A lot of homeowners are getting confused information as to the real value of their home most especially with the current information that you can get from the internet.  Some are arguing why their home is priced a lot less from their neighbor's house when in fact it is in a lot better condition or their home is in a better location.

 How can a homeowner really determine value for their home?

  • Talk to an experienced and knowledgeable Realtor® who can provide you with a Comparable Market Analysis (CMA) of your home.
  • Due to the current market condition, after determining the listing price for your home, you must be prepared to still lower your price every after two (2) weeks until you have received an offer.

The price of a home is determined by how much buyers are willing to pay for your home.  If your home is well maintained and has been updated/upgraded, buyers will take these into consideration in making their offer.

Remember that as a seller:

You cannot control:

  • Competition
  • The Market
  • Interest Rates
  • When the Perfect Buyer Walks thru the Door
  • How  the Location Impacts Price

But, you can definitely control:

  • Property Condition - de-clutter, scrub, paint if needed, cut grass, remove weeds, fix what needs to be fixed.  Look at your house through the buyers' eyes.  
  • Availability for Showing
  •  Price

Do not rely on values provided by the internet.  A professional will need to come in and inspect your home to determine the real value.
