Remember the credit bureaus are primarily interested in protecting their profits.  Investigating consumer disputes consumes these profits.  Short of sparking a mass number of lawsuits, the … (0 comments)

linton hall realtors: How Much Home Can You Afford? - 11/04/07 01:24 AM
So ... how much home can you afford?
The classic formulas for mortgage affordability could lead you to disaster. Here's how to get a better handle on what you really can afford.Thirty years ago, first-time home buyers were often encouraged to stretch as far as they possibly could to buy a house. Back then, that advice made some sense.Today, it can be a recipe for disaster.A too-big house payment can, at the very least, leave you with too little money for other goals: retirement, vacations, college funds for the kids. At worst, it can leave you vulnerable to foreclosure and bankruptcy. What's more, … (0 comments)

linton hall realtors: The ABCs of Closing Costs - 11/01/07 12:23 AM
You've found your dream home, the seller has accepted your offer, your loan has been approved and you're eager to move into your new home. But before you get the key, there's one more step-the closing.
Also called the settlement, the closing is the process of passing ownership of property from seller to buyer. And it can be bewildering. As a buyer, you will sign what seems like endless piles of documents and will have to present a sizeable check for the down payment and various closing costs. It's the fees associated with the closing that many times remains a mystery to … (1 comments)

linton hall realtors: Short Sales ... Useful Information - 09/26/07 01:46 PM
WHAT IS A SHORT SALE?
A short sale occurs when a property is sold and the lender agrees to accept a discounted payoff, meaning the lender will release the lien that is secured to the property upon receipt of less money than is actually owed.
Example: If the unpaid balance of a loan is $500,000 and the property sells for $400,000 under a short sale the lender might accept $400,000 as payment in full.
