Pinecrest Farmer's Market at the Pinecrest Gardens
What an absolutely gorgeous day for the opening of the Pinecrest Farmer's Market at the Pinecrest Gardens! I woke up and it was a breezy 52 degrees, and when I arrived at the Farmer's Market, it was 62 degrees. And the location has changed this year. The market is at the back of the parking lot, in the shade! And it's much larger. The Market Company has done a phenomenal job of creating a true farmer's market! You could be anywhere USA!

Pinecrest Sales Data for past 6 months.
It's that time of year for data for the last 6 months. Although it might seem that we have no seasons here in Pinecrest, our selling season is highest in the "Spring/Summer", which corresponds to typical selling seasons throughout the country.
You'll see the most homes sold in early Spring with a drop starting in September. We should see this drop continuing through January of 2011. The amount of sales this year is slightly down from last year. I believe this shows a stabilization of our marketplace. These graphs do not include any REO … (2 comments)

It's looking very good that The Village of Pinecrest will finally have a dog park. The Village of Palmetto Bay, a much younger municipality, has had a dog park for a couple of years now and it's a big draw for families with their kids and dogs. It's only appropieate that the residents of Pinecrest have one too.
On Sept. 14th, the Village Council will have its last meeting to discuss the issue. The park would be located at Veterans Wayside Park on US 1. I think it's a perfect location for a dog park.

Yesterday we went to the Coldwell Banker Preview's Symposium, which is a training program for Realtors who have a "Previews" designation. This designation is for Coldwell Banker agents who specialize in the luxury marketplace and we are then considered "Certified Luxury home Marketing Agents".
As a Previews agent, we are specialists trained in marketing luxury homes and are uniquely qualified to represent a luxury seller's interests. We are required to attend a Preview's Symposium at least once every two years, although Coldwell Banker has frequent programs for us to continue to educate ourselves on how best to market luxury properties. pinecrest: Congress extends homebuyer tax credit and flood insurance - 07/01/10 10:17 AM
The U.S. Senate passed two bills last evening previously passed by the House. Both bills still need President Obama's signature to become law, but that's expected to happen quickly.Homebuyer tax credit The Senate passed HR 5623, which extends the mandatory closing date to qualify for the homebuyer tax credit. The contract deadline does not change - homebuyers must have a contract signed by April 30, 2010 (an exception for active duty military) - but the previous closing deadline of June 30, 2010, has been extended to Sept. 30, 2010. As we are reaching the end of May when I write this, I thought it was a good time to give an update on the Pinecrest Market from the beginning of the year.
 East of Ludlam:
Active Properties:
There are currently 89 homes for sale. 36 at $2,000,000 or higher, 32 homes are priced from $1,000,000 to $1,999,000 and 21 are below $1,000,000.
 Pending Sales:
There are 16 homes under contract, 5 which are short sales and 1 is a foreclosure.
 Closed Sales:

Coldwell Banker's regional V.P., Charles Richardson sent all his agents a great message yesterday that I would like to share with you.
 Although there is still plenty of challenge remaining in the Miami housing market, sales are up a whopping 62% in the first 8 months of this year, compared with the same time last year! Interest rates remain steady and inventory is down. There are currently 34% less homes on the market right now from the same time last year. Here is the July 2009 market report for Pinecrest, Florida.  
Inventory is down and the market seems to be improving.  Pinecrest is  showing an 18 month supply of inventory this month compared to over a 23 month supply a couple of months ago. We're seeing many overpriced homes coming down in price, and many newly listed well priced homes, selling quickly. Buyers are out there, and picking up what they perceive as good values.
There are 218 homes for sale in Pinecrest, 38 homes pending sale and 13 homes closed in July.

Click to see what your Pinecrest Home is Worth!  The quantity of homes for sale is relatively unchanged, the quantity of sold homes is down 44%, while the number of pending homes is up 35% from same time last year. The rise in pending home sales indicates that buyers are buying again and that sales will be up when these homes sell.

Mortgage rates are slightly up this week, to 5.15%. Freddie Mac chief economist Frank Nothaft said mortgage rates followed a rise in bond yields after the Commerce Department reported that gross domestic product plunged in the fourth quarter of 2008 at an annual rate of 6.2 percent, the worst showing in a quarter-century.

A truly wonderful winter tradition in Pinecrest is the Pinecrest Gardner’s Farmers Market located at 8287 SW 124 Street.  It has grown substantially through the years and now fills the entire parking lot of Gardner’s Market. I believe the Farmers Market is now organized by the Market Company, which is a  special events and farmers market production company. If this is so, it was a terrific addition. Open every Sunday through mid-April, a variety of venders sell vegetables, fruits, plants, orchids, oils, herbs, jams, salsas and baked goods. At my office meeting 2 days ago at Coldwell Banker in Pinecrest, the most astonishing news was made perfectly clear.
Effective January 1, 2009, new homeowners seeking insurance for homes with a replacement cost value at $750,000 or more, located in the "wind-borne debris region," will be required to have all openings outfitted with shutters or opening protections to be eligible for coverage from Citizens. Also, if you want to renew with current wind storm policy with Citizens, you will also be required to meet these requirements by your policy renewal date, or no later than June 30, 2009.
