Why Short Sales fail or better yet Why Short Sales succeed?!
I'm always hearing or reading about failing Short Sales. I don't know about you but I like to view the glass as half full and not half empty.
 
Sure there are reasons why a Short Sale can fail yet isn't it better to inform Sellers, Buyers and Agents that Short Sales can succeed. This puts the Short Sale in a whole different mindset which is one of winning and not losing.

What happens when you receive a Buyer's offer for a home listed as a Short Sale and initially the Lender says "NO"? If I'm representing that Seller, the offer that has been submitted is an offer that I can support, believe in and I will fight for its approval. This case story has topped my experiences of drama for a distressed Sellers property here in South Florida. And the fight goes way beyond that first "No".

Some will claim that they can put a value on a property within 15 minutes, some take a few hours and some know right away. I'm floored with the last one who claims to know right away.

I ran into this today when I followed up on a Short Sale package that I submitted to a Lender and 1 minute into the call they came back at me that my offer will never work because they value the property at twice as much - Gosh, how did they do that? Wow, they're fast!

I received a call today from a Realtor showing one of my Listings: ".....I couldn't show your listing today because when I got there the key wasn't in the lock box..." WHAT?  It was there for the last Realtor, or was it?

I just closed on a HUD approved Short Sale. As part of its Pre Foreclosure Sale program, Sellers are entitled to an incentive to avoid foreclosure.

The max that they could have received was $750 as an incentive. However, there were costs on the settlement statement that weren't allowed totaling $570 so this reduced their max of $750 to $180. But, by all means, a distressed Seller definitely would be pleased to get a check at closing for $180. Especially when just a few days ago they had a baby. Most often we hear of difficulty in gaining a Short Sale approval from a Seller's Lender. That isn't the case for me as I've been very fortunate in getting my Short Sales approved; all of them. In fact, I'm working on one that has had the same One Buyer and has been approved two times and now I'm working on getting it approved for a third time. Yep, you heard correctly! Post after post, comment after comment throws a Short Sale transaction in the trash. Oh, I get so frustrated!.....as it just isn't so. They're here, there now and they're closing!
