What is EMD?          EMD is the upfront stated monies that a buyer proposes to pay upon an accepted and fully executed purchase agreement to show good faith that the buyer has earnest and good intentions to fulfill the terms of the purchase agreement.
If I do fulfill the terms of my agreement, do I lose or keep my EMD?     Your EMD will be credited to the purchase of the home/closing costs/loan down payment.  This means that you do not lose it....you keep it.

Your loan may require updating and re-approval prior to closing.  Any change in your employment, income, credit, credit history, and/assets may affect your approval status.
BEFORE PURCHASING and CLOSING ON YOUR NEW HOME
 
DO continue to make payments on time on your auto, credit cards, etc.  This will help keep your credit in good standing.
DO maintain a paper trail.  Document and explain any large or excessive deposits to your accounts (checking, savings, stock, etc.).  the lender needs to know where the money came from.

Great News regarding the Home Buyer Tax Credit  
Good News!  Congress has just passed legislation that extends the Federal homebuyer tax credit closing deadline from June 30 to Sept. 30. This bill has been sent to the White House for the President's signature.

FRIPTA-Foreign Investment In Real Property Tax Act
 
Buyers for investment, second homes, and primary resident needs to be aware of the tax treatment of a purchase from a foreign "person" whom is an alien individual (non-citizen) whom does not reside in the United States or a foreign corporation organized under the laws of a foreign country.
 
If the foreign seller does not pay to the IRS the 10% of the amount realized on the sale of his real estate, then the buyer must pay this 10% to the IRS!!!!!
