Yes, finally, this coming July 4th weekend will see the opening of at least the South Bound lanes through the new Confusion Hill Highway 101 by-pass opening Humboldt Up to the outside world! Caltrans has been working on this project for at least the past ten years. Yes Yes I have heard it all before, that open houses are really for the real estate agents only to generate leads and to make the sellers happy that we are doing something to earn our commission, but overall, Open Houses produce more positive results than not. Last weekend I held an Open House for one of my listings on the bottom of Humboldt Hill in Eureka California (http://www.realestateshows.com/flyer.php?id=340674) and it was a very rainy day when I started out, not a good day to be doing an open house at all. Today I received an email from one of my past clients about a property that she is ready to buy that was right next to her property. I had helped her purchase her first home last year and now, she was ready to buy an investment property. I immediately emailed back and got the listing information to her. Then I followed up with a call to see if she had received the listing details and to discuss how she would like to make the offer. ON Saturday I drove the 2 hours down south from Eureka, to Garberville, to Alder Point Road and up the back mountains of Humboldt County and crossing into Trinity County to show a 30 acres property with a single family home on it. This was the second time this year that I showed property in this area of Humboldt and Trinity Counties. Well it has been about 4 months since my client has made an offer on her first home, which happens to be a short sale and yesterday was her final loan signing at the title company! It was a very long road and there were times along the way that seemed like her purchase was never going to happen. But we did it and she is going to fund on Monday, August 4th and record and close on that same day! I will be very happy handing over the keys to her new home. Boy this past weekend was a very busy one for me. On Saturday, I hosted two Open Houses in Crescent City California. In the morning I was hosting our new listing at 135 Dream Street, Crescent City, CA. It is a newer 4 bedroom, 2 bath home in a newer neighborhood. I had a few people drive by and slow down to look at the house and a few families came in for a walk through. The other house I hosted was 210 Joaquin Street in Crescent City. Today was a great day, it was a great day because after 4 months of waiting, my buyer finally received a written notice from the seller's lender stating that they will agree to accept the short sale! We were almost giving up and moving on to other homes on the market, but we are glad we waited out. But the catch now is that the seller's lender has also set up a deadline for the closing date, which is only about 3 weeks from today! How do you like that? Last night I showed a few properties in Eureka, CA, three different single family homes that were in my buyer's price range and had the characteristics that she wanted in her first dream home, at least 3 bedrooms, 2 baths, double car garage, a yard, etc. Well, we were surprise at two listings in particular. Lets call them listing A and listing B. I have been working with a buyer client of mine for the past year and we finally put in an offer on a property that she likes. Well, the situation is that the listed property is in default and the sale will more than likely be a Short Sale because the current market value of the property is not as high as what is owed on the seller's loan. There were a few tenant occupied homes on the list so I had made calls to their respective listing agents to set up the various appointments a few days before. For one of the houses, the tenants gave me a hard time about it.
