buyers: Do I Really Know What My Clients Want? - 06/06/12 09:31 PM
Do I really know what my clients want?  No, I’m not talking about what they are looking for i.e. homes for sale/number of bedrooms etc. but whether or not they want me to help them wherever they are looking (within reason of course!)  Over the years different buyers have wanted different things – some are insistent that I take them to the more outlying towns as they only want to work with me, whereas others only want to work with an agent who is resident in the town(s) of their search, even if that town is next door and is my next … (4 comments)

buyers: Title Insurance in New Jersey - 05/14/12 02:07 AM
Title Insurance in New Jersey is a one-time payment per purchase by buyers of homes for sale or re-finance transaction by home owners.  Title Insurance is effective from the transaction date backwards in time as opposed to other insurance policies that cover the insured from the effective date of purchase.   The cost of title insurance is set and regulated by the New Jersey Dept of Banking and Insurance for all title companies licensed in New Jersey.  What differs between title companies is service – True Value Title’s specialty is great service - visit www.tvtitlellc for details.

buyers: Walking Around Summit, NJ - 04/27/12 03:10 AM
Walking around Summit, NJ you can see some unusual things that you might not expect!  There are the usual dogs and cats and the more unusual sightings of goats, wild turkeys, foxes and the occasional black bear!  There is a man here who walks his goat frequently along Springfield Avenue and up and down the residential side streets, including past our house.  This goat is very obedient (which I understand is unusual for a goat) and usually walks without a leash, following closely behind its owner.

Sometimes a wild turkey wanders into town and causes havoc!  There are quite … (0 comments)

buyers: Good quality color photographs of homes for sale - 04/15/12 01:00 AM
Good quality color photographs of homes for sale go without saying - or at least they should!  Having participated in two real estate webinars and one live seminar last week on the importance of taking and presenting good quality, color photographs of homes for sale (both exterior and interior shots) on behalf of sellers I am very appreciative that my father’s training as a professional photographer led me to receive some excellent lessons from him when I was young.  I started off with a “box brownie” camera and went on to a single lens reflex camera when I was a young adult.  … (3 comments)

buyers: Open all hours? I don't think so! - 04/07/12 09:36 PM
It does my heart good when, once in a while, someone asks tentatively "would it be possible to go out and see homes for sale one day this week?"  I sometimes think that we, as real estate agents, perpetuate the myth that we can only take clients out after 5 pm or at weekends and that we are available "24/7!"
Naturally I leap at those opportunities to work during "normal business hours" - I think I do a better job when I am not totally exhausted and that my buyers show true motivation in taking dedicated time off from their … (7 comments)

buyers: Ready for my buyers ....or not? - 04/02/12 09:36 PM
I have buyers who are purchasing a home which was listed for sale five months ago.  With a potentially quick closing, the contract having been signed about one month ago, you would think that the sellers would have been preparing to move or at the very least getting things cleaned out, boxed and ready fora minimum of six months - no, not these sellers!  Presentation at the house has been poor, at best, and everywhere one looks there is "clutter."  Luckily my buyers have been able to see through this and can imagine what it will look like once the sellers' belongings are … (5 comments)
