The last time I spoke about how the innovation of technology changes the real estate industry.  Many of my
colleagues like myself prefer to work at home to avoid small talk with our fellow agents.  It is not that we are not enjoying them, but we spend too much time talking instead of lead generate.   This new approach tends to be more productive and changes the notion of giant offices, which we no longer need.  It is true that we need to create professional environment for our clients, but we feel that the office setting can be too constraint.   We prefer … (4 comments)

Service all customers that come your way is an important part of the business. Clients want to know that they have someone who can answers their questions and follow through with them in a timely manner.  It becomes part of our culture in our team.  It is not always easy to call a seller when a property is not moving, but we find that it is hard to ask for an extension when we barely talk with the seller during the listing period.

The innovation of new technology has made it so convenient for agents to work right in their home office.  When I first started in the business, my broker recommended for me to be in the office 5 days a week to learn the business and do cold calling.  As my skills improve and cold calling became a thing in the past, I see less need for me to be in the office.    I quickly realize that I needed to be in the field either showing properties or prospecting for new business. As the market is slowing down, I have seen a number of agents put their phone number in the marketing remark to generate more lead.  This seems to be a duty technique since these agents know that other agents set up their clients in the prospect management system for homes to automatically go to them.   Is this ethical or not?

Is the real estate market is down?  It is important to determine what is the most important for your sellers.  I often ask my sellers to think about two things: pricing and timing.  A home that is priced right will move in any market condition because it will attract more buyers.  However, a seller who is not ready to sell will choose price.  Now, what about someone who bought a home overprice, does not person has to think about these things?
