      <title>COOL POOLS: 7 Quick Tips on Pool Efficiency</title>

&lt;p style="text-align: left;"&gt;&lt;br&gt;Conventional pools may not meet "green" standards but there are actions we can take to use our pools optimally to reduce energy and water consumption. Here are a few tips to reduce the carbon footprint of pools and save on energy bills:&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; If installing a pool for the first time, use natural materials such a stone, especially regionally quarried, to leave less of a carbon footprint than concrete or vinyl.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Install a pool cover - helps keep chemicals from polluting the atmosphere, maintains pool heat and saves on cleaning time. Using pool covers made of recyclable or organic material is a plus!&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; Maintain lower water temperature: During the months you heat your pool, consider using a lower temperature and if possible, reduce the number of months you heat the pool.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; Maintain pool equipment to optimal working condition to increase efficiency and save wear and tear on equipment.&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp; Replace pool filter with a water-saving pool filter to reduce the amount of water used for back-flushing.&lt;/p&gt;
&lt;p&gt;6.&amp;nbsp; Run pool equipment during off-peak hours to save money. Off-peak times are usually weekends and between 6pm and noon weekdays.&lt;/p&gt;
&lt;p&gt;7.&amp;nbsp; If you wish to make an even bigger change, convert your chlorine pool to salt water.&amp;nbsp; Salt water pools save water, reduce chemical use and minimize electric costs.       <title>MAKING CONDOS LEAN, GREEN-LIVING MACHINES</title>
      <description>&lt;p&gt;Many newly constructed multi-unit structures in south Florida are incorporating green specific elements into the building design which over the long run improves quality of life and economic savings for residents while reducing the carbon footprint of the building. In my opinion, builders who choose to construct green-efficient condos and townhomes by using environmentally safe and/or recycled products deserve buyer support.&lt;/p&gt;
&lt;p&gt;I encourage residents occupying older, non-green communities to consider becoming eco-conscious by converting to green-based products when building maintenance and renovations arise. This could be a decision adopted by the condo association for a step-by-step plan. Changes could be as simple as replacing light bulbs with eco-friendly lighting (especially when living ocean-side to protect nesting wildlife from glaring lights), to replacing old refrigerators, washers/dryers and dishwashers with energy saving appliances. Researching green paints with less toxicity, ensuring efficient air handlers for optimum air quality and using recycled, eco-friendly materials for building renovations or private unit maintenance not only enhance the value of the premises but improves quality of life.&lt;/p&gt;
&lt;p&gt;An article in the Sun Sentinel a while back suggested home-owner associations request energy audits from their power companies to discover where the highest energy uses occur in the building and target those areas for eco-friendly change. Energy audits also help to calculate the payback rate of money saved by replacing the energy sappers with energy efficiency.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Landscaping can also cause a huge drain on resources and energy. Associations can research indigenous vegetation to reduce watering needs and replace blacktop and asphalt with paving that permits water permeability.&amp;nbsp; Here are a few websites offering incentives and ways to go green:&lt;/p&gt;

If your association is not green conscious now, take the step. Make the suggestion. Your concern will be a win-win situation to make your lives, and those of your neighbors, healthier and richer in many ways, including in improving the value of your real estate investments.&lt;/p&gt;

      <title>RE TAXES: Come to Florida to Live and Not Die</title>

&lt;p&gt;As the old saying goes, there are two things one cannot evade: death and taxes. While death is unavoidable, there is a way to avoid certain taxes.&lt;/p&gt;
&lt;p&gt;Move to Florida.&lt;/p&gt;
&lt;p&gt;When it comes to taxes and asset protection, Florida is one of our country's friendliest states. Florida has no, I repeat, no income tax. Florida does not have any estate or inheritance taxes (a rare state attraction, indeed), and the Sunshine State offers homestead exemption to homeowners. Homestead exemption shields the residence from probate (in most cases), exempts the property from creditor claims during owner's lifetime and after death, as well as limits the amount of tax increases or appraised property values imposed for real estate tax purposes. Tally these three significant tax benefits and a body saves a whopping personal sum in the long run.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I recommend that anyone considering relocation to Florida consult their tax attorney regarding a domicile change to our fair state. I understand that other states with stricter tax laws require proof of a person's relocation in order to remove the tax restrictions imposed by the former state. This is especially true if one retains a "summer" home in the previous state. Florida requires that a resident maintain a legitimate principal residence in Florida, but the number of days a person resides in Florida is not considered. However, the prior state may not recognize the legitimacy of a Florida resident if they reside in the prior state for more than 183 days. This makes consulting a tax professional important to make the residency change to Florida valid. By following the proper directives, some of them simple, such as obtaining a Florida driver's license and registering to vote in Florida, one can live an easier tax life here in Florida and not worry about losing the bulk of their hard-earned savings to the state government when their life is through.&lt;/p&gt;
&lt;p&gt;Sounds to me like a great reason to live in Florida, where my home is literally, my castle, to keep, to save, to pass on to those I love.&amp;nbsp; Welcome to Florida.&amp;nbsp; I'll be happy to open the door to your next home.&lt;/p&gt;

&lt;p&gt;Nick Churton of Mayfair International Realty, based in London, sees many parallels between the US and UK real estate markets.&amp;nbsp; As in the US, many more UK buyers are returning to the market - or would do if they could secure mortgages!&lt;/p&gt;
&lt;p&gt;A real estate industry without mortgage funds is about as useless as a motor industry without gas at the pumps.&lt;/p&gt;
&lt;p&gt;Our Mayfair International Realty members across the UK report an extraordinary state of affairs.&amp;nbsp; Many of our colleagues around the country have seen greatly increased levels of property transactions, but in up to ninety per cent of cases cash buyers funded these.&lt;/p&gt;
&lt;p&gt;The banks are still hoarding money.&amp;nbsp; The new UK Government must get a firm grip on this problem.&amp;nbsp; Simplifying real estate transaction legislation, as they have done recently, and giving first time buyers a tax break can help the market, but not if lenders won't lend.&amp;nbsp; The Government must find a way to stop this financial log-jam and allow eager first time buyers the funds they need to climb onto the housing ladder - without being hamstrung by crippling and even cynical lending criteria.&lt;/p&gt;
&lt;p&gt;Releasing funds will stimulate the rest of the market and allied industries.&amp;nbsp; The UK real estate market, like that in the US, won't heal itself.&amp;nbsp; It either needs government intervention or enlightened banks - preferably both.&amp;nbsp; It is essential to get mortgage funds pumping again.&amp;nbsp;&lt;/p&gt;</description>

      <title>BELOVED FLORIDA POOLS: To Go Green or Maintain Chlorine?</title>

&lt;p&gt;In my ever-increasing quest for eco-friendly living in my home-paradise of Fort Lauderdale, I have been surfing the Internet for green-conscious alternatives to chlorine for keeping our personal lagoons pristine. Also, since luxury real estate buyers have expressed interest in eco-friendly pools, no longer just asking if the pool is heated but if it is a saltwater or non-chlorinated pool, my search becomes two-fold: Help save the atmosphere, our lungs, hair and skin, while enjoying this fabulous south Florida lifestyle.&lt;/p&gt;
&lt;p&gt;Here is some of the information I have discovered from sites such as http://www.naturalswimmingpools.co.za/home.shtml, http://www.thedailygreen.com/ and several pool servicemen who post their findings on-line.&lt;/p&gt;
&lt;p&gt;Since chlorine has been the dominant form of pool water treatment for a long time, alternatives have not been easy to find. Even saline systems end up producing chlorine in the water. One pool service man on-line continues to demand that although chlorine is not the answer, it is still the only chemical that contains the ingredient for all four functions needed to keep pool water safe.&lt;/p&gt;
&lt;p&gt;Alternatives to chlorine that I read included expensive systems (about $20,000) for a combination of ozone, copper and silver ions to keep the water clear--yet, could turn one's hair green. (Not good for a business luncheon!) Another more affordable system contains a chamber of coated titanium plates which burn off organic waste while copper and zinc ions sanitize the water. This system, called TechnoPure, proved more reasonable at about $5,000.&lt;/p&gt;
&lt;p&gt;Another alternative is ozone injection. One system discussed was Del Ozone which injects ozone into the water (in the pipes only, since ozone is a poisonous gas, like chlorine) which reduces the need for chlorine up to 90%. Supposedly, this ozone injection system has been used at the White House for years. Opponents to this system, however, say it is expensive, some use mercury (yikes!), can damage pool surfaces and the system not only takes three to four days for the water to become optimal but must run much longer than chlorine systems.&lt;/p&gt;
&lt;p&gt;Then there is my favorite, the more natural, pond-like pools that use aquatic plants and the balance of nature to keep pools clean. It is not surprising to learn that this lagoon-style system has been used in Europe for years and is newly being introduced to the US. Managed properly, these free-form beauties require no chemicals to maintain and are self-cleaning mini-ecosystems safe enough to drink!&amp;nbsp; A U.S. based company offering this solution is Whole Water Systems, LLC. It is also great to learn that installation costs of these water systems are not much more than standard pools.&amp;nbsp;&lt;/p&gt;

      <title>FORT LAUDERDALE LUXURY REAL ESTATE MARKET: Signs of Life</title>
      <description>&lt;p&gt;So much information crosses our desks and computers every day.&amp;nbsp; As one of the community's most active luxury real estate brokers, I would like to bring you real estate information highlights and create relevance to your real estate planning.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp; I am pleased to report that Julie Jones and Associates closed $15.812M, first quarter sales in 2010 compared to $10.550M in 2009.&amp;nbsp; I contribute this result to continued advertising and marketing during 2009 coupled with a slow return of buyer activity.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp; In overall activity, April is off to a good start in terms of offers being received.&amp;nbsp; However, the buyers remain very cautious and the offers are still low versus the list price.&lt;/p&gt;

&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;After losing population again in 2009, Florida is estimated to pick up approximately 23,000 new residents in 2010 - some of them will be purchasing real estate in Fort Lauderdale! The caveat remains that the State's jobless rate is still in double digits and foreclosures were 15% higher than April 2009. Until the unemployment rates stabilize and real estate inventory starts to become absorbed, it will be challenging to chart any real improvement in the real estate market.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp; In terms of demand, the newer construction remains most popular to potential buyers. Impact glass, generators, custom finishes, gourmet kitchens, ultra-luxurious master suites and high-quality construction are the attractions that remain key.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;The luxury condominium market remains plagued by tight financing availability.&amp;nbsp; Caution is still suggested with regard to the financial stability of the community and any risk of neighbors' deficiency in terms of paying the association fees and potential for foreclosure.&amp;nbsp; This has heavily impacted our condominium market which carries an extremely high inventory.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp; Price entices the buyers! For those luxury sellers who are in a position to price their property to the current market (as opposed to the 2005/6 prices) there is opportunity to sell! Although it certainly remains a buyer's market, we are achieving results for our aggressive/realistic sellers. Many of our sellers are choosing to move on with their plans and are leveraging their ability to negotiate heavily on their next purchase. Price remains key and is critical to time spent on the market!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;middot;&amp;nbsp; Buyers this year have been from as far afield as Russia and Canada, but interestingly, local buyers are starting to return to the market to take advantage of the incredible inventory and low prices (especially relevant to those living West wishing to acquire the East-side lifestyle). US buyers have been from New Jersey, New York, Chicago, Minnesota and the Carolinas.&amp;nbsp;&lt;/p&gt;

Named the top broker in Fort Lauderdale as well as the top broker for all five of Premier Estate Properties' offices, Jones knows pushing the Florida lifestyle is a key component in selling Florida real estate. "We are selling a lifestyle," Jones explains. "We are taking people away from the cold and rain."&lt;/p&gt;
&lt;p&gt;Fortunately for Fort Lauderdale, all it takes is mentioning an average of 249 days of sunshine a year, 23 miles of magnificent beaches, and being the yachting capital of the world for affluent buyers to come running.       <title>JULIE JONES REPORT ON SOUTH FLORIDA  LUXURY REAL ESTATE TRENDS</title>
      <description>&lt;p&gt;&lt;strong&gt;As a real estate broker in South Florida, every day a potential buyer says, "I am looking for a deal."&amp;nbsp; Brokers today must be able to go behind the multiple listing system and identify the opportunities for their potential buyers. A buyer today is not looking for information that is Internet ready, they are looking for a real estate consultant. There has never been a better time to acquire a luxury property than now, especially with the attractive interest rates.&amp;nbsp; Even those buyers who can pay cash, which represents the majority of our buyers, are looking at the finance options open to them.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;As a member of Who's Who in Luxury Real Estate, also known as LuxuryRealEstate.com, I liaise regularly with other luxury brokers, both nationally and internationally.&amp;nbsp; Most brokers are reporting an improvement in the market.&amp;nbsp; However, with the overall economic climate's pockets of activity, it is difficult to build a real trend at this stage, but I will share what I have observed.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The economic uncertainty and constantly negative media makes everyone very cautious about making big decisions. A big part of my job is creating a level of confidence for both the sellers and buyers that they are making the right real estate choice!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I believe that we started to see a change in the later part of last summer. I noticed that instead of just looking, buyers were more prepared to make an offer and look at properties with more focus than previously. However, buyers are truly enticed by one thing: Price. If the price is too out of line they will not even look at a property, yet alone make an offer. Negotiations today require a lot of patience and tenacity.&amp;nbsp; Buyers will typically make an opening bid, maybe come back once to try and find a mid-way point and then they move onto the next property. It is important to remember that with inventory so high, the buyer has many options. I have tremendous respect for the co-operating agents (other brokers) and really appreciate how hard they are working in this market.&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;One very definite trend I can report is that the ultra-luxury buyers are selecting the very top properties, the cream of the crop. So, properties directly on the ocean and prime waterfront locations are their main focus. My oceanfront residences, point lot properties and newer waterfront properties are attracting activity. Potential buyers are, in the main, from the Northern States, Canada and Europe. Many Floridians would like to move up but are stuck in their current homes.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The luxury condominium market remains a challenge and is extremely price driven. If your condominium is not priced properly it will not even get shown.&amp;nbsp; There are some amazing opportunities for condo buyers currently. What a great time to buy a retirement home!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you are wondering if sales are happening,&amp;nbsp; 2009 was my best year in real estate to date.&amp;nbsp; I closed over $37M in sales and was awarded Premier Estate Properties top producing broker award (company-wide).&amp;nbsp; I was thrilled because the other Premier offices are in Boca Raton, Delray and Vero where traditionally property prices are higher and the offices longer established.&amp;nbsp; This year I have over $2M closed and $13M in pending sales. &lt;p&gt;&lt;strong&gt;The condominium sales season is upon us here in sunny Fort Lauderdale. As a luxury real estate broker, many of my out-of-state and international buyers plan to purchase a vacation or retirement home, or simply downsize from their single family residence. Opportunities for buyers in 2010 are enormous! Not only high inventory and low interest rates exist, but an exciting range of available condominium communities make this an excellent time to buy.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Transitioning to a condominium often represents a new, more carefree lifestyle. However, as a pet owner, you can save a lot of time and potential disappointment by undertaking some basic due-diligence during your new home search.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull;If you are working with a real estate professional, immediately tell your agent about your pet, including breed and weight.&amp;nbsp; Identify if you have more than one pet, as well.&amp;nbsp; You will want to know in advance which condominium communities possess strict rules and regulations with regard to the number and size of domestic animals welcome.&amp;nbsp; Some breeds are not welcome in certain communities.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull;The selection of communities open to you may be reduced as a pet owner. I, personally, have two wonderful Shih Tzus. When searching for a condominium, my choice was restricted because I needed a community which allows two dogs! The small, boutique waterfront condominium I finally chose meets all my personal criteria and is exceedingly pet friendly--worth the time it took to find.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull;Your new condominium will have rules regarding pets, such as dogs on leashes or in carriers, and no pets permitted around pool or recreation areas.&amp;nbsp; Some of the larger communities, such as the Las Olas Beach Club, The Harborage and L'Hermitage, have specially designated and secure dog walks, a wonderful amenity.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull;Some communities have service elevators specifically for your four-legged pal to help make internal building traffic comfortable and easy.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull;Another excellent compromise may be to choose a townhouse whereby you still have use of your own, private backyard. There are some fabulous options currently available in the luxury townhouse market.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Overall, if you are changing your lifestyle and it includes a pet, do not be deterred!       <title>A POSITIVE ATTITUDE PREVAILS FOR LUXURY REAL ESTATE SALES</title>
      <description>&lt;p&gt;Fort Lauderdale luxury real estate sales for 2009 have produced my best year-ever! I do not make this statement to toot my own horn, as they say, but to reinforce the fact to my colleagues and to Sellers and Buyers that optimism ruled in what the rest of the world described as a declining real estate market.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Granted, I worked double-time for this accomplishment, but I chose never to invest a single thought towards the negative hype about a faltering economy. I stuck to my marketing plan. I continued extensive advertising of my superb luxury waterfront listings with patience and persistence while maintaining a positive attitude and working with my clients to achieve their optimum goals. My choice of attitude paid off:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;At year-end 2009, I was awarded Premier Estate Properties' top producing broker award across the entire company. I and my team closed over $37million in luxury real estate over the course of the year.&lt;/p&gt;
&lt;p&gt;I am proud of this excellent accomplishment in the face of all the dooming media hype.&amp;nbsp; Once more, 2010 is off to an excellent start for me with a $2million closed sale this month and two properties pending sale.&amp;nbsp; 2429 Del Lago in Harbor Beach is offered at $6,995M and 2408 North Atlantic Beach is offered at $2,495M. You might like to know that both contracts were negotiated during the holidays!&lt;/p&gt;
&lt;p&gt;Some might say I have a "Polly Anna" approach to selling luxury real estate, but I must say my constructive optimism and willingness to think "outside the box" achieved convincing results.&lt;/p&gt;

      <title>REAL ESTATE UPDATE FROM LONDON: Central London Leads Market Recovery</title>
      <description>&lt;p&gt;&lt;em&gt;&lt;strong&gt;Once again, our colleague, Nick Churton, in our London Mayfair Office has sent us an update for the real estate market in England.&amp;nbsp; Read on, my friends, and enjoy!&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Central London Leads Market Recovery in UK&lt;/p&gt;
&lt;p&gt;Since the beginning of 2009 the Central London property market has confounded just about every one involved with it.&amp;nbsp; The weak pound has attracted overseas buyers who have been absent for some years.&amp;nbsp; Buyers from France and Italy have been particularly notable.&lt;/p&gt;
&lt;p&gt;But buyers are being choosy.&amp;nbsp; Locations such as Mayfair, Belgravia, Kensington and Knightsbridge have been especially popular but only the best property examples are generating special interest.&amp;nbsp; Condition is very important, as is interior finish.&amp;nbsp; Good is no longer good enough.&amp;nbsp; Exceptional finish is now the accepted norm if a house or apartment is going to get a top price.&amp;nbsp; This is the international effect: expectations are high and this is certainly having an influence on how London homeowners modernise and improve their homes.&lt;/p&gt;
&lt;p&gt;Well-appointed properties in the best locations should continue to sell well - in many cases at pre 2007 levels. This activity in prime Central London will, no doubt, ripple out most quickly to the South East of England and prime centres such as Oxford, Cambridge, Winchester, Bath and York.&lt;/p&gt;
&lt;p&gt;Whilst the stock of property for sale remains extremely limited prices will be forced upwards.&amp;nbsp; But this could change rapidly during 2010 if sellers are encouraged to come to the market through rising prices - thus reversing the trend and creating a second dip in property values.&lt;/p&gt;
&lt;p&gt;However if the supply of property remains relatively low because of continued rock bottom interest rates and the fear of rising unemployment, there is unlikely to be a repeat of the bargain prices of late 2008/early 2009.&amp;nbsp; Also, any weakening of the pound against the dollar or euro will see further interest from abroad that will positively affect supply and demand for house sellers.&lt;/p&gt;
&lt;p&gt;The UK general election before June may also have an influence on the market.&amp;nbsp; The UK government will want to do its utmost to improve the public mood, and we can expect that there will be further pressure on the banks to increase the residential lending necessary to stimulate the housing market.&lt;/p&gt;
&lt;p&gt;Central and southwest London are expected to lead the way in the house-price recovery into 2010. With low levels of stock and growing confidence and demand, buyers will be forced to broaden their search to find value.&amp;nbsp; Areas that have been lagging in the recovery will benefit from this effect and there will be a direct impact on prices as family movers push up house prices in metropolitan suburbs and major towns.&amp;nbsp;&amp;nbsp; City centres, burdened with an over supply of apartments will take longer to recover but as the buy-to-let market gathers pace these areas will also begin to show signs of improvement.&lt;/p&gt;

      <title>BUILDING GREEN SAVES MORE THAN MONEY</title>
      <description>&lt;p&gt;&lt;br&gt;The State of Florida offers excellent tax incentives for applying Green standards to new construction or renovating commercial and residential buildings.&amp;nbsp; Besides tax incentives, I was surprised to learn that applying Green standards is not as costly or stringent as most people think.&lt;/p&gt;
&lt;p&gt;Jerry Nelson is an accredited LEED professional builder with luxury residence builder, Bomar Builders Inc.&amp;nbsp; (LEED = Leadership in Energy and Environmental Design-developed by the US Green Building Council-USGBC. LEED is accepted internationally and nationally as a standard of excellence.)&lt;/p&gt;
&lt;p&gt;Jerry Nelson said, "The greatest misconception about Green building is the cost.&amp;nbsp; The real expense is in the pre-construction planning with architects to make green systems integral with the building."&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On average, an upfront investment of 2% in green building design results in saving more than ten times the initial investment in the life-cycle of total construction costs.&amp;nbsp;&amp;nbsp; In addition, the cost of building green falls into the same percentile of costs for building outside of green standards.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Jerry Nelson cautions, "Putting a solar panel on house is not really "green" construction.&amp;nbsp; Green construction is integrating a sustainable system to provide proper air quality and lower energy costs. The end result is that the whole house is a system-a living thing."&amp;nbsp;&amp;nbsp; However, changing one dynamic can affect many features in a home.&amp;nbsp; For example, installing energy efficient windows reduces cooling costs and sun damage to interiors while adding needed light and protecting the building from hurricane winds.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Nelson believes buyers need more motivations to go Green.&amp;nbsp; He adds, "As incentives go, there is no question as to compensation when using LEED's home standards.&amp;nbsp; A LEED certified building or residence is considered to comprise the most comprehensive Green system, integrating&amp;nbsp; energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.&amp;nbsp; In other words, using LEED construction lowers an individual's "carbon footprint" in his environment.&amp;nbsp; Visit &lt;a href="http://www.usgbc.com"&gt;www.usgbc.com&lt;/a&gt; for more information on this excellent program.&lt;/p&gt;

      <title>JULIE'S NOVEMBER REAL ESTATE REPORT: The Good, The Bad, The Ugly</title>
      <description>&lt;p&gt;&amp;nbsp;The Fort Lauderdale International Boat Show kicked off the main selling season for real estate here in South Florida.&amp;nbsp; As temperatures start to drop in the Northern States and overseas, potential buyer's attention turns to the Sunshine State.&amp;nbsp; Low prices and high inventory are a major attraction this year. &amp;nbsp;&amp;nbsp;As November sets in and the holiday season approaches, here is the latest news from the trenches of the luxury real estate market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The Good&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;middot;&amp;nbsp;The Fed again pledges to hold rates at record-lows for an extended period, signaling that the weak economy remains dependent on government assistance to grow.&amp;nbsp;Most analysts do not think that the Fed will begin to boost rates again until next spring or summer.&lt;/p&gt;
&lt;p&gt;&amp;middot; &amp;nbsp;The Central Bank hopes low rates will encourage consumers and businesses to boost spending and invigorate the economy.&amp;nbsp; The Fed signaled that it can continue to hold rates because inflation is all but nonexistent.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp; The economy began growing again last quarter for the first time in more than a year.&amp;nbsp; However, much of that growth was from Government support spending on homes and cars.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;The Florida Realtors statistics show sales of existing single family homes rose 33% in the third quarter of 2009 versus 2008--marking the fifth consecutive quarter that Florida has seen higher existing year-to-year sales.&amp;nbsp; Statewide sales of existing condominiums in the third quarter rose 56% versus 2008, marking the fourth consecutive quarter.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;The general view is that Florida will rebound because the sun shines every day and there are lots of advantages to living here.&amp;nbsp; Foreign investors see this too and believe that prospects are good for long term investments.&amp;nbsp; This month Julie has seen buyers from Russia, Canada and Europe.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;The first-time buyer tax credit has been extended which favors the under $1M market.&amp;nbsp; However, any boost to buyer confidence will impact on the sales of luxury real estate over time.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;Investors are very slowly and cautiously returning to Florida, they are looking for the ultimate bargains and always make low offers, often with equally low deposits.&amp;nbsp; However, Julie welcomes the activity on her inventory and encourages all buyers to counter offers which have to "start somewhere".&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;The quality of buyers has improved since the summer time. Buyers are more serious and are coming back for a second look (often resurfacing after cooling off for many months).&amp;nbsp; The Internet provides such a wealth of knowledge that these buyers are very well educated as to market values and opportunities.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Julie is talking to a number of buyers who are considering listing in the New Year after all of the holiday activities.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Social media continues to grow in popularity with Zillow, Trulia, Inman and the new Blockshopper program providing additional exposure for Julie's listings and widening the Internet "net" both nationally and internationally.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Brian Radeer has joined Julie's team as a buyer specialist and brings extensive experience of the oceanfront condominium market, in particular.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Julie and the team has $8M in pending sales for November and looks forward to a strong end to 2009.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The Bad&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;middot;&amp;nbsp; Fed Chairman, Ben Bernanke, cautions that rising joblessness and tight credit for many people and companies could restrain the rebound in the months ahead, with economic activity likely to remain weak for a time.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;As with all past economic rebounds, the recovery will not stop the unemployment rate from rising.&amp;nbsp; The jobless rate could rise as high as 10.5% before declining.&amp;nbsp; The delicate balance between boosting interest rates and removing government support too soon could damage the recovery. On the other hand, maintaining low rates and keeping support for too long could fuel inflation.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;The Fed continues to caution that the tepid recovery has begun but gains are small or scattered.&amp;nbsp; Predictions for Florida are that the holiday outlook is weak with home sales rebounding at a slower pace.&amp;nbsp; Although layoffs eased, firms are waiting for a surge in sales before hiring.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The Ugly&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;middot;&amp;nbsp; South Florida buyers are increasingly leery about Chinese Drywall.&amp;nbsp; An extreme example is ruling out entire communities or residences built within the past seven years.&amp;nbsp; As many as 100,000 homes in the US, including 36,000 in Florida could have the imported wallboard which is thought to corrode wiring, cooper pipes, appliances and give off the "rotten egg" odor.&amp;nbsp; In the worst case, homeowners report nosebleeds and respiratory problems. However, this is denied by State and Federal officials who have yet to make this link.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Under Florida law, sellers and their real estate agents must disclose any known material defect or condition which would affect the value of a property.&amp;nbsp; To this end the Florida Association of Realtors has added a disclosure form for Chinese drywall, but there is no state law requiring the use of this document.&lt;/p&gt;
&lt;p&gt;&amp;middot;&amp;nbsp;&amp;nbsp;Massive amounts of foreclosures continue to clog the county's civil courts. To put this in perspective 135,000 foreclosures could be filed in Miami-Dade, Broward and Monroe this year compared to 17,500 in 2006.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The overall message is this &amp;lsquo;THERE IS ONLY ONE WAY TO ENTICE THE BUYER .... THAT IS WITH PRICE'.&amp;nbsp;&amp;nbsp; Julie will be contacting all of the sellers that she works with to encourage them to continue price adjustments in order to maximize the opportunity of a sale this season. &amp;nbsp;&amp;nbsp;As always Julie and her team welcomes comments and questions on any aspect of the luxury real estate market in Fort Lauderdale.&lt;/p&gt;</description>
