Whether you're a home buyer or a home seller, from my perspective there are things you want to know about a home inspection. While I know this goes against the grain of many real estate professionals, I'm a proponent of buyers being present during the inspection. Meaning if you're the home buyer, being present for the inspection will (from my experience) give you a better understanding of the home you're buying. I've yet to meet an inspector who didn't pass along to buyers a few tips, knowledge and know-how during the inspection process.

Brea, California is a great place to call home. Located in Northern Orange County the City of Brea is very well located, it's also adjacent to Los Angeles Co. to the north/west and borders San Bernardino Co. to the north/east. You can see from the photo, our city is flanked by the local Puente Hills to the north with views to the snow capped San Bernardino Mountains in distance. Brea is a community known for excellence in education, the Brea-Olinda School District consistently ranks tops in the County of Orange and the Brea Mall is a local favorite for many surrounding community residents.

Home sales in La Mirada include a substantial number of short sales and some foreclosures, yet not unlike many Southland communities. The City of La Mirada is located in Eastern Los Angeles County and borders Orange County to the East. That's right, we love our new location at Preferred Home Brokers! We moved almost thirty days ago and despite the fact I'm still working on a folding table (in my office) among a few boxes here and there, it's beginning to feel like home. Moving a business can be somewhat like moving into a new house, it's taking a little time to become adjusted and meeting the new neighbors. La Mirada home sales moving up for February 2010. La Mirada is in the "burbs" of in Eastern Los Angeles County.The OC is right next door to the east. These photos are from a trip I took with friends last fall. During our sightseeing we stumbled across Hunter Valley Gardens, it's about 2 hours outside of Sydney, Australia. Since is was near the end of the day and we thought we'd like it so much, we returned early the next day to explore. As it turned out, it was one of the real highlights of our trip. Brea, CA Real Estate Sales Report ~ Brea housing inventory remains low compared to earlier this year. Our inventory continued to decline somewhat from the last few months and is down about 45% from the first of the year. Brea Single Family Homes for December 2009:
52 re-sale homes were for sale,as compared to 61/53/50/59/56/67/81/65/94/ respectively for the past few months. 22 pending sales & back-ups, compared to 20/21/28/42/33/20/23/18/15/24/20/16 in prior months. 17 homes closed in Dec. as compared to 29/33/23/20/22/15/24/29/12/13/20/11/28/30 respectively in the prior 12 months. It was a sunny warm day, and great day to celebrate America's 232ndbirthday in SoCal. My day began early at our BreaCounty Fair on Brea Blvd. It's held annually at our City Hall Park, I've written on this special place previously. The country fair is typical of other home town celebrations complete with entertainment, games, food booths and swimming in Brea's famous plunge. The antique car collection seems fitting with the ears of this great place. From there I moved on met friends and fellow Rainer Marlene Bridgesat the beach. Last night I met a few friends and fellow Rainer Marlene Bridges for a guilt-free dinner at Brea's Fitness Grill. I say guilt-free because diners have the opportunity to make informed decisions based on the carbs ~ fat ~ and protein ~ listed for each dish on the menu.
