It backs to a wooded area, so has a private feel to the backyard. All this for $109,000! This is NOT a short sale or a foreclosure, so could have a quick closing. Payson North subdivision, in Payson AZ is a popular area, both for well priced homes for sale, and for rental homes. Payson North was the original "nice" area in Payson. We think Payson is just a great place to live, and we're SURE that there are still a lot of people who want to move here. Unfortunately, the number of them who actually DID move here last year was fairly small These statistics are for the city of Payson, not any outlying areas. It is for properties which were listed through our MLS system. In Payson, FOR ALL OF 2008, only 186 site-built houses sold. The majority of these (131) were in Payson NE or NW. We're doing just fine, thank you. How are you? The RE Sales market is SO slow right now in my small town that sometimes I find myself reluctant to say that we're doing just fine! Why, are we doing fine? Because we handle Rentals as well as Sales. We're coming up on our 5-year anniversary of opening Prest Realty. We opened on a half a shoestring; worked from our home for a month or two, then leased a small, upstairs office, a year or so later moved downstairs and larger. I'm seeing these pop up on our MLS lately- "will entertain offers between X and Y". I just don't get WHY any Seller would want their Agent to do this. To me, it's like selling for "x or best offer". Well, who's going to offer x? Why would an Agent with a real, live Buyer bring an offer at the high end of the "range"? Because the Buyer has some issues? And if the Seller will really take the lower end of the "range", then why not just list for that? If they WON'T take it, then why waste everybody's time? I … (20 comments)

Did anybody else watch the Today show this morning? They started introducing a segment coming up as "your agent's told you all wrong!" and "don't listen to your agent" sorts of comments. When the segment was on it was a representative from Redfin who basically said "price it right and make sure your agent is web saavy". He even stated that he isn't a salesman- so why was he on as their expert? Is it just me? Yes, what he said made sense. It's exactly what I tell my clients!
