FAQ's On The New Tax Credit Programs For Homebuyers

La Quinta homeowners - are you interested in learning more about the new Tax Credit Program for Homebuyers? Here is a Q & A which provides you more information to your questions.

Much has been written on the extension of the first time homebuyer tax credit and the credit for existing homeowners. A few frequently asked questions with answers to go along with all of that:

Question: Existing homeowner credit: Must the new house cost more than the old house?

Answer: No. Thus, for example, individuals who move from a high cost area to a lower cost area who meet all eligibility requirements will qualify for the $6500 credit.

Question: I am an existing homeowner. On October 25, 2009, I signed a contract to purchase a new home. I have lived in my current home for more than 5 consecutive years and am within the new income limits. I will go to settlement on November 20. If President Obama has signed the bill by the time I go to settlement, will I qualify for the new $6500 tax credit?

Answer: Yes. The existing homeowner credit goes into effect for purchases after the date of enactment (when the bill is signed). There is no reference to the date of contract for the new credit. The provision looks solely to the date of purchase, which is generally the date of settlement.

Question: I am a first time homebuyer but was not within the prior income limits at the time I entered into my contract to purchase on October 30, 2009. I will be covered, however, by the new income limits. If the new rules have been signed into law by the time I go to settlement, will I be eligible for a credit?

Answer: Yes. The new income limitations go into effect as soon as the President has signed the bill.

The income limit and other eligibility rules will look to your status as of the date of purchase,

which is the settlement date. So if the new rules have been signed when you go to settlement,

you should be eligible for the credit (or a portion of the credit if you're within the phase-out

range).

Question: I am an eligible existing homeowner. I have a fair amount of equity in my home. I have found a home with a non-negotiable price of $825,000. Will I be able to use any of the $6500 tax credit?

Answer: No. The $800,000 cap on the cost of the purchased home is firm at $800,000. Any amount

above $800,000 makes the home ineligible for any portion of the credit. The $800,000 is an

absolute ceiling.

Question: I owned my home for 10 years, but sold it two years ago year and have been renting since. If I purchase a home, will I be eligible for the $6500 tax credit if I meet all the other eligibility tests?

Answer: Yes. Because you lived in the home for more than 5 consecutive years of the previous 8, you

will qualify for the $6500 credit. For example, Say John and his wife bought a home in 2000

and lived there until 2008 when he got a divorce. Whether John has been renting or bought in

the interim, he WOULD INDEED be eligible for the credit because he owned a home and

occupied it as his principal residence for 5 consecutive years out of the last 8 years. The

keyword here is "consecutive." As long as he lived in that house for 5 years straight what he

did since 3 years doesn't impact eligibility.

Question: I am an eligible first-time homebuyer. I entered into a contract to purchase on November 1, 2009. Do I have to go to closing before December 1? How does the extension date affect me?

Answer: You do not have to close before December 1. Once the legislation has been signed, it will be as

if the Nov 30 date had never existed. Therefore, so long as the contract settles before April 30

(or July 1, worst case), the purchaser will be eligible for the credit.

It is common knowledge that you need to prepare your house for sale. You would have to be living under a rock not to know that you have to "declutter"to make your house more desirable, and it is highly unlikely that you haven't seen some form of home staging show on television.

So, I have a question for you....

What gives?

How is it possible that there are so many filthy, cluttered, poorly maintained houses out there on the market?

I'm not talking about running into one every now and then. I'm talking about more times than not...

The market is cluttered with "BEFORE" pictures!

Maybe it's just me...maybe it's the nature of my work...

I am, after all, called in to give advice. Maybe I'm only seeing the ones that really need help. Maybe I've spent too much time checking out houses on the MLS.

For those who are serious about selling their house? Here is some free advice...

Get the buyers' attention. Show them something that they are not expecting.

Surprise them!

After a long day of touring nightmares,

make your house the house of their dreams.

Show them something they didn't see in any of the other houses. Show them clean, organized, freshly painted. Show them light and spacious.

Here is a novel idea:

Clean under the sink, organize all the cabinets, drawers, and closets. Clean inside the oven and refrigerator. Clean all the windows.

It's really not that hard to impress buyers when your competition is so bad!

Thinking of selling your La Quinta home? Be sure to read this post regarding the condition of your home!

If "Location, Location, Location" are the three most important words in real estate, the three second most important have to be "Condition, Condition, Condition." I was reminded of this again last week when I was working with a relocation buyer and over the course of two days, looked at 25 upscale homes in the Muncie area. My client had been out of the U.S. for several years and was new to the Muncie area so we visited homes with a broad range of styles and ages.

The differences in condition really stood out. Several were vintage homes with lots of space and charm, but one had a damp, musty odor and some obviously leaky windows that completely obscured the many updates and the terrific location. Another was filled with busy, out-dated wallpaper and had a cedar-shake roof that appeared to have more moss than wood. Both screamed,"maintenance nightmare."

Many of the homes that were 12-20 years old had outdated plumbing fixtures, paint and carpet colors. Others had ceiling stains from current or previous leaks. Poorly maintained decks were also frequent. Even in great condition, it's hard for these properties to compete with newer ones in newer subdivisions. In poor or even mediocre condition it's impossible.

We looked at newer homes that were built in the last 5 yrs and even there some of the conditions were apalling. One in particular had great curb appeal, but walking up to the fron door we noticed the shrubbery was infested with bag worms, even to the extent of having bags on the railing and around the front door. Inside, the property had been beaten up. There were several holes in the drywall and lots of tape-joint cracks and nail pops. Needless to say, we didn't spend much time there.

It amazes me that some listing agents, even veterans, don't sit down and have an honest "heart to heart" with their sellers. In addition to the deficiencies noted above, many of the homes, regardless of age, were cluttered, filled with personal items and collectables and often just too much "stuff." People need to know what it takes to make their home competitive. After all that's what they hire us for. If done tactfully and authoritatively, sellers will not be offended and will thank us when the showing feedbacks come in.

It is currently in Beta version, so take a peek. It is intended for homeowners to protect, maintain, and enhance the value of their homes PLUS provide business-building tools for Realtors. How about that? Something for consumers AND their Realtors.

The site will also allow homeowners to speak together with Realtors to federal legislators on public policy issues where homeowners and the real estate industry have a common interest.

Consumers will get the big push about this site come February but for now Realtors are encouraged to explore around and give your feedback.

Golf Carts on La Quinta Streets

This past Tuesday, the La Quinta City Council unanimously approved the first reading of an ordinance that will allow a pilot program for golf cart use on certain city streets. The pilot program may be implemented as soon as mid-January with the issuance of two-year permits. The cost of the permits is expected to be available at the Council's December 1st meeting.

Palm Desert and Rancho Mirage are two Coachella Valley cities that are currently using the program with great success. The program abides by state law that does not allow the use of the golf cart for more than two people and 16 year old drivers must have a valid driver's license. Seat belts and a rooftop are also required. The maximum speed of a golf cart cannot exceed is 15 MPH and the golf carts will be restricted to designated golf cart lanes on city streets, designated golf cart paths and select neighborhoods with streets that have 25 MPH speed limit postings. The main idea, explained in the council meeting, is to allow access throughout La Quinta Cove, to the Village and Old Town La Quinta areas, the SilverRock Resort and the La Quinta Resort and Club. After reviewing the success of the pilot program, City Council members have indicated that the program may go citywide.

Patriot Park "Healing Field Memorial" Ceremony

This Sunday, November 8th at 11 AM, there will be an opening ceremony for the Healing Field Memorial at the Patriot Park located at the northeast corner of Date Palm and Dinah Shore Drive. Five thousand six foot flags will be displayed and each honors a military serviceman or servicewoman killed during operations Iraqi Freedom and Enduring Freedom.

For the past four years this event has commemorated the sacrifice our servicemen and women have experienced fighting for our country. Each flag will have the name, age, hometown and branch of service of each service member who has lost their life. Four of the flags will honor those soldiers from the Coachella Valley. The Healing Field will be on display until November 14th.

I have been unable to attend the Patriot Park ceremonies in the past, but recently was in the hills above Malibu by Pepperdine and can tell you that it is an incredibly moving display of the losses our country has sustained in the fight for freedom. Whatever your politics, this is an event that is worthy of your support.

Cochran Air Show in Thermal

Today is the Jacqueline Cochran Air Show in Thermal. Aircraft, aviators and skydivers will be performing or displayed on the ground and in the air. The show will also include the Air Force F-16 Viper West Coast Demo Team and the U.S. Navy F-18 Demo Team, along with 21 members of the U.S. Air Force Heritage Flight program and the Golden Stars Skydiving Team.

As the daughter of an Air Force Officer, I have always loved watching the air shows when we lived at Wright Patterson Air Force Base in Ohio and now the same thrills can be experienced at our local air show! The cost is FREE and is at the Jacqueline Cochran Regional Airport at 56-850 Higgins Drive in Thermal from 9:45 AM to 3 PM today.

Holiday Safe Shopping Tips

I know it is still early for holiday shopping, but never too early to practice safe shopping. It was reported recently that in 2008 nearly 10 million Americans were victims of identity theft. The tips below should provide you precautions to make sure that you are not added to the list, whether shopping at your local mall or hitting the send button on your computer:

At home:

Monitor your credit.
Look over your credit card statements as soon as you receive them for unauthorized purchases.
Be discrete about leaving personal information around your home. Unfortunately, many victims knew the person who had taken their personal information and often times it was a relative or family member.
Copy both sides of your credit card. In case of loss you will have all the information to provide authorities.

At the shopping center:

Carry a debit card, in lieu of cash, but be careful of someone "shoulder surfing" you when you are at an ATM. Shoulder surfing is when someone can see your PIN and bumps into you taking your card and cash.
Credit cards are good to carry because you can alert the credit card companies immediately in case of theft.
Be aware of your environment and try not to be distracted by the sights and sounds of the season displayed at the mall.
Be selective about the types of identity documents you carry, if you don't plan on writing checks - leave your checkbook at home.
Safeguard your receipts when you make purchases. The information contained on your receipts included credit card numbers and often times your signature.

Credit Card Reward Programs

Credit card companies have taken a well-justified beating in the media lately for their shenanigans in raising customer's rates without cause, charging overdraft fees/over limit fees and other miscellaneous charges (until you challenge them on it); however with a little diligent research there are benefits to having certain credit cards.

Last week I received my Costco Membership bill and attached to it was a voucher from Costco for an amount, almost equal to the annual payment. This is a special feature of the Executive Membership - the more you spend the bigger the return. Well, this year was an exception due to the economy, but in the past we called it the "hundred dollar club" because we never left there without buying at least $100 worth of merchandise. That being said, it was a treat this year to receive the bonus voucher!

Credit card companies responding to consumer concerns in a troubled economy, not to mention their tarnished image, are reportedly redesigning their reward programs to help consumers pay down their debts and even save money for retirement.

Here are a few of the innovative programs:

1) Cash back credit cards that automatically apply the rebate toward outstanding loan balances

2) Cards that funnel rebates earned on purchases toward retirement accounts

3) Cards that offer "529" college savings awards

4) Consolidating high interest debt into a fixed rate personal loan

5) Planners are offered to calculate the time required to pay down balance and project how a major purchase might affect the balance of an account.

What's in it for them? Well, consumers who can't pay down their debts and default aren't much benefit to the banks. It is more profitable for them to have consumers who are being helped than hurt by their programs. Looking for a credit card? Do the research and find out what rewards are being offered. You might just pay for your next vacation with some of the rewards earned!

Hand Holding is Not Just for Babies

Hand holding is not just for babies. We hold our parents' hands when we are first learning to walk and then later to cross the street. Hand holding continues with best friends in elementary school and when we have our first date. Later in life we hold the hands of the one we cherish to express our love. I can't remember how old I was when I thought I was too old to hold my mother's hand, but I know many years later, when she lay dying, I held it all the time. And I am touched by tenderness when I see an elderly couple holding hands and strolling our sidewalks.

It struck me the other day that there are times when we "symbolically" hold someone's hand. For example, when we have first time home buyers who are nervous about the process and the enormity of what they are about to do. We hold their hands through the transaction. Or when experienced escrow officers and lenders help us to maneuver the paperwork and close our deals, they are holding our hand. And when we deliver the keys to our clients we are holding in our hand their new beginning.

Recently I have come to realize that ActiveRain is holding my hand, in fact all of our hands, to help us navigate the incredible social media maze that surrounds us. I am grateful for the hands of all the ActiveRain contributors because they have led me to places I would never have found without them. The New and Improved Home Buyer Tax Credit

News on the Home Buyer Tax Credit from an associate back east! Looking for a home in La Quinta or desert communities? We are here to help with the latest news on financing, foreclosures, short sales and deals in the desert!

Via Claudette Millette - Metrowest Mass Exclusive Buyer Broker (The Buyers' Counsel):

The much-anticipated extension to the home buyer tax credit has finally been approved. The Senate's vote yesterday resulted in a 98-0 win and today it was passed in the house. The bill now moves to the President's desk for a final signature.

First-time home buyers have been eligible for tax credits of up to $8,000 since last January as part of this year's economic stimulus package. The newly backed program will expand the credit to include existing home owners.

Under the revised program, those who have owned a home for at least five years will be able to apply for tax credits of up to $6,500 when they purchase their next home.  To qualify, buyers will have to sign a purchase agreement by April 30, 2010 and close by June 30.

The maximum purchase price on a home will be $800,000 with vacation homes not eligible. Income limitations are $125,000 for single tax payers and $225,000 for joint filers.

The National Association of Realtors (NAR) and the National Association of Home Builders (NAHB) have been lobbying hard for the extension and expansion of the tax credit. NAR claims that so far, about 1.4 million first-time homebuyers have qualified for the program and they estimated that 350,000 of these buyers would not have otherwise purchased.

The tax credit is also set to be extended for another year for military personnel serving outside of the United States until June 30, 2011.

Senator Johnny Isakson, who heavily pushed for the extension, along with his own version that would have increased the credit to $15,000 stated, "This is probably the last extension."

But, is this really true? When April 2011 comes around and the housing market is still not in full recovery mode, will the politicians be able to let this go and actually come to an end, or could it possibly become a more permanent subsidy?

Now that you've made the decision to purchase your first home, a hearty congratulations is in order! Becoming a homeowner, especially for the first time, can stir up some feelings of anxiety and excitement. With the knowledge that you gain through individual research and the help of your REALTOR®, you will soon begin to feel like a seasoned house hunter.

Tip # 1: Do Your Homework

Did you know that there are a number of incentives available to first-time home buyers? Everything from a 3-5 percent down payment and low interest rates are just a few of the ways that lenders help to make the dream of home ownership into a reality for many. Another incentive is the $8,000 tax credit for first time home buyers, this credit has just been extended to April 30, 2010. An FHA loan, for instance, is especially appealing to first-time home buyers. The best way to find out what's available, in terms of down payment requirements and interest rates, is to do your homework by comparing offerings from various lenders.

Tip # 2: Save Money

Although many loans are geared toward offering lower down payments to first-time home buyers, it's important to save as much money as possible so that you will have enough to provide an earnest money deposit (if applicable), pay for closing costs and still have the funds to furnish and decorate your new home.

Tip # 3: Get Your Credit Profile In Order

When you apply for a loan, the lender will access a copy of your credit report and will use the information to determine your creditworthiness and/or interest rate. This means that you will want to make sure that the information contained in your credit report is accurate and up-to-date. You can do this by requesting a copy of your file from each of the three major credit reporting agencies - Experian, Equifax and TransUnion.

In addition to past credit history, lenders will also look at your current debt ratio in order to determine whether or not you can afford the home. This means that you may want to consider paying down some of your existing credit card debt and avoid taking on any new debt before applying for a mortgage.

Tip # 4: Start Your Search

With the World Wide Web being what it is today, it's no surprise that many potential home buyers start their search online. A Realtor's Web site is designed to not only list real estate, but also to educate a buyer as they move through the process of searching for a new home. In addition, the internet offers a way for consumers to browse through color photos and virtual tours, both interior and exterior, along with information pertaining to the homes themselves. The convenience of being able to find a home that you like without having to wait is just one of the many benefits to shopping for a house online. When you are finally ready to meet with a REALTOR®, you will already have one or more prospects in mind.

Tip # 5: Have Patience

Perhaps you will find the perfect house this week, or maybe it will take a little longer. Some buyers find exactly what they are looking for right away, while others have to do a little more searching to find their dream home. As a first-time home buyer, it's a good idea to begin the process with an understanding that good things really do come to those who wait. You may see a number of homes, take numerous photos and may even make an offer or two, but patience may very well be the key to finding your new home.

Tip # 6: Take Notes

If you see a lot of homes, it will be impossible to remember the features of each. For this reason, you should consider taking a notebook and writing down each unique or defining aspect that you like or dislike about a particular house. This information, along with any photos that you take, will help you greatly when it's time to make a choice.

Tip # 7: Don't Settle

A home is a big investment and it could, quite possibly, be the largest you will ever make. For this reason, along with the fact that you will be living in the home every day, make sure that you get what you want. There could be an instance where you need to make some type of compromise, but you may want to avoid choosing something just because it's within your price range or you feel as though it's your only option. New houses are placed on the market every day and, as a buyer, the next one listed may just be your dream home.

Avoid testing the market! Set a realistic price based on the facts involved. Most Common Home Problems

Below are the most common home problems. Be sure to consult with your own licensed home inspector or energy star auditor for further explanations and solutions.

Mold, Mildew and Musty Odors

Water leaks are usually to blame for these issues. These leaks could be from leaky water pipes, toilets, showers, tubs, roof leaks and gutter problems. If you notice leaks for areas needing repair, it is extremely important to have those items remedied immediately to prevent structural damage and potential health issues.

High humidity caused by everyday tasks such as showers, cooking and drying clothes, can also be culprits. Indoor humidity levels should be maintained between 30%-50%.

High Energy Bills

High energy bills can usually be traced to windows, heating and cooling equipment, and insulation.

To reduce your energy costs, it's important to have your furnace and air conditioning units serviced regularly. If windows have condensation between the panes or have broken locks and seals, contact the manufacturer to see if they are still under warranty.

Damp Basement

Primary source of damp basements are water leaks and high humidity. Again, look for water pipe leaks, as well as basement wall cracks and areas where water may be penetrating. Have these issues repaired immediately.

Drafty Rooms

Common areas for cold air leaking in the home can be found around doors, windows, light fixtures, electrical outlets. The biggest leaks are usually in the attic and around recessed lighting.

Be sure to have your contractor check the air and furnace units to check for air leaks and to make sure there is a balanced airflow. In addition, caulking around window sills and door jambs will help prevent drafts.

Dust

Dust can penetrate your home through air leaks around windows, doors, and air ducts.

To reduce dust in your home change your furnace filter, and vacuum regularly. Furnace filters should be changed once a month. Be sure your clothes dryer is vented to the outside of your home. Leave shoes at the front door instead of wearing them throughout your home.

Moisture on Windows

Windows that get condensation on them, are usually a result of old windows, and single pane windows with aluminum frames.

Ignoring this issue could lead to deterioration and rotting of wooden trim, sills and framing, and could lead to mold and mildew.

Consider replacing with storm windows. If cost is an issue, you can use install a shrink film or polyethylene sheet. Window insulation kits can be purchased at your local hardware store.

Ice Dams

These usually occur after heavy snowfalls and freezing temperatures for several days. As temperatures warm, and the snow and ice begin to melt, water begins to drain along the roof under the snow. When this water reaches the overhang, it refreezes and creates the ice dam. This can cause roof damage and could lead to water leaks.

Fixing the roof leak will not prevent future ice dams. You'll need to seal the air leaks, in the attic, and add insulation Make sure there is adequate ventilation in the attic and be sure to keep gutters free from debris throughout the year.

Senate Approves Homebuyers Taxcredit Extension plus New Rules

The U.S. Senate finally voted Wednesday on the bill to extend aid for the unemployed and to extend the tax credit for home buyers plus include current buyers. (Please see details)

The vote was 98 to 0 through the Senate. The House of Representatives is expected to vote as soon as Thursday then the bill will be sent to President Barack Obama to sign into law. *Let's Keep Our Fingers Crossed!*

Homebuyer's Tax Credit

The bill extends the $8,000 tax credit for first-time homebuyers until April 30. That bill will also include homebuyers that have owned a home for at least five years to be eligible for a $6,500 credit if they move.

The tax credit will not be extended past April 30.

Small Business Tax Credit

The bill will also allow businesses to get a break on their tax bills by applying losses from 2008 or 2009 to recover taxes paid in prior years when the economy was booming. This tax credit only applies to small businesses.

Unemployment Benefits

The bill gives unemployment benefits an additional 14 weeks. Those in high unemployment states could receive up to six more weeks on top of that.

The desert season is almost here and below are some great reasons to buy and/or sell real estate in the next few months...

Many people feel that November and December are less than stellar months to buy or sell a home. I don't believe there is ever a bad time of year to make a real estate transaction. Here are 10 reasons why these months present great opportunities.

1. Unmotivated sellers take their homes off the market. Therefore there is LESS COMPETITION for serious sellers. Unmotivated sellers will put their homes back on the market in January when a rush of other will also. Chances are they still won't sell unless they are priced correctly and show well.

2. Homes SHOW WELL over the holidays. Seasonal decorations, warm fires, wonderful smells from the kitchen entice buyers. TIP: Leave some cookies on a plate for the potential buyers.

3.There may be LESS SHOWINGS but most showings will be from SERIOUS BUYERS. People are busy at this time of year and if they are out looking at homes they are usually MOTIVATED TO BUY.

4. Buyers who have just sold their homes in the FALL MARKET are looking to buy another home. These are FIRM BUYERS. Many want to be in their new home for Christmas. TIP: Treat offers from firm buyers like gold.

5.Selling your home in November or December gives you the opportunity to wait until the New Year to buy. There will be more inventory and you will be in the driver's seat.

6. Many buyers getting transferred need to relocate for the New Year. Chances are they are scouting for a new home during the holiday season when they have time to bring their family to look.

7. Many people buy homes or condos for their children who are beginning College or University in January. If you live in a College or University area this is prime time to sell. TIP: If you live in a college or university town, you should consider buying an investment property to rent out to students.

8. For BUYERS, there may be more room to NEGOTIATE PRICE as most sellers on the market are MOTIVATED to sell.

9. REALTORS are not usually as busy at this time of year. You will receive their undivided and devoted attention. The same goes for lawyers, mortgage brokers, moving companies, etc. Moving costs may be reduced.

10. Don't forget that life circumstances force people to buy and sell at any time of the year. The market for marriage, divorce, retirement, inheritance, empty nest syndrome, first time buyer, single buyer DOESN'T STOP in November and December.

TIP: Consider the months of November and December as Opportunity Time.

Winterizing Your Home

Our winter weather is beautiful and most of our homes don't need "winterizing" but the post below will help our out-of-area homeowners (who are leaving their homes behind for our warm, sunny days) to save energy costs!

If you live in a climate where freezing temperatures occur, you will need to perform certain maintenance tasks in order to keep your home in top operating condition.

Here are some tips on how to prepare your home for winter conditions - and avoid some of the common mistakes made:

Sump Pumps

If you have a sump pump, we recommend installing a battery back-up sump pump, especially if your basement is finished. The battery back-up pumps beep when they are in use, alerting you that there is a problem with your pump.

To prevent freeze ups or damage to your sump pump, remove exterior discharge hoses.

Hoses and Hose Bibs

Before the first frost you will want to follow these simple steps to ensure that your hose bibs do not freeze and consequently leak. Please keep in mind that hose bib leaks due to improper winterization are not covered by your warranty.

Remove hoses from the garage and exterior hose bibs to prevent water pipes from freezing within the wall.

Wrap the pipes and the pressure reducing valve at your main water shut off to provide additional protection against freezing.

Shut off the main water supply to the hose bibs.

On the exterior open the hose bib and drain the water from the line.

Push upward on the anti-siphon ring to ensure that all of the water is drained from the line.

On the interior open the bleeder valve at the shut off. (Make sure you have something to catch the water in.) Be sure this valve is tightened again after the water is drained.

Make sure that the black washer is in the cap.

Push upward on the anti-siphon ring to ensure that all of the water is drained from the line.

Gutters and Downspouts

Clean gutters and downspouts frequently throughout fall to prevent build up of leaves and other debris. Neglected gutters can lead to wood rot problems, pest infestations, wet basements, foundation damage and many other expensive complications.

Be sure water is not coming down behind gutters and that all support brackets are securely in place.

Check to ensure water drains properly and doesn't pool, which can cause damage to foundations, driveways, and walkways.

Windows and Doors

Inspect and repair any loose or damaged window or door frames.

Install weather stripping or caulking around windows and doors to prevent drafts and lower heating bills.

Clean and lubricate garage door hinges, rollers, and tracks and be sure screws are tight.

HVAC Systems

It is generally recommended that you hire an HVAC company to regularly maintain your HVAC system.

Change your furnace filters on a regular basis.

Consider having a heating professional check your heating system to ensure optimal performance and discover minor problems before they turn into costly major repairs.

Adjust the dampers if necessary. A little heat to the unused rooms of your home should be left on during the cold winter.

Clean your ducts to better your heating system's efficiency as well as to reduce household dust and to provide relief to those with respiratory problems. Also check for air leakage especially around joints.

Clean your thermostat's heat sensor, contact points, and contacts. Check accuracy and replace if necessary.

Lubricate hot water heater's pump and motor. Bleed air from radiators or convectors.

If leaving on vacation, do not turn the thermostat below 65. This practice will help protect your pipes in the wintertime.

Keep your outside condenser unit clear to prevent freezing.

Ventilation

Be sure attic insulation doesn't cover ventilation vents in the eaves to prevent winter ice dams on the roof.

Be sure ridge vents and vents at eaves are free of plants and debris.

Check bird and rodent screens for attic vents to prevent any unwanted guests.

If your home has foundation vents, they should remain open at all times except in the event of extreme cold.

Landscape and Yard Work

Although grass appears to stop growing in the fall, the roots are actually growing deeper to prepare for winter. Now is the best time to fertilize and reseed your lawn.

Prune your trees and shrubs after the leaves turn to encourage healthy growth in the spring.

Trim any tree limbs that are dangerously close to power lines or the roof of your house. Heavy snow and ice can cause damage in the winter.

Deicing Tips

Do not use rock salt on concrete surfaces. The use of salt can lead to concrete deterioration, which is not covered by your warranty.

Do not use kitty litter on concrete driveways. The use of this product will have an adverse reaction to the concrete. Please consult your local hardware store for a deicing agent that they recommend.

If you wash your car to remove salt or deicing compounds placed on local streets, please remember that it is equally important to hose down your driveway afterwards to remove any harmful compounds.

General Tips

During extremely cold weather, you may consider leaving indoor faucets located on exterior walls dripping.

Place the emergency numbers for the electrician, plumber, and heating contractor in a convenient location. When the holidays arrive, some of these contractors will be open for emergencies only.

Remember to open the damper on the fireplace when using it. As you leave the room, be sure to close the glass doors on the fireplace to keep any sparks created by the fire in the firebox.

Remember always to keep drain covers open at your areaways (also called welled exits or walk ups).

If you are going to be away longer than a week, turn your water heater to the "Vacation" setting.

A desert adventure to Joshua Tree National Monument is a "must-do". Below is a post about this desert treasure!

I've been wanting to go back to Joshua Tree National Monument (now a National Park) ever since U2 came out with their top-selling album "The Joshua Tree" in 1987.

I had been there during the Summer of 1973 and thoroughly enjoyed it although the two friends that I was traveling with didn't appreciate it as much as I did since we already lived in the South Texas desert.

The Joshua Tree (Yucca brevifolia) is native to Arizona, California, Nevada, and Utah, mainly in the vast Mojave Desert. A group of Mormon settlers crossing the Mojave Desert in the mid-1850s gave the plant its name. The tree's shape reminded them of a biblical story in which Joshua spreads his hand to the sky in prayer.

Joshua trees are relatively fast growers for a desert plant, growing up to three inches per year. Since it is a tree in shape only, its trunk is comprised of thousands of small fibers without annual growth rings. Plants are know to live for hundreds of years, and it's estimated that they can live a thousand years.

The Joshua tree gets top heavy, with branches regularly breaking off and falling to the ground, and has a very deep and extensive root system to more efficiently gather water from the desert environment. They usually bloom from February to April, but blooms are highly dependent on rainfall; little rainfall will mean fewer blossoms, if any. They also need at least one winter freeze in order to bloom. The flowers are pollinated by the yucca moth, and branching occurs at blooms or if the tip of the branch has been damaged by the yucca worm.

Native Americans used the leaves to weave sandals and baskets, and made meals from the seeds and flower buds. Joshua tree trunks were also used by early ranches and miners as fence posts, and for fuel in steam engines.

The Joshua tree is an indicator species for the Mojave Desert. As the Joshua tree goes, so goes the Desert and other wildlife that depend on the Joshua tree for food and shelter.

Current research indicates that the Joshua tree could become extinct in the Desert due to global warming and the extinction of the Shasta ground sloth which apparently was a key to the tree's dispersal.
