For all those who only get a birthday once every four years. Happy Birthday for tomorrow. The only conciliation I can think of is that you will get progressively younger than the rest of us. I'm not sure whether the makes up for ever thing else.

Help needed! On ActiveRain under "My Home/My Settings" there is a box entitled "Blog Description" and "Blog Description Text". The information that I've entered for the Blog Description"appears under the photo of me when the blog post is displayed. The first question is, what is meant to go in the "Blog Description Text" box? The second question is, under some peoples "Blog Description" they have counters or widgets, etc. How do you get these on to your profile? If you click on some of these gadget/widgets etc it gives you options, but what do you do from there?

Pre Licensing Training - What's the trend in your area? - 02/28/08 06:40 AM
Following my post 12/1/08 regarding undertaking the Real Estate Pre Licensing training. "Real estate License (posted 12/1/08) Well, I have got to the point of undertaking the training to take my real estate license here in South Carolina. Now I know many Agents out there will be groaning that there are too many Agent already. Well I would tend to agree, but I am expanding a Team and will be working as my wife's assistance (licensed). Anyway, I don't know if it's the same across the country, but here in South Carolina there may be hope! I contacted the Real Estate Board down here,

Should a Real Estate Agent use another Real Estate Agent to sell their own property? I'm sure the first answer out of your month is NO WAY! That is understandable of course. But are you really the best person to sell your own home? Your emotionally involved. Your financially involved. You have access to the information to justify your slightly higher asking price. You might be tempted to spend a bit more on advertising your slightly over priced house. Lots of people give good advice and then don't follow it themselves (Doctors and smoking for example). Down here in South Carolina we have relatively recently got a television channel where you can advertise your listings. It's not expensive to do, or is it? I would presume that other places in the USA have this avenue open to them and have had it for sometime. My question is does it work? I have watched it, an can honestly say that if I was searching for a new home this is not the resource i would use. No, not 16. If you have no idea what I'm on about then you may wish to research sales and marketing techniques. But in it's basic form, (I have not tried this yet, but it is on the To Do list), it is that you need to enforce your name/brand/what you do, on somebody 8 times over period of time. I'm trying not to give to much away because somepeople have paid for this knowledge. This is about a local businessman Mark Stephenson here in Charleston, SC, who was the winner of this years Carolopolis Award from the Preservation Society of Charleston for thr rehabilitation of 162 Spring Street, Charleston. The reason for mentioning this is, I sure that Mark Stephenson could have done the work without taking the extra steps and cost in rehabilitating this building. I mean the building is not of historic importance, apart from when it was built and why, but that could be said of many buildings that become altered or torn down in the name of progress. I came across this story in my local paper, a story set in St Petersberg, Florida. The story is about mailman Eric Wills who while delivering mail long his 10 mile route also mows the yards of the elderly for free as he goes. As I look at my domestic market, you see opportunities come and go. If I had the odd $500,000 to $1 mil, I would not be asking this question of course. But there are opportunities out there, I would think that most real estate agents see one or two good opportunities a month but like me do not have the contact network to be able to pass them on. At present i know of someone looking to move 5no 3 bed 2 bath renters (with tenants). someone else with a 6 plex with renters in place.
