason to spend a bit of time at my community garden plot. Tanner slept well after the 3-mile round trip jaunt.
Tuesday: a busy work day for both of us, so adventures limited to … (15 comments)

pacific heights: 2200 Pacific Avenue #3A, San Francisco - 12/06/16 04:33 PM
Every so often a truly special condominium comes on the market and is offered for sale. 2200 Pacific Avenue, Unit 3A, listed for sale by Monica Chung of Andersen, Jung & Company, is one of those.
From the prime Pacific Heights location at the corner of Pacific and Buchanan, to the beautifully remodeled unit itself, this is a stunner. Here you have two bedrooms, two baths, and a spacious open floor plan ripe for entertaining. Square footage is listed as 1,856 sq.ft. per the Assessor. A wall of windows and sliding glass doors open to a private balcony with partial north bay views.

pacific heights: Day 3, thankful for......foggy SF days - 11/16/16 12:47 PM
San Francisco has many micro climates, and Pacific Heights is one usually free from the swirling fog that often shrouds the Golden Gate bridge and envelopes the streets  in the more western parts of the City.
Not so a few mornings ago when I walked along Jackson Street.  It was still heavy an hour later on my way back. The fog didn't stop the wild parrots from squawking and flitting about, nor the walkers, joggers, and dogs from frolicking.
Just one more thing for which to be thankful - the mysterious fog that gives familiar sights a new appearance.

pacific heights: Halloween Decor in San Francisco - 10/23/16 12:34 PM
Since I live in a condo in a high rise, there's not much point in having Halloween decor on my door or in a window -- it wouldn't be seen or enjoyed.
However, the stunning over-the-top decorations shown below are seen and are being enjoyed by many.
The cover photo (I love how the skeletons are just hanging out!) and this next one are at a house mansion on Pacific Avenue, along the crest of Pacific Heights.
The next 2 are of a house mansion about a block away, on Broadway. (Those crows are really freaky! and they carried the theme up two more stories.)

pacific heights: For Sale in Pacific Heights, San Francisco - 10/12/16 07:11 AM
2255 Octavia Street in Pacific Heights, San Francisco --
currently listed for sale.
Located one block from Lafayette Park on a prime corner lot at Octavia and Jackson Street, this house always is near the top my "top ten" list of gorgeous homes I see as I walk around Pacific Heights.
I walk by this house numerous times a week, and I always appreciate its beauty. Once I happened to meet the owner outside and had the chance to let him know how much pleasure walking past his house gave me.
Everything I see from the outside is pleasing to the eye; the … (18 comments)

pacific heights: Mayhem Mansion returns to San Francisco in 2016 - 10/08/16 11:06 PM
Mayhem Mansion returns to San Francisco! In 2016, it will be here for only 4 days, October 21, 22, 28, and 29, 2016.
In the words of San Francisco Heritage, "The current caretakers of Mayhem Mansion have agreed to let curious outsiders get a peek inside, however, the ghostly presence of the mysterious Mayhem family still remains. Your tour begins in the foyer, where a benevolent host will lead you through the magnificent manse, but beware! You never know who, or what, is lurking in the dark corners, or behind closed doors. The tour ends at the bottom of the stairs, in … (30 comments)

pacific heights: Curbside Cafe-neighborhood bistro in Pacific Heights - 09/17/16 02:49 AM
Curbside Cafe is a small neighborhood bistro in Pacific Heights. Located on California Street at Fillmore, it provides a quiet little respite from the hustle and bustle of the exciting neighborhood shopping area in which it is located.
This has been a busy week with all the last-minute details getting a property ready for open houses today and tomorrow. (You can read about the ocean view townhouse here.)
Last night it was time for a nice City walk to enjoy time with my husband. The slightly foggy evening added allure to the night. Up past two of our favorite parks we went, … (20 comments)

pacific heights: Video- Living in Pacific Heights, San Francisco - 09/15/16 01:22 AM
The Pacific Heights area of San Francisco has long been considered one of the finest places to live, and understandably so. Pacific Heights is home to CEOs, to many of the City's philanthropists, the movers and shakers of San Francisco.
This video will help you understand the charm of Pacific Height. Take a look:
In addition to the many gorgeous mansions, there are condos and townhouses here for those who prefer a simpler lifestyle yet live in this beautiful neighborhood, including these four that are on the market for sale now:

pacific heights: Moving Day! May all your surprises be good ones - 08/24/16 11:32 AM

Moving Day! A few days ago we closed escrow on a newly constructed San Francisco condo.
Upon getting the keys and entering the home, we discovered an elegantly wrapped gift on the kitchen island. Inside was a flower vase with this note:
When you buy a home, I hope the only surprises you find are happy ones.

pacific heights: Studios for sale - Location, Location, Location - 07/19/16 10:24 AM
There is a wide variety of housing types in San Francisco, and with space at a premium and prices high, it's not surprising that condominiums make up a large part of the housing in the areas closest to downtown. I've often written about some different options, like these 3 in the Middle Polk neighborhood or these a couple of blocks to the west.
We've all heard the old saw about "Location! Location! Location!" when it comes to real estate, and that's our focus today.
Today we head a few more blocks to the west deep into the heart of Pacific Heights, past beautiful … (12 comments)
