redwood city: What to do while waiting for the storm to come - 01/08/17 08:50 PM
(Redwood City, as seen from Edgewood County Park. Photo credit: Grace)
Beginning last Friday, the "storm of the decade" was expected to hit the San Francisco Bay Area. So what does one do while waiting for the storm that hasn't yet arrived? If you live and work in San Mateo County, heading to ones favorite County Park or Open Space Preserve might be the answer.
That's what my granddaughter, husband and I did Friday afternoon - hiked the somewhat muddy trails at Edgewood County Park.
She took some great photos (like the 2 here) and had great patience and fun with watching the busy little guy in … (10 comments)

redwood city: How Does One Attract Buyers to Condo Listings? - 10/19/16 01:15 AM
On the market for only 12 days, 106 Shorebird Circle in Redwood City is now pending, and no longer being shown. There are no contingencies and we're counting down to the close of escrow.
How does one attract buyers to condo listings and get this type of result? The secret is a combination of proper pricing, proper preparation, and proper marketing.
First, one must find the right price point. Price too high and a listing withers on the vine; price too low and money is left on the table. Our market now is not one where any price will bring in offers. … (2 comments)

redwood city: Median Sales Prices-3 San Mateo County cities - 05/23/15 05:58 AM
The San Francisco Peninsula, from San Francisco through Silicon Valley, has a booming real estate market at present, but is this a new phenomenon?
That's a question I often hear. I know from being in the trenches, representing buyers and sellers, that the market is strong. We'll take a look here at three San Mateo County towns, San Carlos (where my office is located) and the two adjacent towns, Belmont and Redwood City.
We'll look today at median sale prices for single family homes from 2010 through April, 2015. These statistics come from MLS Listings, our multiple listing service.

redwood city: How's the market in Redwood City, CA? - 05/22/15 06:22 AM
"How's the market" is a question I hear a lot. We'll take a look at what's going on in Redwood City, one of the larger cities in San Mateo County,  with roughly 81,000 residents. Like its famous neighbor some miles up the road, San Francisco, we jokingly say that the city's bird is the crane -- construction cranes are seen everywhere!

Two days ago our Multiple Listing Service showed:

Single Family Homes:
34 Active listings, with a median list price of $1,350,000 49 Pending sales 59 Closed sales in the last 30 days. Of these, 3 sold under asking; … (7 comments)

redwood city: Where are home values increasing fastest? - 02/25/15 01:06 AM
Where in the United States are home values increasing the fastest? Using data from Zillow, NerdWallet.com has compiled a top-20 list of cities.
The Top 10 are of great interest to me; they are all clustered around two areas of the country, my Silicon Valley area of California  and the Miami, Florida area.
Take a look at their chart:

In the Silicon Valley we have 7 of the top 10:
#1 - Palo Alto #3 - Cupertino #4 - Mountain View #5 - Sunnyvale #6 - Redwood City #8 - Menlo Park #9 - Foster City Other Peninsula towns … (12 comments)

redwood city: Pet Friendly Peninsula Open Spaces - 04/14/12 11:39 AM
Pet Friendly Peninsula Open Spaces Along the spine of the Peninsula, between San Francisco to San Jose and beyond, we're blessed with abundant open space, one of the reasons for the high cost of housing in our area, and one of the many benefits of living here. There are several close-in places that welcome dogs, so if you and your pet are in the need of exercise and fresh air, check out the Open Space Preserve web site to find areas that welcome your pet.
One of my favorite dog-friendly spots is Pulgas Ridge Open Space Preserve, located on Edmunds … (10 comments)

redwood city: How's the real estate market doing on the Peninsula and Silicon Valley? - 10/24/11 04:18 PM
How's the real estate market doing on the Peninsula and in Silicon Valley? That's a common question, and people really want to know. The word is finally getting out that real estate really IS local. As you can see from the charts below, single-family homes are selling, the average days on market are not long, and they sell quite close to the asking price.
The Silicon Valley cities of Palo Alto, Mountain View, Sunnyvale and Cupertino are especially strong - high tech is growing. Things are a bit slower in the San Mateo County cities of Belmont, San Carlos, Redwood … (6 comments)

redwood city: Home Prices on the Rise - 09/16/10 06:20 PM
Home prices expected to rise in the San Francisco-San Mateo-Redwood City metropolitan area CNNMoney.com published an interesting article on September 15, 2010 entitled California housing prices on the rebound. The statistics they use mirror what I've found in many of the Peninsula cities in which I work, like San Carlos, Belmont, Menlo Park, Redwood City. The article gives an opinion of why home prices in this area are expected to rise, (and in some areas the rise is taking place now) and gives encouragement to other areas of the country. In a nutshell, this is what's expected to happen here:
