I'm sure we all get those emails

if everyone doesn't buy gas on a certain day the price will go down.

if we all turn off all our lights for one night we'll save the earth.

 

Well I propose:

That all our politicians have to get the same health care we do and pay for it themselves.

That the politicians get the same pension we do, and we certainly work harder than they do.

They want to stimulate the housing market, give the home owners that are current on their mortgages a tax credit.

 

I could go on but I to know  WHAT DO YOU PROPOSE.

 

 

It seems that there is still a demand for new construction here in Needham.  Thats good news for everyone.  Or is it.

Since there is no land left to purchase, the builders are buying the less expensive homes in town and tearing them down to build new larger homes.

What about the first time home buyer or the young couple looking to get into Needham? The interesting thing about the first time home buyer or the young couple, is that most are already stretching there finances and the rest don't want to take an older home and fix it up. They want it all up to date and they expect it.

A far cry from when I bought my home here in town, that I still live in today. It was a stretch when we bought it.  We painted the cabinets, put new formica counters on. Waited 10 years till we could afford the new kitchen, the granite counters, the AC

There is something to be said about being patient, buying what you can afford, sweat equity and working hard, to be in a good community to raise your family.

The question is not when to buy but why to buy?  Do you have a need or a want? Most people are like sheep.  They follow one another. In a sellers market they hear how there neighbor or friend just sold and how much they made. If they bought and there were multi offers they'll tell you oh I stole the property and would of paid more.  Yet if you look back on history the depression or the late 80's early 90's the ones who bought in the depressed market are the ones who made the killing.  Some were investors, but many were just like you and me homeowners that want the best place to raise a family.  Presently in all markets there is an abundance of listing.  That means you have more choices.  Interest rates are still excellent. Sellers are receptive to offers.  So don't wait if you NEED a home.  Buy the best one you can find and afford (always pay a bit more if you can to get a little better home) as the best home today will keep pace with the market going up and down as the market does, but in the long run real estate goes up and at the end of the 15-20-25-30 year mortgage you will have all that forced equity (just like your folks and mine) and hopefully a lot of appreciation.
