Positioning vs. Pricing for Today’s Market… Or Getting Ahead Of the Pack - 01/16/07 04:53 PM
When it comes to evaluating a property and pricing a home properly how often do you look at how your seller will be positioned for competitive properties?  I've been guilty of this myself, pricing properties in the vicinity of others.  In today's market it's not enough to look at the comparables sales, while looking at the competition; it's about getting ahead of it, getting your sellers out in front.
Recently speaking with a seller about a potential price reduction she asked ‘How much of a price reduction do you think we need, $10,000 or more?" and "How do you think that … (7 comments)

TAKING A CLOSER LOOK... - 01/15/07 09:20 PM
For today's savvy buyers:                                                                         As a savvy buyer, your  home search may seem like an endless series of  critical, yet important decisions. When you find the right home, hiring a home inspector to educate you about the condition of your new home is commonplace and a wise decision. Even when buying a newly constructed home, the additional peace of mind that a professional home inspection offers, can be  invaluable.
At Preferred Home Brokers, we strongly recommend an inspection contingency be included in your purchase agreement.  Most inspections are completed by an independent third party (of the buyer's choice) who provides a written report on the findings.  … (1 comments)

Brea's the Place to Be! - 01/14/07 02:15 AM
Some of Lynda Eisenmann's observations of the wonderful City of Brea, Orange County, CA
Brea's the place for people of all ages. The outstanding community center is an outstanding resource center for our youth, families, seniors and singles. The after school program is perfect for a supervised positive experience. You can find something for everyone here. Summer concerts in the park and the annual Brea Fest are great fun. Brea's the place with a strong economic base. City residents enjoy a high level of public services rarely found in a community of 39,000. The strong commercial & industrial sectors provide employment opportunities … (1 comments)

Brea's Housing Market - 01/14/07 01:37 AM
BREA CA 92821, 92823 ~ Real Estate Market Report As of January 2007
Brea is such a great place to call home. As you know our community of Brea is like many others who are beginning to feel the impact of the slow down in the real estate market. While our area remains desirable, we are not immune to the downturns.
Home values in Brea are a little above the mid-range for the County of Orange.  Supply vs. demand varies fairly consistently with surrounding OC communities.  During the low inventory market of 2004-2005 at times our inventory dropped to a low of 29 … (0 comments)

Is there a value for professional real estate designations…or is it just an alphabet soup of initials? - 01/09/07 09:48 PM
Like most professions with credentials, designations, etc. the real estate professional has a long list of "certified, accredited and graduate" credentials.  If you find this confusing, imagine how mind-boggling it can be for member of the public.
First things first, we often refer to each other as agents.  While that's true, many of us are also Realtors.  Generally speaking if you're an agent, you are licensed by your individual state.  Realtors are agents, yet not allagents are Realtors. The term Realtor® is a nationally registered trademark and always capitalized when used.  Only those who are members of NAR, (National Association of REALTORS) are … (6 comments)
