broward county: Condo Assoc Fees stay after Foreclosure - 04/26/08 11:02 PM
In a recent Short Sale negotiation with an Attorney for the Condo Association for my Seller, I was informed of a new law here in Florida that passed in the latter part of 2007 that indicates Past due Condo Association fees no longer drop off with a Foreclosure but they attach to the condo and must be paid by the new owner (the Bank/Lender). Having to negotiate to lower the Assoc fees in order to get the short sale approved, this new law, if true, just made my job a bit more difficult when trying to get the fees reduced to get a short sale … (79 comments)

broward county: TELL US WHY YOU DECIDED TO HELP HOMEOWNERS with short sales in foreclosures - 10/07/07 05:19 PM
Why I decided to help homeowners with short sales in foreclosures:
Not every Realtor has an interest in handling short sales and not every Realtor has the knowledge to handle a short sale and not every Realtor has the passion to handle a short sale.
A short sale involves a lot more work than a typical real estate transactionA short sale requires additional education to the standard real estate transactionA short sale requires being empathetic to the homeowners situationI chose to do it because I saw an area where I could truly make a difference in ones life. As a Realtor here in Coral … (16 comments)

broward county: A Sellers Expectation of a short sale property - 09/28/07 10:16 AM
Selling a home a as a short sale can allow a homeowner to escape Foreclosure and to get on with their life in hopes of rebuilding their life and their credit.
Sellers need to have a proven hardship and they themselves need to be able to put it in writing haven been written to have a dramatic effect on the person reading the letter and it must be true. The sellers hardship will need to be backed up by documentation of hardship plus financial statements provided such as tax returns and bank statements, etc. If the seller simply wants to move because he/she … (8 comments)

broward county: Did you know this about the 1099-C and cancellation of debt???? - 09/20/07 05:25 PM
I'm being informed from a National Real Estate Training Institution on Short Sales about the following news. I'm certainly agreeing that this is a real WOW.  The IRS issued a news release on Sept 17, 2007 in an attempt to clarify the 1099-C in regards to foreclosures.
This will show you how the IRS determines your potential liability in a short sale or a foreclosure.
How to figure cancellation of debt income
1. Enter the total amount of the debt cancelled/forgiven.                                             ____________________
2. Enter the fair market value of the property from Form 1099-C, box 7.                        ____________________
3. Subtract line 2 from line 1. If less … (20 comments)

Purchasing a home that is being sold by the seller as a short sale can provide a buyer with a wonderful opportunity but keep in mind these things:
The short sale properties quite often are priced below market value. The seller is a distressed homeowner and will not have any money to contribute to closing, repairs, etc. And the lender does not allow the seller to have any money to contribute.  With this in mind, buyers cannot … (15 comments)

Wow, so much is going in with the American dream of homeownership.  Are we going back to the days of saving to afford a home? Yes, it looks like we are going to have to save to afford a home.  Perhaps we should have never left that era of saving. Were you taught to save for the things you desired or simple put it on credit? We'd better teach our children to save. Had we not left the saving era, we as a nation would probably be in a much better position today,
Foreclosures are at all time highs, lenders are going … (0 comments)

broward county: How do you avoid foreclosure? - 08/16/07 11:41 AM
With pre-foreclosures on the rise in the nation and here in South Florida you're probably wondering what are your options to avoid foreclosure.  First and foremost, DO NOT IGNORE YOUR SITUATION as you do have some options.  You need to stay in touch with your lender no matter how hard it may seem. Depending on your situation your lender may be able to work out a plan with you to get you back on track.  If that avenue fails, you might be a candidate for a short sale. As a Realtor who is consulting in Short Sales, I'd be able to … (0 comments)

broward county: What will help me sell my home? - 08/13/07 02:17 PM
There are a great number of homes for sale here in Coral Springs Florida, so what can you, as a seller, do to help get your home sold to make it have an edge? Believe it or not, there are some things you can do to move it along.  Consider these:
It starts at the curb - make sure your home yells for buyers to want to come in; clean front door, manicured and mulched yard, a touch of floral color...add a pot of flowers if needed, clean driveway and walkway, trashed picked up and hidden and clean exterior walls...freshly painted if in … (0 comments)

Strolling down the blog avenue of Real Estate here in Coral Springs, Florida I thought I would talk about what clients expect  from their Realtors.  Don't settle for less today. If I were a client I'd want attentiveness, communication, loyalty, top notch marketing, dedication and  a strong work ethic and of course skill in getting their home sold or in finding them their perfect home.  Why would you settle for anything less? I will always remember that the client comes first.  It has to be a Win - Win for all and that can be accomplished with a little hard work.  We just need to let our … (2 comments)
