homegain blog: Listings at Christmas? - 12/19/09 03:13 PM
While the press is wondering whether a famous golfer will have a Mistress For Christmas, real estate agents are debating whether Listings at Christmas make sense.
Here are three points of view from the HomeGain Real Estate Blog:

Ho Ho Ho Holiday Listing Objections! All real estate agents hear the objections to putting a home on the market this time of year.  And, for good reason, the holidays are a very busy time and some people psychologically want to think about and do other things.  Real estate isn’t always on their mind and they are thinking about buying Christmas gifts, … (1 comments)

homegain blog: No Stage, No Play - The Value of Home Staging - 01/27/09 03:09 PM
Active Rainer and HomeGain Guest blogger Carl Medford recently weighed in on the value of home staging in today's REO world:
"Although, in Shakespeare’s words, “All the world’s a stage,” in the world of theater, a play is rather hard to enact without a stage. It’s been tried over the years, but traditional theatergoers prefer a conventional stage.
And so do Homebuyers.
GREAT. Yet another blog on staging, you say. One more appeal to get sellers to pay money they don’t have to sell their home in a market that’s upside down like the Poseidon. Why bother? Haven’t we heard it … (0 comments)

homegain blog: Are you using what you've got? - 01/06/09 06:41 PM
Are you using what you've got or still searching for more tool, avenues of marketing etc?
Linda sagely advises:
"Upon review, I discovered that I already have all the tools needed for a very successful 2009.  I have more than enough websites and blogs and I am registered and active on social networking sites like Twitter, Facebook and Flickr. I can boast of all kinds of cool software and I have CD’s, books, and a del.icio.us account full of great links.  My file drawers are crammed with ideas that I’ve picked up at conferences and conventions."

homegain blog: The Future of Real Estate Communication? - 12/31/08 10:21 AM
Jay Thompson, HomeGain Guest blogger just posted a thought provoking piece on the HomeGain blog entitled "The Future of Real Estate Communication" In it Jay references his children's incessant use of text messaging. Jay also notes the increased use of Facebook and Twitter. Are these new communication devices going to change the way we conduct business or are they just good for chattering and ordering pizzas?

homegain blog: What's Your Plan for 2009? - 12/22/08 10:27 AM

Now is the time to start setting goals. Specific goals. Not goals like "sell more houses". Setting goals that you can measure along the way that can help you sell more houses. Knowing what these metric are and setting them now is important. The metrics also need to be tracked often throughout the year. This will help determine whether what you are doing is working. If its not you will know it early and be able to adapt, adjust, improve or abandon your plan in favor of a new one.

Brian Brady believes you can! He argues that with the stock market in disarray, real estate prices attractive and low interest rates that you have a great opportunity to take some weath management clients from stock based financial planners.
Brian will be discussing strategies for capturing these dollars during the next HomeGain "Ask the Experts Call" on December 4.

homegain blog: To Twitter or Blog? Active Drizzle Anyone? - 11/28/08 09:48 PM
As Twitter takes off in some circles, many of its adherents are abandoning blogging in favor of a "micro blogging" format. A micro blogger fires off short bursts of information (or "tweets")instead of carefully constructing blog posts.
On the HomeGain blog, Pat Kitano suggested to members of the HomeGain Agent Blogging Network who subscribe to AgentView to engage in more of a micro blogging style. (so far it doesn't look like any one has taken him up on it.)
You can read more on the micro blogging point of view on "AgentView Advice"

homegain blog: Phone Skills and Internet Leads. Your blog is not enough! - 11/28/08 06:38 PM
You've spent counteless hours and perhaps dollars setting up your web site and driving visitors to it.
Now your visitors are finally leaving information and asking to be contacted! In order to convert these inquiries into business you have to rely on a 20th century technology, the telephone.
Do you still know how to use it? Do you give as much thought to your phone skills as you do to your blog and web site?
In "Phone Skills and Internet Leads - If you Don't Have them You Won't Convert Them"  , Ryan Ward of Keller Williams in Georgia offers his tips on … (8 comments)

homegain blog: It's All About the Leads!! - 11/27/08 09:33 AM
HomeGain recently added Marc Rasmussen, of the Michael Saunders Company in Sarasota to our guest blogger roster. Marc jumped right in with his observations on the need for systematic lead generation and follow up. Marc makes the point that its less important WHERE you get your leads from but rather which source works best for you.
Irrespective of your lead sources, Marc makes the point that establishing your authority as a local expert is most important. Do that and clients will come to you.

How much does it cost to set up and operate an internet real estate business? Over on the HomeGain blog, Mitch Ribak considers the costs of the website, IDX, visitor traffic, CRM and data base. Mitch then calculates his cost per sale.
You'll be surprised where Mitch spends the bulk of his money-hint its NOT on his website.
