Each of Zillow, HomeGain and Trulia came out with their respective Home values reports. In them there is a view of the future that indicates that perhaps home values are indeed stabilizing. Here is a synopsis of the reports: Zillow The Zillow Report from December 9 focused on the cumulative sale value lost on homes in the first 11 months of 2009. Zillow's conclusion:home values are declining at a lesser rate than last year -"Home values stabilized significantly during the second half of 2009, with the total dollar value of U.S. homes increasing since June," said Dr. Stan Humphries, Zillow's chief economist. A small debate is raging over on the front steps . Representatives from Zillow and Cyberhomes are arguing over whose instant home valuation tool is the most accurate. Having been alerted to this debate by checking out the Sellsius blog on the topic, I had to jump in. So, whose tool is the most accurate - Zillow or Cyberhomes? That question misses the point. My friend Spencer Rascoff of Zillow and I recently discussed HomeGain and Zillow. I noted that HomeGain, not Zillow, pioneered the web based instant home valuation, despite the myth making of the Zillowites. Spencer chided me "After all, if Homegain pioneered AVMs, then how come no one thinks of them when they think of home valuations?" I was on a panel at Inman Connect last week and the topic of what HomGain can do for Realtors came up. One thing that I mentioned was that HomeGain features Realtors, not Advertisers on our site. I was interviewed by the Charlotte Observer for an article that appears on the front page of today's Sunday Business section! The article is entitled "Clicking on your Home's True Worth -Web Tools Popular, But Can't Replace Appraisal" I wished it had read -Can't Replace Realtors, but I was happy that the theme of the article was that Realtors are essential not just to the pricing of homes, but for the selling them as well. Just for fun I was comparing the with the "famous TV homes" zestimates on Zillow's site. HomeGain home values On HomeGain's site, the company that pioneered the web-based instant home valuation tool, (no, it wasn't Zillow!) you can look up the same homes. Not surprisingly, the values on HomeGain and Zillow are about the same. Two big differences between the sites are that the HomeGain site is advertising free, while Zillow's is littered with ads and take quite a bit longer to load. In about 2200 zip codes, HomeGain also features a local real estate agent who can provide a customized comparative market analysis.

Recently Inman News published its 100 Most Influential Real Estate Leaders of 2008. According to Inman news "the people on the list embody leadership, innovation, ingenuity, power and persistence" Representatives from Zillow (Lloyd Frink and Richard Barton) Trulia (Peter Flynt and Sami Inkinen) Active Rain (Jonathan Washburn and Matt Heaton) and HomeGain (Louis Cammarosano) were mentioned. Today, Global Edge, a UK based real estate site, published its "World's Most Powerful Property People - Top 100. zillow: Are Online Seller and Buyer Tools Helpful? - 09/11/08 05:38 PM
I've heard many realtors talk about potential customers who come to them with a Zillow or HomeGain homevaluation (the original -pre Zillow homevaluation tool) and a discussion ensues regarding the valuation received from these tools. At HomeGain, we have also spoken to our agent customers, many of whom have had their customers mention Home Sale Maximizer. What about other tools? Do they help or hurt the interaction between real estate agents and their customers? I just posted about the fun one can have with Zillow's Dueling Digs and Celebrity Homes. Now I find out another use for Zillow. They were able to tell John McCain how many homes he had! To be fair Zillow is going to have to support the Obama campaign in some way. Any suggestions on how Zillow can help Obama?

Every few days or so I come across a blog article on Home Staging. Inevitably there is a mention to one of two HomeGain surveys (the 2003 and 2007 surveys) that indicates that home staging provides one of the best pre-sale ROI's. The HomeGain survey is even cited the the book "Home Staging for Dummies" and a couple of pages dedicated to it. While most people cite the study, they've never seen the nifty online tool, HomeSaleMaximizer that goes along with it!
