WOW is all I can say I was out on my 5 mile walk a day.  YES you read that correctly 5 to 7 miles a day !

Fields and trail located Las Colinas, TX  behind the Equestrain Center, on Polo fields looked up saw this enormous burst of color from the sky experiencing a moment in time, watching color roll through clouds and take a life of it's own on. How many SHOPPING days before Christmas?  I am rethinking new way shop make a contribution to many families in need.

We hear many families are selling their personal items just survive, pay utility bill, or just have food on the table.

This year I will shop for Christmas searching on Craig's list OR goodwill location of stores who support shelters where I can make a contribution back to many families, Yes the items may not be new I intend include a note in my recipients gift(s) purchased from a family in need of money.

YES... retailers need us purchase however this year I will support many families in need of money.

A personal friend of mine not seen over past year it was her birthday my chance take her out enjoy conversation.

I asked update me knowing she is part of economy lost her professional position, and currently interviewing. 

HOPE following will assist IF know of others in your life or family:

CONVERSATION HIGHLIGHTS

1. She stated extremely difficult ....how she walks to grocery store pick up items she can carry home
   
2. Although she owns a car ....gas is an expense. 
   
3. She disconnected TV cable
4. Only showers approximately 3 - 4 times a week reduce water bill.
   
5. Laundry is placed outside to dry, conserve on electric bill.




6. She can't afford to go out with friends for dinner, coffee, only means socialize via email, phone, everything cost money.

HOWEVER SHE DID GO OUT ONE TIME A WEEK

1. She selected Wednesday service local church

4. Feeling lonely and isolated since she can't afford to go out, church was her only option at least socialize with others.

When you depart company or a professional practice do you notify all your clients, associates, vendors, other friendship you established during your journey of the decision.

Shame and extremely disappointing after research and investigation via State license published list we determine our preferred inspector is no longer practicing.

Myself and team always happy to see him when our clients selected his services due extreme professionalism.  Years of an established professional friendship AND I noticed our home buyers 2009 would make comments "...attempts contact him with no response..."

We even sent e & voice mails ...no response

CLOSING STATEMENT:  Best always keep the door open, one never knows I am unconfirmed if we would place him on our preferred vendor list if he would return to real estate practice.

I have noticed lately Buyers agents have an executed contract HOWEVER believe they can show up closing collect their check.

An executed sales agreement in State of Texas we have many steps must be followed by buyers agent through closing. 

EXAMPLES:

1. Option period coordination of all professionals from inspections, loan officers, title company, buyer, home warrantly, appraisal, survey, insurance, completion of repairs, walk through
   
2. Submitting repair request during option period upon completion of inspection
   
3. Lender approval per terms of 3rd party financing amendment 

Listing Agent SHOULD NOT be required police buyers agent responsibilities remind realtor obligated time periods of a contract.

Buyers agents and Listing agents

are conductor of an orchestra through day of closing

all parties must play in concert together

Real Estate Agents DON'T need to police other professionals job responsibilities

BACKGROUND:

a)  I am buyer's agent

b)  Pre - approval letter from national bank AND lender

c)  Loan officer does not take calls ... DO WHAT !

d)  Loan processor communicates only... DO WHAT !

e)  I continually kept asking with concerns if buyer was qualified for loan following up on executed sales agreement

I was suspicious of problems based on number of reasons ! Buyer NEVER BEEN QUALIFIED

f)  Loan processor no problem we will meet close date

g)  10/29/2009 ~ I receive a call 4:30 pm stating buyer can't qualify for loan with their bank

h)  CLOSE DATE:  10/30/09 9 am

i)  Loan processor stated to buyer that she would never qualify for a loan ... DO WHAT

j)  Buyer History:  $100K per year, 690 mid score, 3.5% down payment

m) I am a Realtor and loan officer I can't instruct my buyers where "shop for a loan" GUESS WHAT buyer can qualify with my list 75 lenders we close in 10 days.

CLOSING STATEMENT:  All parties listing agent, seller, title company are out raged when they determined we all have been mislead by professionals you don't know OR issued statements qualifications of buyer

In future AND I normally do this 99.99% of time speak with loan officer ... this buyer an associate agreed moved forward

STOP  interview loan officer

determine if they have all required documents not limited to following list of items.

a) Loan application

b) W2

c)  Tax returns

d)  3.5% down payment in bank

e)  Verification of employment

f)  DOES BUYER fit lenders requirements for a loan

NOTE:  Some buyers may have exceptional scores, employment, tax returns HOWEVER based on how they are paid could not work within guidelines of lender

g) Have facts determine can buyer purchase a home render a letter of statement

Buyer is blessed I was able save the deal

without loss of

$2K earnest money, inspection, appraisal, option money spent.

Our buyer due to how they were paid of company car, expenses and etc. DID NOT work within guidelines of this national lender.
