myrtle beach real estate: Warren Buffet Talks about Real Estate - 05/09/12 12:48 AM
What does Warren Buffett say about investing in real estate today? By Greg Harrelson - C21 The Harrelson Group Myrtle Beach The news spread like wildfire. No, it's not another politician's sex scandal or the latest (definitely not greatest) gas prices. It is the monumental statement made by Warren Buffett that he would buy up "a couple hundred thousand" single-family homes. The catch is that he would do that if it were something he could practically manage. He may not be able to practically manage it but some individuals certainly can. Think about that. For months, if not more than that,

myrtle beach real estate: Are You Surrounded By The Best? Gary Keller's New Blog - 11/30/11 02:20 AM
We were pleasantly surprised to find a blog today by Gary Keller of Keller Williams discussing his interviews with Greg Harrelson about company strategies, super achievers, (his description of Greg is a "Mega Achiever") and business success. He notes that The Harrelson Group closed a whopping 700 Myrtle Beach homes in 2010, and Greg himself closed 100 of them. He usually does not solicit business for himself, but has customers who insist on his involvement. Greg speaks at quite a few of the Keller Williams seminars even though he has a Century 21 franchise. He doesn't show much concern with brands, and enjoys helping other

myrtle beach real estate: Greg Harrelson - The Myrtle Beach Real Estate Agent that Sells When Other Agents Fail - 09/29/11 03:36 AM
Greg Harrelson has always been successful in helping property owners to sell their Myrtle Beach homes or condos that were previously listed with another agent yet failed to sell after months of time. In the real estate world, a property that is listed and fails to sell is called an expired listing. Unfortunately, listings expire everyday leaving the seller feeling defeated, hopeless and confused as to what they need to do moving forward. Since the market and the economy has declined, Greg Harrelson has made it his mission to assist the owners of Myrtle Beach real estate and help them get

myrtle beach real estate: On Beach Real Estate and Hurricanes - 08/30/11 06:32 AM
North Myrtle Beach Real Estate May be the safest. I'm going to go out on a limb here and offer a theory that I have no proof to support - other than living in the Myrtle Beach area for the last 20 years. I really do think that the north end of Myrtle Beach and all of North Myrtle Beach seem to be the least likely of any resort beach on the eastern seaboard to get hit by a hurricane. Take a look at the map below... The last really bad hurricane we had was Hugo in 1989. We didn't

myrtle beach real estate: Myrtle Beach Condo HOAs May Get Added Power - 07/13/11 01:45 PM
Living in a condo in North Myrtle Beach myself, and having a friend on the HOA Board makes me aware of problems they have that most people don't think about. The arguments and backstabbing that goes on constantly, and occasional anarchy when one board is completely voted off and another voted on is enough to keep me far away from them. I don't even like to attend the meetings because of all the bickering. The foreclosure problems have really affected many of the HOA boards as well. When an owner stops paying his mortgage, chances are he stopped paying his

myrtle beach real estate: Spring Sells Myrtle Beach Real Estate! - 03/05/11 10:18 AM
Check some of the Facebook pages of local Myrtle Beach Realtors and you are likely to see glee-filled posts about multiple closings in the past couple of weeks. Like almost every year, our northern friends have a belly full of snow and ice and their thoughts turn to sunshine and warm weather. Happily, that brings them to Myrtle Beach, and even better, to think about buying real estate in Myrtle Beach! It seems like this phenomenon happens everywhere though...not just at the beach. Most of my website cusomers are asking me if something new is going on...their leads have nearly

myrtle beach real estate: Myrtle Beach Real Estate is Positioned for an Active 2011 - 12/27/10 02:38 AM
A Message from Greg Harrelson, of Century 21 The Harrelson Group... If you have been keeping track of the Myrtle Beach Real Estate market over the past five years, then your experience has likely been similar to a roller coaster ride at Disneyworld. The great thing is that the ride is coming to an end and the scary part seems to be over. Though we may not see a dramatic recovery where prices skyrocket and investors are flipping investments making hundreds of thousands of dollars, we are at a point where smart buyers and investors will start to accumulate quality

myrtle beach real estate: Myrtle Beach Real Estate - Investors and Referring Agents - 11/29/10 03:10 PM
Agents across the country are looking for positive signs that the real estate markets are ready for their investors. Of course, nobody has a crystal ball that gives the ability to predict the future of real estate. All anybody can do is keep their eyes on the market and look for important trends that indicate the direction the markets will likely go. I think real estate agents have to look beyond their local market in order to best position their buyer or investor clients in opportunities where they may realize a huge upside while protecting their downside risk. As most

myrtle beach real estate: Myrtle Beach Short Sales - 10/29/10 07:16 AM
Myrtle Beach Short Sales are seeing a major increase. Greg Harrelson, a Myrtle Beach Realtor, and President of C21 The Harrelson Group, penned this article about our short-sale market. Greg has been coached for over 10 years by some of the best real estate gurus in the country, and is himself a real estate career coach. I thought it was an interesting article and point of view, and a good fit for Active Rain. It seems that every building and every neighborhood in Myrtle Beach has at least one short sale actively listed for sale or recently sold. Why are so many

myrtle beach real estate: Myrtle Beach Real Estate in Top 15 Healthy Markets - 02/23/09 10:14 PM
As we have been saying, Myrtle Beach real estate has gotten a huge boost since the first of January. Although there were enough "lookers" in 2008, it seemed that they all intended to wait for something before they made the decision to buy a home or condo in Myrtle Beach. Whether it was the election, Christmas, or just their state of mind, it seemed to come together after the new year. Retirees and Canadians seem to be coming out of the woodwork now, and the number of foreclosures is dwindling - a

myrtle beach real estate: How to Choose a Real Estate SEO Consultant - 01/12/09 09:16 PM
I've run across so many so-called SEO companies here in Myrtle Beach that it actually makes me ashamed to be in the business sometimes. I've seen some people on Active Rain that are attempting to pass themselves off as SEO experts and they are far from it. We've got an SEO/web design company here that is actually using their regular web customers to rank their SEO customers with hidden links! It seems to get worse everywhere, every day and harder for you to know how to choose a legitimate real estate website SEO company. I've probably given out more free advice in

myrtle beach real estate: The Best Technical Term Definitions of All Time :-) - 10/08/08 07:15 PM
I just got this in an email, and had to share. I had to LOL when I read it, so you can too...:-) We ought to think up one for "that's a Realtor"...haha. 1. You see a gorgeous girl at a party. You go up to her and say: "I am very rich. "Marry me!" - "That's Direct Marketing..." ________________________________________ 2. You're at a party with a bunch of friends and see a gorgeous girl. One of your friends goes up to her and pointing at you says: "He's very rich. "Marry him." -That's Advertising..." ________________________________________ 3. You see a gorgeous

myrtle beach real estate: Choosing a Real Estate Agent to Sell Your Home - 09/08/08 05:07 AM
You're ready to sell your home. You've discussed it with the family, have a good idea of what it's worth, and you're ready to make the big move and call a Realtor. How do you choose a seller's agent? Are they all the same? Do they know the same things? Consider these things before you sign your rights away and either waste a lot of time, or lose a lot of money... Choose by the company and take the first agent that comes along? We are inundated day and night by tv commercials about Century 21, Remax, Prudential, and other

myrtle beach real estate: Back to the Preconstruction Paradox - 08/14/08 07:42 AM
Kirsten Valle from the Charlotte Observer called my friend David O'Connell for some quotes the other day to pen an article about the risks and problems associated with preconstruction buying. I think Charlotte came in late on this concept, long after Myrtle Beach real estate had fizzled out with it. We've had our share of nightmares here, what with the ill-fated Bahama Island Resort fiasco - for those not familiar - the developers allegedly have absconded with millions of dollars of loan monies and customer deposits, and the resort was never built. Anyway, for the most part, in South Carolina and

myrtle beach real estate: What's Your Real Estate Market Like? - 08/10/08 11:37 AM
The Myrtle Beach real estate market is quickly getting to the point where prices have bottomed out and are going to rise, if it's not already there. The best foreclosures and short-sales pop up less and less and are immediately purchased by the circling investors who watch every list and seldom let them hit the market. Inland towards the mountains in South Carolina, Greenville SC homes are stable and both buyers and sellers are enjoying a good market. Like other non-resort areas such as Charlotte and Raleigh, NC, Greenville didn't see the big rush of 2005 nor the double

myrtle beach real estate: Selling or Buying Myrtle Beach Real Estate - 08/05/08 07:00 PM
I received an email today from a customer through Active Rain about Myrtle Beach real estate, and was astounded at the question they asked. I won't include names, but below is the body of that email, and my response back to them. I cannot imagine any ethical real estate agent advising a customer to sell a resort property or any other kind of real estate right now. Even Donald Trump is yelling "buy, buy, buy". To: Me through Active Rain - Subject: Market Outlook We have received a doom and gloom outlook from a N. Myrtle Beach real estate company

myrtle beach real estate: Russian Investors Buying Real Estate - 07/15/08 07:00 PM
Photo Description: Dmitry Rybolovlev is a Russian fertilizer business mogul who has agreed to purchase Donald Trump's $100 million dollar Palm Beach Mansion. The mansion is 33,000 sq ft and sits on 6.5 acres with 475 feet of coastline. According to a recent Wall Street Journal real estate article, there are very wealthy Russians that are buying up very expensive investment property in the US. Hard to comprehend, as I always picture Russia to be very bleak and impoverished, but they say that Moscow property prices are so high, that buying property in other countries is a bargain to them.

myrtle beach real estate: Myrtle Beach Homes for Residents - 07/10/08 02:35 AM
Our local paper reported some interesting figures from the US Census Bureau tonight. Seems that most of the Myrtle Beach and Grand Strand area is reporting a sizeable increase in permanent residents. Although it cautioned that some of the figures are not quite accurate because of retirees buying ahead of time, it still sounded like good news for Myrtle Beach real estate sales, now and in the future. I'm rounding off the numbers in the interest of space and time... The census reported an increase of about 7200 permanent residents in Myrtle Beach from 2000 to 2007. From 22,759 to
