      <title>When to move on from a Short Sale</title>
      <description>&lt;p&gt;I have been working with a buyer client of mine for the past year and we finally put in an offer on a property that she likes.&amp;nbsp; Well, the situation is that the listed property is in default and the sale will more than likely be a Short Sale because the current market value of the property is not as high as what is owed on the seller's loan.&amp;nbsp; So my client made the offer and the seller submitted their paperwork as well as our offer to the lender.&amp;nbsp; Well, that was in March of this year!&amp;nbsp; It has been almost 4 months and still no word from the lender as to whether or not they will accept our offer.&amp;nbsp; They seem to have one excuse or another as to why they have not received the package yet or if the "Negotiator" has had a chance to look at the package.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My buyer has been very patient, there was another purchaser who put in a second offer, but the lender had not replied to our offer yet, so they were going to look at one offer at a time.&amp;nbsp; During the past week I have begone to email my client more homes on the market in case this short sale does not go through and we can move on.&amp;nbsp; We are starting to look at more homes this weekend, she found 3 that she likes.&amp;nbsp; We are not giving up on the short sale, but I thought that we should at least get a move on now and see what else is out there for sale that might fit her needs.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Does anyone have similar experiences with short sales?&amp;nbsp;&lt;/p&gt;</description>

      <title>Active Rain Success Story!!</title>
      <description>&lt;p&gt;Wow!&amp;nbsp; This is my first Active Rain success story.&amp;nbsp; Last winter I wanted to refer my&amp;nbsp;clients in Seattle Washington to a very competent agent and I put out a blog&amp;nbsp;that stated that I&amp;nbsp;had a referral in the Seattle WA area and I invited real estate professionals up there to reply to my blog so I could interview them.&amp;nbsp; I had lots of response, but I choose Lisa Bosques &lt;a href="http://activerain.com/98146"&gt;http://activerain.com/98146&lt;/a&gt;&amp;nbsp;of Prudential Realty in the south Seattle area.&amp;nbsp; I mainly choose her because she was very prompt in calling me back on the blog.&amp;nbsp; It was almost 9pm on that night last winter and Lisa responded really quick and she answered my questions honestly and I felt some trust and sincerity in her that I knew I could refer my&amp;nbsp;clients to her.&amp;nbsp; But I told her that I would wait till the next day and gave other agents a chance first.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So I had some more calls and response to my blog, but one no stuck out as much as Lisa did so I choose her and gave her my client's info and what listings she would be working with.&amp;nbsp; Lisa worked hard and long hours, and&amp;nbsp;finally, after 6 months,&amp;nbsp;she has successfully closed one of the referrals I gave her, and it was a tough one too because it was a short sale and she had to jump through many hoops and spend a lot of time working on it.&amp;nbsp; She is still working on another one I referred her and I am sure she will close that one as well.&lt;/p&gt;
&lt;p&gt;I would like to say Thank You to&amp;nbsp;Active Rain for having this platform for Real Estate Agents from all over the world to interact and learn from each other, and Thank You Lisa Bosques for&amp;nbsp;working hard and treating my clients with trust and respect!&amp;nbsp;&lt;/p&gt;</description>

&lt;p&gt;Thavisak &amp;lsquo;Lucky' Syphanthong puts new bolts in a skate ramp at the Crescent City skate park on Wednesday.&lt;/p&gt;
&lt;p&gt;He and other volunteers from the Stuck in Crescent City Skateboard Association replaced the bolts on all the ramps at the park because many were starting to become loose, which presented a safety hazard.&lt;/p&gt;
&lt;p&gt;The SICC group has worked closely with the county on the skate park. The county provided the bolts.&lt;/p&gt;
&lt;p&gt;On Saturday, the SICC group is hosting a Go Skate Day, which is occurring at locations throughout the world. The event will feature a picnic, music, and of course, skateboarding. It occurs from noon to 3 p.m. at the skate park.&lt;/p&gt;
&lt;p&gt;Also, the SICC will be looking for two new members to join their skate team and will be watching those who skate.&lt;/p&gt;</description>

      <title>In Northern California, which city is the best place to invest in?- asks a client</title>

&lt;p&gt;I have been communicating with an invester client from southern California for the past week and&amp;nbsp;since I work in both Del Norte and Humboldt counties, I have been sending him investment properties in both areas.&amp;nbsp; Recently, he asked me a great question which I replied to.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;By the way if you were to invest your money on a property in Northern California what city would you invest in and why?&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;If I had the money to invest up here, it would be in Arcata because it is a college town, it is home to Humboldt State University, and the values and rents will always appreciate. &amp;nbsp;But there is another catch, the prices in Arcata are amongst the highest in the county. &amp;nbsp;So another place would be Crescent City, 1 hour to the north of Arcata, because the homes are still fairly priced and the economy is growing there. &amp;nbsp;They have a State Prison that brings great jobs to the people, as well as a new Home Depot, a new Super Wal-Mart being built soon, and a Wal-greens being built. &amp;nbsp;If these big box stores are locating in Crescent City, they must have done their research and know that the area is growing. &amp;nbsp;They also have plans to build a Casino resort on the south end of town. &amp;nbsp;So I think it is good to buy into Crescent City now because the homes are still priced lower than most areas of CA and there is room to appreciate in value.&lt;/p&gt;</description>

      <title>Arcata Bay Oyster Festival on the Arcata Plaza</title>

&lt;p&gt;1:00 PM&amp;nbsp; I just came back from the Oyster Festival in Arcata, which coincides with the local farmer's market today in the Plaza.&amp;nbsp; There were lots of people and lots of booths featuring all sorts of foods from Chinese food, Lao/Thai food, Cambodian food, African food and of course, dozens of booths featuring all sorts of ways to cook oyster and beer booths as well.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Oyster Festival took place in the plaza itself, so the farmer's market this week got moved a block west of the Arcata Plaza.&amp;nbsp; We walked the whole length of the entire plaza and the farmer's market area as well.&amp;nbsp; A local band was playing some swing and big band music in the center of the plaza and there were lots of people eating and setting on the grass in and around the plaza. &amp;nbsp;&lt;/p&gt;

      <title>Blackberry or Iphone?  Which is the best for Real Estate Professionals?</title>
      <description>&lt;p&gt;I have been meaning to get a smart phone lately and I am currently undecided as which one is the best one to get.&amp;nbsp; Right now, my two favorites are the Blackberry and the Iphone.&amp;nbsp; I had the Moto Q smart phone a few months back but did not like it because it was so slow in going online and accessing files.&amp;nbsp; I have seen alot of my real estate professional colleques with the Blackberry smart phone.&amp;nbsp; But do they&lt;/p&gt;

      <title>My Craig's List Miracle: Always be nice and polite to those you meet for the first time</title>
      <description>&lt;p&gt;&lt;strong&gt;Craig's List Miracle!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Today I had a Craig's List Miracle!&amp;nbsp; I usually use Craig's List for advertising my real estate listings, but this morning, I decided to use it to help sell my refrigerator as well.&amp;nbsp; Within an hour, I received a hand full of emails inquiring about it.&amp;nbsp; One in particular decided to call me and I called her back.&amp;nbsp; It turns out that she is a new loan officer to the area, actually, she is a local to Humboldt County and I went to high school with her.&amp;nbsp; She just moved away to Las Vegas and now is back to live up here and raise her new family &amp;nbsp;(Humboldt County California is a wonderful place to raise a family).&lt;/p&gt;

&lt;p&gt;She and her husband came over to where I had the refrigerator stored and we chatted about everything from high school days to what we and our friends were doing, to our new careers.&amp;nbsp; Well, the miracle is, not only did she and her husband buy the refrigerator, she also is going to give me a referral for a buyer looking in the Eureka area for their first home!&amp;nbsp; This buyer also happens to be one of our old friends from high school.&amp;nbsp; What a small world!&amp;nbsp; I guess my advice is, to put yourself out there and always be nice to people, because you never know what will transpire from the meeting.&amp;nbsp;&lt;/p&gt;</description>

      <title>Showing Homes in Humboldt County and Tenant Woes</title>
      <description>&lt;p&gt;Yesterday&amp;nbsp;I showed a young couple some houses in and around Eureka.&amp;nbsp; There were a few tenant occupied homes on the list so I had made calls to their respective listing agents to set up the various appointments a few days before.&amp;nbsp; For one of the houses, the tenants gave me a hard time about it.&amp;nbsp; Last week I had called to view the property for that same day and the agent gave me the tenants' number to call myself, but the tenants got really upset that I had called them and not the listing agent.&amp;nbsp; I explained to them that the agent had given me their number to call myself because he was on his way to the doctor's appointment.&amp;nbsp; They were still adamant about&amp;nbsp;not showing the home without the listing agent calling&amp;nbsp;so I was very polite and said that I would schedule the showing for next week instead, which was yesterday.&amp;nbsp; I can understand that tenants have their rights and require the 24 hours notice for showings.&amp;nbsp; But some tenants are more adamant than others about the 24 hours notice and having showings at their agreed times.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I think some tenants make it tough on agents to show the homes on purpose so they can stay at the home&amp;nbsp;longer.&amp;nbsp; I had a listing a few months ago where the tenants not only complained about showing times, but limited certain days during the week when the home could be shown, and then kept switching those days around so that it was impossible to show the listing at all.&amp;nbsp; On showing days, they did not clean the home either and left trash all over the house.&amp;nbsp; These acts did not help sell the house, especially for buyers that work and only have certain days off to go look at homes or those out of town buyers that travel through town and could only view the property at certain days.&amp;nbsp; So it was no surprise that the listing expired without selling.&amp;nbsp;&lt;/p&gt;</description>

      <title>Realtor Caravans, Home Tours, Client Satisfactions..and more!</title>
      <description>&lt;p&gt;Today I drove to Crescent City for a Realtor Caravan.&amp;nbsp; A Realtor Caravan in Crescent City means that agents on the Local Board of Realtors will gather together, line up some of the current and new listings on the market, and go view each house from interior to out, one by one.&amp;nbsp; This is always fun and I always try to go to as many Caravans or Realtor tours as I can because I believe that being a professional real estate agent, I should preview and know every home and property listing that is on the market, that way, when a potential buyer or seller asks me about what homes are on the market in certain price ranges, or if I have seen a house that they are interested in, I can proudly say, "Why yes! I have been inside!"&amp;nbsp; Also, for a real estate professional to join the local association and tour the homes of current active listings in the local market, this shows home sellers that you are active and care about what is out there on the market in your area, and who knows?&amp;nbsp; Maybe someday they might talk to you if their listing expires with the current agent.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Today was fun, I had to get up really early because I was driving from Eureka to Crescent City (again), which is about 89 miles, or an hour and a half away, and I had to make it to Caravan by 9:00am because that was when the actual tour starts.&amp;nbsp; I left a little after 7:30am and I had to stop and get gas in Arcata on the way up, so I knew I was going to be a little late.&amp;nbsp;&amp;nbsp; Therefore, I called my agent up there in Crescent City, Wes White, to let everyone know that I was going to be there, but a little late.&amp;nbsp; It is very important and a silent rule for our Realtor Caravan in Crescent City, that if an agent has a listing on the Caravan, then they are expected to go along and preview all of the homes and properties on the tour.&amp;nbsp; This morning I drove as quickly as I could, but I still missed the first three homes on Caravan because I was a little late in getting there.&amp;nbsp; So I apologize deeply to my fellow Realtors who showed their homes before I was able to arrive. My listing was scheduled to show at 9:40am and I knew that I would make it on time if I drove steadily and paced myself.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On Caravan today for &lt;a href="http://www.luckystarrealestate.com/" title="Lucky Star Realty Home" target="_blank"&gt;Lucky Star Realty&lt;/a&gt; is my listing from some of my favorite clients who had just bought the property last year. &amp;nbsp;One of the owners had just gotten married and now they need to sell to be able to move into a bigger place.&amp;nbsp;&amp;nbsp;&lt;img title="Front of home" src="http://activerain.com/image_store/uploads/6/0/0/7/2/ar121274079727006.jpg" height="141" alt="2825 Le Clair Ave, Crescent City, CA 95531" width="231" /&gt; The listing is &lt;a href="http://www.luckystarrealestate.com/content/listings.html?ag_id=3202378" title="Lucky Star Listings" target="_blank"&gt;2825 Le Clair Avenue, Crescent City, CA 95531&lt;/a&gt;.&amp;nbsp; This is a wonderful and very spacious 4 bedrooms, 2 baths home with an attached double car garage, private yard, ocean views, recently landscaped front yard with formal rock linings and a small garden area.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When the other agents came into the house, they could not believe their eyes because this home has been very well taken care of by my clients and they have done some wonderful things to the house to make it shine.&amp;nbsp; One of the things they did was to redo the front yard with these wonderful and meticulous rock wall formations and putting in a little flower bed near the front entrance.&amp;nbsp; They also painted a few of the bedrooms inside, fixed up all the bugs of the house and replaced and installed new laminate flooring in the living room and the kitchen breakfast nook area.&amp;nbsp; The list goes on and on for the hours that my clients have put into this home to make it shine.&amp;nbsp; All this and they are only listing it for $192,000!!!! This is a steal even in this market; there are not many homes under $200,000 with 4 bedrooms and 2 baths available in all of Crescent City, Del Norte County...or even Humboldt County that can compare to the care and condition of this home.&lt;/p&gt;
&lt;p&gt;When the day was done and I had received all of my feedback from the other real estate agents, I stopped by my sellers' home and explained to them what the overall feedback was and answered any questions they had of what the impressions were from the other agents.&amp;nbsp; It was fun to stop by and hang out with my sellers and answer their questions because it shows and feels to me, that I am working with and dealing with actual human beings and this is not just another object or thing to sell, but someone's home, someone's pride and joy, and it &lt;span style="text-decoration: underline;"&gt;is&lt;/span&gt; very important to &lt;span style="text-decoration: underline;"&gt;them&lt;/span&gt; what the feedback is and how they need to react or contemplate.&amp;nbsp; So my advice to other Realtors is to treat your clients like human beings, because they are!&amp;nbsp; And to not treat each transaction like just that, but to remember that this is someone's house, someone's dream, someone's pride and joy.&amp;nbsp; So communicate with your clients and have fun!&lt;/p&gt;

      <title>Showing Properties in Humboldt County with Acerage and Scenery, Ocean Views, Redwoods...</title>
      <description>&lt;p&gt;Today was a long day for me.&amp;nbsp; I spent the whole day showing some new clients&amp;nbsp;from out of the area&amp;nbsp;properties that are 10 acres or more.&amp;nbsp; In Humboldt County California, you get the best of both worlds, residential areas and neighborhoods in towns like Eureka, Arcata, Fortuna, McKinleyville and Ferndale with homes and properties for sale...and you also get those large and private properties with 10 acres to 160 acres scattered throughout the back drop of those coastal towns.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Living in Humboldt County, you can say that we have the best of both worlds, if you want to go to the beaches or fishing in the ocean, you can do that.&amp;nbsp; If you want to go hiking in the redwoods and even buy your own private hunting grounds, you can do that too.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It was tiring but we started at 8am and ended the day a little after 5pm.&amp;nbsp; We saw 6 different properties ranging from 10 acres in Fortuna to 110 acres in Ferndale, to a nicely secluded home on 40 acres&amp;nbsp;high up in the mountains in the Mad River area.&amp;nbsp; The prices of these properties ranged from $300K-$1.12 Million.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My clients are now thinking about it and they will be back next week to take in more of our naturist scenery and fresh air.&amp;nbsp; We will be discovering some properties in Del Norte County next week.&amp;nbsp;&lt;/p&gt;

      <title>Happy Birthday to Thavisak Lucky Syphanthong! Wishing me a Happy Birthday and everyone else as well!</title>
      <description>&lt;p&gt;Yesterday was my 29th birthday!&amp;nbsp; I must me one of the youngest real estate brokers in our area, Humboldt and Del Norte County California.&amp;nbsp; I could have been a real estate broker earlier but I had to finish getting my two degrees at Humboldt State University first, one for Engineering and the other for English&amp;nbsp;(my two favorite subjects besides real estate and business).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I was really excited and happy to know that some of my&amp;nbsp;colleagues remembered and actually called me up to wish me a happy birthday.&amp;nbsp; It made me think and feel that I am well appreciated and respected by my real estate peers.&amp;nbsp; So thank you Realtors and&amp;nbsp;colleagues and friends out there who remembered my birthday!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Then I started thinking, if I feel this good when someone called and wished me a happy birthday, what if I did the same for my clients?&amp;nbsp; They would feel good and appreciated too!&amp;nbsp; What an Epiphany!&amp;nbsp; And it wasn't that I recieved cards or presents too for my birthday from these people, but it was the fact that they remembered to give me a friendly call to let me know that they remembered, that was the important thing.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So to all&amp;nbsp;my fellow Realtors and&amp;nbsp;colleagues out there, Happy Birthday! if it is your birthday, and remember to wish your friends and families, as well as colleagues and clients a happy birthday on their birthdays as well.&lt;/p&gt;</description>

      <title>Happy Mother's DAy!!! From Thavisak Lucky Syphanthong, Realtor in Eureka, CA</title>
      <description>&lt;p&gt;Happy Mother's Day to everyone!&amp;nbsp; With our busy schedules as Realtors and real estate professionals working day to day, we can forget about our family sometimes and we need to take a moment each and everyday to spend with them, especially today being Mother's Day.&amp;nbsp; After all, our family is what most of us work&amp;nbsp;hard for.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Today for Mother's day, I took my mother and my family on a picnic at one of the special parks surrounded by fresh air and the Redwoods that living in Humboldt County California provides.&amp;nbsp; It is nice living up here because the pace of life is a little slower than in the big cities and we are surrounded by nature all over, the Redwood Forest inland, and the Pacific Ocean to the west.&amp;nbsp;&amp;nbsp;After lunch, we then&amp;nbsp;took a stroll at one of the beaches&amp;nbsp;in Trinidad and went hiking at&amp;nbsp;some of the&amp;nbsp;trails.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We finally got back&amp;nbsp;home to Eureka and are preparing for&amp;nbsp;our Mother's Day family dinner.&amp;nbsp; Can't wait for that.&amp;nbsp;&amp;nbsp;&amp;nbsp;I hope everyone took time off today and spent it with their family, especially their mothers, and if you have not done so yet, there is still time!&amp;nbsp; So have fun and enjoy!&lt;/p&gt;</description>
