Well, it has been very nice weather for the past several weeks with no major rain storms. I just received an update from one of my Eureka CA weather contacts that the weather is about to change. Yesterday, the Eureka National Weather Service office advised they are expecting a rain event to move in Monday night continuing into Tuesday. Most rain will fall to the south of Humboldt County, but, we are still looking at 3-4 inches of rain possible in the Eel River Basin. No flooding is expected and rivers may rise 3-5 feet. The real estate market and market conditions have changed in the last couple years. In this year alone, I have been working with several sellers and buyers in both Humbodt and Del Norte counties in the short sale-pre foreclosure situation. I even closed a short sale transaction a couple weeks ago where I represented the buyer. It was a very long process which took several months before it finally closed, but my buyer was very patient and we were very delegent in corresponding with the seller's lender. I love technology, I embrace it and I think that it saves a lot of time, effort, and energy, both for real estate professionals and their clients, if used appropriately and everyone is on the same page. I have seen in the past, some agents that are so comfortable with their clients, that they are able to email their clients the listing contracts and purchase contracts, and their clients are more than happy to sign the paperwork and fax or email that back to their agents. I am putting together a survey for one of my clients who wants to move to the state with the lowest priced homes in the United States. Does anyone out there know which state this is? I did some research and found that Texas has some nice homes priced in the $80,000-$150,000 price range. Can anyone beat that? Yesterday I went on a home inspection for my client's purchase on 3766 Littlefairfield St, Eureka CA 95501. The entire home inspection took about 1 hour an a half. The inspector was Larry Passarini from Northcoast Property Inspection in Eureka. My buyer and I followed the home inspector throughout the entire property, inside and out, and asked various questions that came to us about the property. Larry was very knowledgeable and responsive to our questions. The only major thing that needed our attention was the roof, which needs to be replaced.
