There is so much to consider when purchasing a home.  Whether your are buying your first home, or your fifth home, you should always have someone working for your best interests, and educating you   So many times I come in contact with buyers, and sellers, who don't think they need representation.  Not having representation in a real estate transaction is like not having legal representation when going to court.  And the best part?  A buyer's agent is compensated by the seller's agent.  So, there is no out-of-pocket expense to a Purchaser for having representation.

Making Home Affordable Program - 12/16/09 12:11 PM
I have recently been contacted by a friend, and distressed homeowner, who has lost her job, and is having a hard time finding stable work, has blown through her savings, and is a couple months behind on her payments.  As a friend, and compassionate Realtor, I want to help her.  I have met with her to discuss her options:1. Short Sale, 2. Foreclosure, or 3. Loan modification program (which in her case is not feasible).  Her bank has told her that they can 'modify' her loan if she completes the paperwork and sends in $400, which she doesn't really have.

Just because a Real Estate Agent has 10, 15, 20 or even 30 years of experience, doesn't always make them the best agent.  The old school days of selling real estate have changed.  Just like many industries, it is moving rapidly towards being more, and almost all, technologically based.  Many of the seasoned agents, who have acquired the years of experience, are having a hard time changing with the times.  It is often hard to teach an old dog new tricks.  According to NAR (National Association or Realtors), 86 percent of all home buyers start their search on the web.

There are now more ways than ever to obtain creative financing when purchasing a home, as well as incentives.  For example, the FHA 203(k) Streamline Loan.   A purchaser can finance up to $35,000 on top of the contract price for repair to the property they are purchasing.  So, don't over look the properties that need a little more repair and updating.  Both loans are rolled into one payment.  There are several qualifications for obtaining this type of loan.  However, a home buyer should talk to their lender to see if they qualify for the program before looking at cosmetically distressed properties.  … (1 comments)

When selling your home,  make sure your Realtor knows your local Housing Market, and educate yourself on what is happening locally, not nationally.  Every seller wants top dollar for their home, and every Realtor wants them to get top dollar, however, we have to be realistic about our local markets.  It is important that sellers understand that EVERY market is different.  The media has been very misleading when giving updates on the "Housing Market".  That's like predicting the weather for a country as a whole.  "It's going to be 75 and Sunny everywhere."
